Everything you need in one beautiful home located in Fairburn, GA — just minutes from downtown Atlanta (if traffic allows). 4 cozy bedrooms, 3 modern bathrooms, and sleeping space for up to 12 guests across 6 beds. Three bedrooms with queen beds, one bedroom with two queens, plus a queen air mattress for extra guests. Fully equipped kitchen with stainless steel appliances. Smart TVs in every room with high-speed internet. Spacious driveway with room for 4–6 vehicles.

The space
While this home is equipped to host 12 people, we think the perfect group size is 10. We're happy to host 12, but keep in mind it will be a little cozier.
Is that a cloud you're sleeping on? Nope — that's just the memory foam mattresses we stock in every bedroom! The only exception is a queen-sized luxury air mattress in the shared space of the master. So no need to play rock, paper, scissors on who sleeps where — every room in the house is its own little sanctuary.
Sure, eating at the finest restaurants can be fun. But sometimes we all need a nice home-cooked meal, right? That's why our kitchen is fully loaded with all the essentials you'll ever need to cook you and your family (or friends) a nice supper!

**Sleeping Arrangements**
5 Queen Beds (sleeps 2 each, 10 total)
1 Queen Air Mattress (sleeps 2) — best if placed in the living room

**Living Space (2nd floor)**
Relax on the comfortable sofa and enjoy your favorite app on a 4K Smart TV. The dining table seats 7 comfortably, making it great for group dinners or family meals.

**Kitchen**
Channel your inner Gordon Ramsay in this modern kitchen. Pots, pans, cutlery, baking sheets, silverware, basic cooking oil, and salt & pepper provided. Keurig coffee maker, tea kettle, and toaster also available for your convenience.

**Guest Rooms (2nd Floor & one room on 1st floor)**
Four modern, comfortable rooms each equipped with a Smart TV. Shared bath/shower for your convenience.

**Master Bedroom (2nd Floor)**
Relax on the Queen-size bed while watching Netflix on the Smart TV. Enjoy a nice hot shower in the master bathroom with rainfall shower heads... or perhaps a soak in the freestanding tub?

**Backyard Patio**
Enjoy a cup of coffee in the morning or a glass of wine in the evening while sitting under the trees. A quiet oasis that works as the perfect setting for meditation, reading, and yoga.

Additional rules
Guests & Occupancy
• Your reservation must include everyone who will be on the property at any time (even if they are not staying overnight).
• Max overnight occupancy: 12 guests.
• No unregistered/unannounced guests allowed. If anyone not on the reservation is on the property, it will result in a $59 per guest, per night fee, and you will be required to vacate immediately (no exceptions).

Gatherings / Visitors (Pre-Approval Required)
• If you’d like to host a gathering, we can allow up to 15 people total with:
• $250 gathering fee
• $100 refundable deposit (returned after checkout if the home is left in good condition)
• Must be approved in advance to avoid the unannounced guest penalty.
• Guests must have positive reviews to request a gathering.

Pets
• No pets allowed.
• Any unapproved pet will result in a $500 fee.

Early Check-In / Late Checkout
• Early check-in: $50 (subject to availability).
• Late checkout: $50 (subject to availability).
• Unauthorized late checkout is not permitted. If you stay past checkout time without approval, you may be charged for any resulting costs (including disrupted cleaning or guest refunds), and we may involve Vrbo and/or local authorities if you refuse to leave.

Safety & Monitoring
• This is a quiet neighborhood—please be respectful.
• Please lock your car doors at night.
• For security: 2 exterior cameras face the front yard and 1 exterior camera faces the rear yard. 1 overlooking garage.
• A noise level monitoring device is inside to help prevent parties (does not record conversations).

Plumbing
• Flush toilet paper only.
• Flushing wipes, paper towels, feminine products, or trash may result in a maintenance/plumbing fee.

Smoking
• Smoking is allowed outdoors only.
• Smoking indoors will result in a $600 fee.

Lawn / Parking
• Do not drive or park any vehicle on the lawn.
• Lawn damage will result in a $200 lawn repair fee.
