GENERAL TERMS AND CONDITIONS
a) The parties hereby declare that the premises covered by this contract are being rented furnished on a seasonal basis. This lease does not pertain to premises rented for use as a primary residence or for mixed professional and primary residential use. Consequently, they agree that their respective rights and obligations shall be governed by the provisions of this contract, by the decree of December 28, 1976, as amended, and, failing that, by the provisions of the Civil Code.
b) Check-in times are normally scheduled between 4:00 p.m. and 7:00 p.m., except in the case of self-check-in via a key box.
Check-out time is 10:00 a.m.
c) Cancellation terms without cancellation insurance coverage through SAS AJILE.
Any cancellation must be notified by recorded delivery with return receipt requested addressed to the owner, and sent to:

1. Cancellation before arrival at the property
The deposit is retained by the owner.
a) If the cancellation occurs less than 30 days before the scheduled check-in date, the owner may retain the deposit and the balance of the total cost of the stay.
b) If the cancellation occurs more than 30 days before the scheduled check-in date, the owner may retain 50% of the balance due for the stay.
If the tenant does not check in within 24 hours of the arrival date specified in the contract, this contract becomes null and void, and the owner may make the accommodation available to others. The deposit and the balance of the rental fee will also be retained by the owner.
2. If the stay is cut short, for any reason whatsoever.
The rental fee will be retained by the owner. No refund will be issued.

1. What is covered?
Cancellation of the stay: reimbursement of deposits or any amount retained by the service provider in the event of complete cancellation of the rental due to:
• Illness, accident, or death, including COVID-19 coverage
• Other cancellation clauses.
Costs of trip interruption: reimbursement of unused ground services due to early return.
COVID-19 coverage in the event of illness or death
Late arrival of more than 24 hours
COVID-19 coverage in the event of illness or death
Civil liability of the renter, including liability for entrusted personal property
Sports equipment: rental of equipment in the event of breakage or theft of personal equipment

2. What is not covered?
Illness requiring psychiatric or psychotherapeutic treatment, including nervous breakdowns that did not require a minimum of 3 days of hospitalisation at the time of trip cancellation;
Complications arising from pregnancy occurring after the sixth month of pregnancy and, in all cases, pregnancy, voluntary termination of pregnancy, childbirth, in vitro fertilization, and their consequences
Illness or accident that was first diagnosed, relapsed, worsened, or resulted in hospitalisation between the date of purchase of the trip and the date the insurance policy was issued;
Strikes and actions by employees of the trip organiser and/or the policyholder, and/or those that began before the policy’s effective date or for which a public notice of intent had been issued prior to that date;
Any failure of any kind, including financial failure, on the part of your trip organiser or the carrier that makes it impossible to fulfil its contractual obligations.
d) The Tenant shall use the rented accommodation in a peaceful manner. The Tenant must avoid any noise likely to disturb the neighbors, particularly noise emitted by radios, televisions, and other devices. The Tenant shall comply with the maximum number of people allowed in the premises. If the number of people occupying the rental exceeds the number specified in the contract, a surcharge of €200 per person per NIGHT will be charged.
e) The Tenant shall maintain the rented property and return it in a clean condition and with all rental repairs completed at the end of the lease. All facilities are deemed to have been handed over to the Tenant in working order, and any complaints regarding them arising more than 24 hours after the Tenant takes possession of the premises will not be accepted. If applicable, the Landlord shall be entitled to charge the Tenant, upon departure, the cost of cleaning the rented premises and its equipment, the total replacement value of any objects, furnishings, or equipment that are broken, cracked, chipped, or damaged, as well as those showing wear and tear exceeding what is normal for the duration of the lease.
f) The Tenant may not bring any claim against the Landlord in the event of theft or damage to the rented premises.
g) The Landlord agrees to insure the dwelling against rental risks on behalf of the Tenant, who is obligated to report to the Landlord, within 24 hours, any incident occurring in the dwelling, its outbuildings, or accessories.
h) No later than upon moving into the premises, the Tenant shall pay the Landlord the security deposit intended to cover any damage and/or deterioration to the dwelling and the furniture and personal belongings within it caused by the Tenant, as well as the loss of keys or personal belongings. The security deposit will be returned to the Tenant within a maximum of one month after the Tenant’s departure, less, if applicable, any amounts covering damage to or deterioration of the dwelling and the furniture and items furnished therein caused by the Tenant, as well as the loss of keys or other items. The security deposit may be provided by submitting a signed check made out to the Landlord.
i) The Tenant may not refuse to allow the premises to be inspected when the landlord or his representative requests such an inspection.
j) This lease agreement is entered into intuitu personae for the sole benefit of the Tenant identified at the beginning of the agreement. Any assignment of this lease, any total or partial sublease, or any making available of the premises—even free of charge—is strictly prohibited. The Tenant may not allow a person outside their household to use the premises, even free of charge and/or on loan.
k) For the purposes of enforcing this agreement, the Landlord and the Tenant hereby elect domicile at their respective residences. However, in the event of a dispute, the court of the Landlord’s domicile shall have exclusive jurisdiction.
l) Pets are not allowed, unless prior consent is given (flat fee of €25 per stay)
m) No parties or gatherings.
n) Smoking is prohibited inside the house.
o) Tenants are not permitted in the utility room.
p) The landlord and the property management company assume no liability for accidents occurring in or around the house, garden, gate, or pool. Parents are fully responsible for their children’s safety in and around the pool.
