Views from the open plan upstairs living, dining and kitchen areas are to be enjoyed all year round and lead to a spacious balcony perfect for entertaining. On this level are three bedrooms, a sun room with day bed and two bathrooms.
Watch a classic or something new on Netflix on the large projector tv in the media room which has comfortable couches and pool table. Sliding doors open onto the undercover courtyard which is perfect for the summer BBQ's around the sparkling in-ground pool.
This is the perfect family holiday home where direct access to the surf patrolled Jones Beach is across the road and the children's play park is just a stroll away.
Outside pets are welcome. The southern end of Jones Beach opposite is an off-leash dog friendly beach so you're furry friend can also enjoy the sand and sea.

Something a little faster paced, Kiama is only a 5 km drive away, here you will find endless options for restaurants and cafes. Kiama is also known for the variety of retail shopping, markets and the famous 'Blow Hole'. We recommend a visit to Sincerely Summer, Beachside Emporium, Deer Willow and Bombo Clothing.
The Kiama Coastal Walk, which stretches across the entire Kiama region, passes through Kiama Downs and right past Isthmus on North Kiama Drive. This pathway can be taken to explore what Kiama Downs has to offer. You can walk or ride north to the Minnamurra River or south to the 'Boneyard' a popular and secluded swimming spot. Those even more adventurous can continue the walk into the Kiama township via Bombo Beach.
A short walk or drive away is the quaint Minnamurra village - home to the popular Minnamurra River where you can go fishing, kayaking, stand up paddle boarding, or visit the Minnamurra Caf - a locally owned and run caf famous for their coffee. Or continue to Jamberoo where you can visit the famous Jamberoo Pub, go for a walk on the boardwalk at Minnamurra Rainforest or treat the kids to waterpark fun and mountain slides at Jamberoo Action Park.

This means guests have to be very mindful of noise made in or outside the property that can disrupt neighbours at any time of the day. If you or any other guest receives a warning regarding excess noise or excess guests, you may be asked to leave the property immediately with no refund of monies. Noise audible outside the property is prohibited.
Privacy: This property is a holiday rental, it is not a principal place of residence and there are no shared rooms. Enjoy your time in comfort and privacy. Terms and Conditions: Detailed T&Cs apply for this property and payment warrants your agreement and that of all other guests staying at the property with you. Please share the T&Cs with your other guests.
Check-in and -out Times: During the busy months of December and January, the check-in time is 4 pm to facilitate peak back-to-back changeovers. Our standard check-in time is 3 pm and check-out time is 10 am. We offer a complimentary early check-in or late check-out time as a gesture of goodwill where booking and housekeeping schedules allow. Note that due to demand and housekeeping pressures, no early check-ins or late check-outs will be granted during the months of December and January. The safest way to secure an early check-in or later check-out is to book the property for an extra night. Contact us for a special rate for this extra night. All Sunday late check outs must be requested and approved prior to 5 pm on the Friday evening prior. All complimentary early check-ins or late check-outs must be confirmed in writing so that our housekeeping team are informed accordingly.
Guest Registration: Guest registration is mandatory for all bookings and replaces the need for a cash bond for short term bookings (up to 20 nights). It is essential for fraud prevention, damage claims, safety, and emergency purposes. The process varies depending on the online travel agent used. Direct bookings require the booker to upload a copy of their driver’s licence and credit card through our encrypted online process.
Additional Guests: The guest limits apply at all times during the booking. Any extra guests (this includes day visitors) above those that have been booked and paid for must be approved in writing prior to the stay. Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission. This is not possible at all properties.
No Extras: This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed. Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks.
EV Charging: For safety reasons and to comply with insurance requirements, guests are prohibited from charging electric vehicles at any property that does not have a dedicated EV charging station. Charging electric vehicles without proper infrastructure poses a fire hazard, and in the unfortunate event of an incident, insurance cover may be compromised, and the guest held liable. If in doubt, ask our team for the closest EV charging station.
Long Stay Discounts: Out of peak season stays of a week or more may qualify for a discount, please send us a message.

Security Deposit: For most bookings, completion of our registration process and a valid credit card with a $1000 available limit is sufficient for the security deposit. For medium-term bookings (21-40 nights) and long-term bookings (41-90 nights), a non-negotiable cash security deposit is required. This deposit, held in our Trust Account, is refunded after the departure inspection, with any damage or loss deducted. The minimum cash deposit is $2000, with higher amounts for larger or more expensive properties, or at the owner’s/agent’s discretion.
Peace of Mind: For your added security, this property is managed by a Licensed Real Estate Agent. We will never request payments be made to an overseas bank account and your money is held safely in our Trust Account until after your departure.

Loved spending 2 nights with my family who were visiting from overseas. The house is very well maintained. The pool, spa and pool table kept us entertained throughout the stay. The backyard with the lawn and the proximity to the pet friendly beach kept my dog very happy too. The house has an amazing selection of books for any avid readers. Overall we had a fantastic stay.

We had an enjoyable stay at Isthmus in Kiama Downs. The house is lovely, very spacious and comfortable for our group of 9 adults. Has a well stocked kitchen and good amenities. The ground floor entertainment area needs a bit of TLC - sofas and carpet needed a good clean and sanitation. The room has bad odour, we had to use some scented candles and lots of air freshener to mask the musky smell. Coffee table was dirty and work. Plus one of my friends had a skin allergy after seating on the sofa. Also lots of cobwebs in the pool area and balcony. The glass doors in the front balcony were very dusty but the cleaner was kind enough to wipe it for us when we requested a cleanup after we checked in. The timber floors on the second floor were sticky and we couldn’t find a floor mop to clean it. Location was very convenient just across Jones Beach, few mins walks to shops and cafes and 6 mins to Kiama. However, some construction in the area and neighbours are very close, we didn’t feel comfortable using the pool and spa. Overall we had a great time and I would have given it top marks if the house was a lot cleaner considering the high rates.

Lovely area and the house is in a great location close to everything. Was plenty of space for our family to spread out around the house and was great that property is pet friendly. There were some issues with the projector in entertainment room only working one night of our stay plus there were issues with BBQ and the dishwasher during our stay which should be addressed for future stays.

Terrific house for our party of 8. Area has some beautiful , easy walks and within an easy driving distance of all the major attractions. We loved it because the area is like a village rather than a high rise resort area. We had our dog with us and there’s an off leash area directly across the road. Sunrise on the front verandah for our early risers was just lovely. Would definitely stay again at this property.

Great location, lovely house, very roomy, fantastic aspect from the house to sit and chill out but also incredibly close to nice beach and walk to Minnamurra Headland. Good shops within easy walk. House well equipped for fun including the pool table and projector screen downstairs. Do be aware you are quite close to neighbours on the sides and back if that matters to you.

Lovely large house just across the road from the beach. No houses opposite. There is a step going up to the kitchen which you need to watch out for, it’s hard to see and a bit of a trip hazard. Otherwise a very nice place to spend the weekend.
