Thank you for your review and so happy to hear you enjoyed the lake house with your family! We did have a recent township ordinance that had some restrictions because of challenging situations that were affecting the full-time residents in our lovely family community. This led to limiting late-night hours so as to not disturb residents and those visiting the Poconos. The garbage hours are 8 am to 6 pm and I worked with the local HOA board to move to every day as it used only to be 5 days a week so renters could access it daily. We try and make everything clear in the listing as well as our documentation. We sent all the info that you may have missed in the listing when booking, in the confirmation, reviewed it on our courtesy phone call, and know there is a wealth of info as we understand each home operates differently. The majority of our guests bring their linens and it is not included in the price of the rental, as described. We have an option to add on as our return families have asked to keep it optional to save on the associated costs. We do have a linen rental company that is great and does any a la carte services and we have a discount code as well for another great way to save! We have been working to update rooms and worked with the interior decorator as we refreshed the decor, converted the garage to a game room, outside areas, some new boats, all new fans, dishwasher, fireplace hearth, new colors for each room; the sunroom, kitchen cabinets, all three bathrooms, and I recently spent a week repainting the dining room. There are also some hidden features guests do not see like our new HVAC mini-splits, tankless water heater, direct gas line for grilling, water softener treatment, and backup generator. We are happy you liked the beds as these were recent upgrades and hope there are more the next time you visit!

We now have Murph's that serves lunch, dinner and a bar which opened last year, which right outside of the community and a few in Blakeslee that have recovered since covid. We understand with so many homes on septic and short turn around time we need to use a linen rental service for the 10% that use them. Upon arrival they informed us that there were cobwebs outside (not inside) and send me a picture of one of the lawn chairs that did have a few leaves on it and 2nd fl bathroom that seems to have mold starting to form on the ceiling. We immediately apologized for any inconvenience. We gave options including sending the cleaners back or hiring a handyman to address any issues. We expressed we just had two huge hurricanes come through. As a result we closed the home in between rentals to avoid any leaks in windows. We informed them the house was cleaned a few days prior and the cleaning fee is for the interior and hot tub as it does rain in-between rentals and leaves fall. We also gave an option to spray it but seemed a bit unreasonable it was in that one bathroom. The rental rate was discounted and in addition offered no charge to an early check in or check out as long as we could based on availability. When informed of the options, they would not allow us to come and address the issues then replied in a text, "no its fine.” On check out we offered another extended check out and upon cleaners arriving they were able to address the mold that started to form on the 2nd fl in less than 3 minutes with a wet swiffer and some spot bleach treatment. There were some cobwebs outside but unless done everyday we understand it is the woods and there are spiders especially after 2 major storms. In conclusion, we are sad to see that after all our accommodations the guest gave us a rating so low when informing us, "no its fine.” Ultimately, it is less about the rating as we have had successful relationship building and more return guests this year than any other year, but more about giving options and taking the benefits of those accommodations but moving forward and continuing in this unreasonable manner. Not sure what their goal is here as they would not let us come to address the issues, but think this guest might be better suited in an urban hotel situation. We would not recommend this guest based on this overall rental experience. This is our family home, our future, a place our family uses, our kids cherish, a place we share with guests and ultimately a place our family plans on retiring. We understand over the years there will be unforeseen challenges but only together can we reasonably work them out.

Since Covid, we also noticed places with reduced hours, but looking forward to opening up more this summer and with vaccines! We take some time today to evaluate the temperature and thanks to technology found some interesting info. In this recent Spring / Shoulder season it seemed to have a 40 degree range during the past week. Usually only 20 difference. Look like keeping the thermostat at 70 turned out to be 65 by the morning fighting all the windows and 75 during the day using all the windows ;). So we will guide everyone to raise 5 degrees at night and lower 5 during the day. Hope that helps anyone as we also have individual room heaters and AC in the Summer months (although only 2 - 4 weeks are used). We, of course, hope you visit again and highly recommend you as guests! Thanks again for taking such great care of our home!!
