GENERAL CONDITIONS
a) The parties declare that the premises covered by this contract are rented furnished on a seasonal basis. This lease does not concern premises rented for use as a main residence or mixed professional use and as a main residence. Consequently, they agree that their respective rights and obligations will be governed by the provisions of this contract, by the decree of 28 December 1976 as amended and, failing that, by the provisions of the Civil Code.
b) Arrival times are normally scheduled between 4 p.m. and 7 p.m., except in the case of arrival in a key box.
Departure times are scheduled for 10 a.m.
c) Cancellation conditions without subscribing to cancellation insurance, with SAS AJILE.
Any cancellation must be notified by registered letter with acknowledgement of receipt in the name of the owner, and addressed to:

1. Cancellation before arrival at the premises
The deposit remains with the owner.
a) if the cancellation is made less than 30 days before the scheduled date of arrival at the premises, the owner may keep the deposit and the balance of the amount of the stay.
b) if the cancellation is made more than 30 days before the scheduled date of arrival in the premises, the owner may keep 50% of the balance of the amount of the stay.
If the tenant does not respond within 24 hours of the arrival date indicated on the contract, this contract becomes null and void and the owner can dispose of his accommodation. The deposit as well as the balance of the rental also remain with the owner.
2. If the stay is shortened, for whatever reason.
The rental price remains with the owner. No refund will be made.

1. What is insured?
Cancellation of stay: refund of deposits or any amount retained by the service provider in the event of complete cancellation of the rental due to:
• Illness, accident or death including covid extension
• Other cancellation clauses.
Costs of interruption of stay: reimbursement of unused land services of early return.
Covid extension in the event of illness or death
Late arrival of more than 24 hours
Covid extension in the event of illness and death
Tenant's civil liability including civil liability for the movable property entrusted
Sports equipment: rental of equipment in the event of damage or theft of personal equipment

2. What is not insured?
Illness requiring psychological or psychotherapeutic treatment, including nervous breakdowns that did not require hospitalisation for at least 3 days at the time of cancellation of the trip;
Complications due to pregnancy occurring after the 6th month of pregnancy and in all cases, pregnancy, voluntary termination of pregnancy, childbirth, in vitro fertilization and their consequences
Illness or accident that was the subject of an initial diagnosis, relapse, aggravation or hospitalisation between the date of purchase of the trip and the date of subscription of the insurance contract;
Strikes and actions by employees of the tour operator and/or the member, and/or that began before the effective date of the contract or for which a notice, made public, had been filed before this date;
Failure of any kind, including financial, of the organiser of your trip or of the carrier making it impossible to perform its contractual obligations.
d) The Tenant will use the rented accommodation peacefully. The Tenant must avoid any noise likely to disturb the neighbours, in particular those emitted by radio, television and other devices. The Tenant must respect the maximum number of people who can enter the premises. In the event that the number of people enjoying the rental is greater than the number indicated in the contract, an additional 200€/person/NIGHT will be requested.
e) The Tenant will maintain the rented accommodation and return it in a good state of cleanliness and rental repairs at the end of the contract. All installations are deemed to have been returned to the Tenant in working order and any claim concerning them occurring more than 24 hours after the entry into use of the premises will not be accepted. If applicable, the Lessor shall be entitled to claim from the Lessee on departure the price of cleaning the rented premises and its equipment, the total value of the replacement price of broken, cracked, chipped or deteriorated objects, furniture or equipment and those whose wear and tear exceeds normal for the duration of the rental.
f) The Lessee may not exercise any recourse against the Lessor in the event of theft and damage to the rented premises.
g) The Lessor undertakes to insure the accommodation against rental risks on behalf of the Tenant, the latter having the obligation to report to him, within 24 hours, any damage that has occurred in the accommodation, its outbuildings or accessories.
h) At the latest upon entering the premises, the Tenant will remit to the Landlord the amount of the security deposit intended to cover damage and/or deterioration of the accommodation and the furniture and objects in the accommodation caused by the Tenant, as well as the loss of keys or objects. The security deposit will be returned to the Tenant within a maximum period of one month after his departure, less any sums covering damage and/or deterioration of the accommodation and the furniture and objects in the accommodation caused by the Tenant, as well as the loss of keys or objects. The security deposit may be constituted by the delivery of a cheque signed to the order of the Lessor.
i) The Tenant may not object to the visit of the premises, when the Owner or his representative so requests.
j) This rental contract is concluded intuitu personae for the sole benefit of the Tenant identified at the beginning of the contract. Any assignment of this lease, any total or partial subletting, any provision - even free of charge - is strictly prohibited. The Tenant may not leave the use of the premises, even free of charge and/or by loan, to a person outside his household.
k) For the execution of these terms and conditions, the Lessor and the Tenant elect domicile in their respective domiciles. However, in the event of a dispute, the court of the Lessor's domicile will have sole jurisdiction.
l) Pets are not allowed, unless previously agreed (flat rate €25/stay)
m) No parties or parties.
n) The interior of the house is non-smoking.
o) The technical room is not allowed to tenants.
p) The landlord and the concierge service decline all responsibility in the event of an accident in and around the house, garden, gate and swimming pool. The responsibility of parents is full in and around the pool.
