Take it easy at this unique and tranquil getaway on the Cacapon River just 2 hours from downtown DC. This newly remodeled private home is situated on 27 acres with 1200 feet of river front to explore. The home has 3 bedrooms, 2 full baths, living room, sunroom, stainless kitchen and a full length porch with outdoor dining for 10. Watch the bald eagles fly overhead or just listen to the music of the Cacapon run past your house. Our high speed WIFI makes it ideal for remote work.
We provide everything you need, including all linens, bath towels/hand towels/washcloths, extra ‘river’ towels, paper towels, toilet paper, fully equipped kitchen for the discerning chef including basic spices and sugar, shampoo/conditioner/body wash, hand soap, and dish soap/detergent.
In addition to the 3 bedrooms (2 with queens and 1 with 2 twins), there is a queen pull-out couch for an extra guest or two. Ascending the stairs from the driveway, you will immediately be able to take in the incredible river views from the deck that spans the entire front of the house.
Maximum of 2 dogs permitted for an additional fee
Guests can enjoy fishing, kayaking, swimming, and more just a few hundred feet from the front of the home! Or enjoy the river by just sitting on the edge of the river in the comfortable river chairs provided by River Perch.
As River Perch is near many national forests, national parks, and state parks, it makes a great starting point for exploring this part the Appalachian and Blue Ridge mountains. Shenandoah National Park (48 miles), Cacapon Resort State Park (26 miles), Lost River State Park (42 miles). Hiking in the George Washington National Forest or the Nature Conservancy's Ice Mountain are less than 20 minutes away.

Our German friends loved this house - the beautiful stretch of the Cacapon, the comfortable bedrooms and spacious living areas. The kitchen is well equipped and allowed them to prepare some Thanksgiving dishes as well as breakfast each day. Glenn was a terrific host and easy to communicate with throughout the stay. Thank you!
Lovely place. Kitchen was awesome, showers great, beds comfortable, location near hiking trails and on the river amazing. The front porch was an excellent place to relax. We loved it!
This property was the most wonderful “home-away-from-home.” The interior was flawlessly clean, welcoming, and had all the amenities and necessities a family (with two kids and two dogs) could need! The owners of the River Perch on the Cacapon were gracious hosts and went above and beyond to make our stay perfect. We truly felt comfortable and relaxed the whole time.
We had a wonderful 5-day getaway at the River Perch! The three kids spent hours on the river each day, we went tubing and kayaking, we got to see our dog enjoy her first real swims, and then we got to relax in the very cozy, very clean house with the beautiful front porch view of the Cacapon. Glenn made sure we had everything we needed throughout our stay and was incredibly friendly, helpful, and welcoming. Highly recommend this spot for a trip away!
The only thing that would make this property better would be a hot tub. The property was clean and comfortable. Great place situated right on the river.
The visit was amazing! Although we had high expectations based on previous reviews, we were not disappointed. The house is very modern and spacious. The deck and the view of the river can't be beat and we wouldn't change a thing. We also got to meet Glenn who was incredibly responsive. We'll definitely be back with more family.
We had a wonderful time staying at River Perch. The hosts are generous and the property is beautiful, comfortable and well-stocked, inside and out. We kayaked and enjoyed the river, hiked a nearby trail and enjoyed live music in town one evening.

Glenn, the host was truly the best. Accommodating in every way. The house was clean, spacious and located on a manicured lot. The view was awesome. Right on the river. We ate every meal on the outside covered deck. Every aspect of our stay was awesome. Our only regret was we had to leave. I can't say enough good things about this awesome property and host.
We absolutely loved the River Perch! The house was perfect and the location overlooking the river was amazing. Glenn was the best host. Our trip was short and sweet but he made sure we made the most of our time there. He recommended a wonderful hike, set us up for tubing, told us where to get the best burger (it was the best), and showed us a great spot for a sunset hike. It was an unforgettable trip. We loved it!
Well kept and maintained property. First time with a river view and we all liked it. Two things convey better than expected, seclusion in nature and picturesque.

This is absolutely the best rental we have experienced through VRBO so far. Mr Glenn was the best host and communication was prompt. The house is lovely and the river is even better. Our young ones had so much fun riding the available tubes down the river. Quiet and secluded but only minutes to town. We will definitely be returning.

I brought my kids and in-laws and the kids called it heaven ! They swam in the river and caught so much fish !!! Biscuit and Burgers is a must try ! The house and property is beautiful the best part is waking up to drink coffee and listen to the river and animals ! Definitely would love to to come back !!
Our stay at River Perch was fantastic!
It was a perfect retreat for us to watch the leaves fall and take in nature for a few days. The kitchen was gorgeous and very well stocked and WiFi/internet access was strong enough for us both to work remote with no issues.
Glenn went the extra mile, with recommendations to one of the best burgers in the DMV, firestarters and smores supplies for the firepit by the river, and literally when returning a few forgotten items left in the cabin.

We had an amazing short stay at River Perch. Glenn is an exceptional host and the home is perfectly appointed for a relaxing stay. The house is newly remodeled and they did an amazing job. The view of the river is stunning from both of the living areas and the deck is perfect. The kitchen has everything you need to cook and was very clean. The 3 bedrooms were set up wonderfully and there were plenty of towels (and beach towels!).
The river was so fun and a great spot for bird watching. We ate some s’mores down at the river over a fire which was a perfect end to an absolutely lovely stay.
Sits right in front of a beautiful river. So peaceful! Glenn was so great. He brought girls s’mores and us some fresh veggies from his garden. He sat down and talked with us and shared stories! The house is so nice and the porch is amazing! Highly recommend!
