The view was STUNNING! The location was perfect for us - happy to be next door to the Basilica of St. Francis. We didn't mind walking up the hills and through the beautiful streets of Assisi to get to the center of town, but you might want a taxi to go up to the hotel from the last bus stop.
The location could not be better, steps from St Francis Basilica. The views are spectacular. I valued the history of the hotel, which used to be a monastery. They have done a good job adding some modern conveniences while maintaining its historic foundation. Breakfast was simple but tasty and the customer service was excellent. Very much recommend this hotel.

We had a wonderful stay at this hotel. The staff was incredibly kind, friendly, and always willing to help, which made us feel very welcomed throughout our visit.
The hotel itself is simple, but very comfortable—perfect for a peaceful stay. One of the highlights was the chapel on the third floor. It was quiet, beautiful, and truly a place where you could feel a deep sense of rest and peace.
The location is unbeatable, as it’s right next door to Basilica of Saint Francis of Assisi, making it easy to visit such a special and sacred place.
Breakfast was a good, traditional Italian breakfast, and we enjoyed it very much.
And the view from our room was absolutely breathtaking—something we will not forget.
Highly recommend for anyone looking for a peaceful and meaningful stay in Assisi. I can’t wait to come again!
Pleasant stay at a unique hotel ( it is a monastery). The location is ideal since it is across St Francis church.
Rooms are clean and quiet. The terrace offers a fantastic view of the town and encourages contemplation.
First of all: Location. The hotel is just in front of the Saint Francis basilica. Clean room and bathroom, good breakfast and very friendly and courteous staff.
We stayed 2 weeks in Italy and stayed in 5 different properties and this was our favorite. It’s not fancy by any means but safe, quiet, clean and comfortable and the location and experience of staying in a former monastery can’t be beat. Staff was super friendly and breakfast was very good and included. There is limited parking so make sure to reserve that (we traveled with my 80 year old mother so it was essential for us given the hills in Assisi).
The breakfast buffet was great--pastries, meats and cheeses, cereal, etc. They also had a nice coffee bar that offered American Coffee (Cafe Americano) which can be hard to find in Rome. Since it was a former monastery, the room was small, basic and cell-like--no TV, but very sweet. The bathroom was clean and modern with everything you would find in an upscale hotel bathroom. The room had a little arch-shaped window that was right at eye level when lying in bed. I asked for a view of the hillside, so every morning that was the first thing I saw when I woke up, a wonderful, sunny view of the Tuscan countryside. The staff does speak some English, so that wasn't an issue. The location is perfect--right off the main street that leads to everything, and just a few steps from the Basilica. There is a bit of an uphill hike to get to the hotel (about a block)--it was a struggle the first day, but then I got used to it. Bottom line, if you are looking for a convenient, clean hotel that captures the spirit of Assisi, but still has all the modern hotel amenities, this is the place for you!
Beautiful setting, peaceful and tranquil. The bells every morning were a joy. Mass on Sunday morning was a lovely experience. Assisi is a very special place and we will be back.
Very clean, quiet, friendly helpful staff. Very good breakfast. Spacious room. Comfortable beds room fits three people. Excellent air conditioning. Excellent bathroom with clean towels and adorable packets of toothbrush and other toiletries. Many restaurants in close walking distance. AMAZING VIEW from outdoor terrace and bedroom windows of St Francis Bascillica and countryside. Assisi churches and attractions are all walking distances. 5 stars for everything.
It was hard for us to find the place. 2 GPS brought us to wrong place. We had to ask around to finally find the place.
Check in was a breeze. Staff were very friendly and provided helpful information regarding sights and places to eat.
Once we entered the room, noted insects on the bed and in bathroom floor which we were able to “kill”. Room is generally clean . Bathroom shower stalls noted to have algae/mold in between tiles. We were very surprised since this hotel just opened 9 months ago, per front desk staff. Noted also thick dust above wall tiles. Informed room cleaner regarding above findings the next morning. She brought insect spray canister which she left behind for us to use. She apparently sprayed bleach on the wall tiles in the shower stall because bubbles came out when we showered at night ; but did not scrubbed the tiles ; molds/algae was still unchanged. Room cleaner also dusted the upper tiles on the wall as evidenced by the decreased amount that can be visibly seen. However, she did not clean up the dust balls that fell on the sink and on our toiletries.
Breakfast had good variety of cold cuts, bread and juices. Dining staff were quick to replenish food.
Our room had a very good view of the town and the Basilica. We were able to sleep well during the night. It was very quiet.
Parking is easy to get in and out. Nightly fee of €15.00.
Check out was also a breeze. Reported room findings to front desk staff and she took notes. Hopefully,it will be resolved
