The apartment is located in a residential area in Tregozzano, a picturesque Tuscan village just 7.4 km from Arezzo. The area has all the main amenities: bars, a pharmacy, restaurants, and supermarkets.



The apartment consists of a living room, kitchenette, two bedrooms, two bathrooms, three balconies, and a small garden.



The space

The 100-square-meter apartment is located on the mezzanine floor of a building WITHOUT an lift (access is via stairs).



PLEASE NOTE. The apartment is arranged on two levels connected by an internal staircase (please exercise extra caution if travelling with small children).

- LIVING ROOM with sofa, dining table/desk, TV, and access to the balcony;

- KITCHENETTE with gas stove, refrigerator, freezer, moka pot, dishwasher, kettle, oven, microwave, kitchen utensils, wine glasses, and access to the balcony and garden;

- BATHROOM I with shower, sink, and toilet;

- BALCONY furnished with a small table, chairs, and a canopy;

- SMALL PRIVATE GARDEN (accessible from the kitchenette balcony).



>UPPER LEVEL

- BEDROOM I with a double bed, closet, and access to the balcony;

- BEDROOM II with a double bed, closet, and access to the balcony;

- BATHROOM II with shower, sink, bidet, and toilet;

- TWO BALCONIES (accessible from the bedrooms).



ADDITIONAL AMENITIES AVAILABLE TO GUESTS: unlimited Wi-Fi, independent heating, two portable fans, washing machine (in the garage), hair dryer, clothesline, iron, and ironing board.

We need this procedure to verify your information and documents and to send the information to the “Alloggiati Web” police service, which is the Italian procedure for registering guests staying in Italy.

Turning the air conditioning and heating on and off is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013, and Ministerial Decree No. 383 of 6.10.2022).

Esummer: the average air temperature must not be lower than 26°C for all types of buildings.

In winter: the weighted average air temperature must not exceed 19°C. The period during which heating is permitted and the daily operating time depend on the climate zone defined by the regulations.

Arezzo Climate Zone E: 14 hours per day from October 15 to April 15.



Check-in will be via online self-check-in; completing registration is MANDATORY in order to receive instructions on how to retrieve your keys and gain access to the apartment.

Keys can be retrieved free of charge via the on-site smart lock.

In case of problems, telephone assistance will be available until 12 a.m.
