The Experience:
From the moment you pull down the private drive, you’ll be greeted by the serene beauty of the Kentucky countryside. Spend mornings sipping coffee on the deck, evenings watching sunsets by the fire pit, and nights unwinding in the hot tub or speakeasy.

Grab one of the many throws and snuggle up to enjoy a cozy evening with your favorite beverage (alcohol not provided). Pergola is lighted for added nighttime convenience.

Additional rules

RENTAL HOUSE RULES:
A $300 security hold that will be collected 2 days prior to arrival and will be released 2 days post departure if no damages are reported. Please note we are API Connected to a hotel-style software called OwnerRez to safely and securely take off-platform security deposits.
Minimum age to rent is 25. No parties or events are allowed.
No Smoking/Vaping is allowed inside the home or garage/game room. A minimum cleaning fee of $250 will be charged if violated.
No pets allowed. A min cleaning fee of $250 will be charged if violated.
Firearms are not allowed on the property. There is wildlife that passed through such as deer, turkey, etc. Please do not feed the wildlife or approach.
Gas fireplace located on the deck: absolutely no roasting of smores or food of any kind; however, you may use the fire pit by the sauna for roasting food and/or smores. If food and/or smores is found in the gas fireplace on the deck, a minimum additional cleaning fee of $250 will be charged.
People other than those in the Guest party set forth in the on-line agreement may not stay overnight in the property. Any other person in the property is the sole responsibility of the Guest.
No diving in pool. Pool depth is 4 feet. Use pool and hot tub at your own risk.
This home is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guests. By accepting this reservation, it is agreed that all quests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
Only use appliances for their intended use.
Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the home, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the home.
Check Out is 10am. Before you leave, we ask that the items below be completed to help our housekeeper quickly prepare for the next guest:
1. Please load all dirty dishes to the dishwasher and run it on the normal cycle.
2. Please leave dirty towels in bathrooms....no need to strip the beds.
3. Garbage: gather all garbage and put In the large garbage can outside by the garage. Leave any extra garbage Inside.
4. Please turn hot tub temp to mid 80's and close the lid
5. Roll down the umbrellas when not in use and before checking out
6. Please lock all doors and turn off the lights.

Hot tub: NO bubble bath, bath balls, or soap of any kind is allowed in the hot tub or pool. No children under the age of 18 permitted in the hot tub or pool at any time without adult supervision. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. The hot tub and pool is maintained and replenished with chemicals weekly by a professional.
Fireplace: Please do not throw any paper or other combustible materials in the fireplace.
Septic: DO NOT FLUSH anything other toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $1000.
Storms: No refunds will be given for storms or other weather which is out of control of the owner. We highly recommend purchasing travel insurance.
No sidewalk chalk allowed. the use of sidewalk chalk on the driveway or anywhere else on the property will result in $150 excess cleaning fee plus the cost of any repairs.
Any damage to any items in the home including couches, chairs, TVs, arcade machines, hot tub, pool, beds, sheets, towels, pillows, etc, are the responsibility of the renter. Every item will be looked at before arrival and after departure. If damage is incurred notify the owner immediately.
Failure to comply with the above rules will result in non-return of security deposit and possible additional charges. Booking through VRBO assigns your consent to all listed under "Rental House Rules."
