Beautiful, quiet apartment with a balcony

A cosy 55-square-meter apartment with a balcony, comfortably accommodating up to 4 people, located on the ground floor of a building without an lift. The apartment is situated in a quiet residential area with good access to local public transport. Nearby are the N1 and N7 bus stops, which provide easy access to Villa Olmo and the Lino Gelpi Promenade, where you can enjoy a pleasant walk along the lakefront.



The interior layout is as follows:



- LIVING ROOM with 2 single beds (one of which is a pull-out bed), Smart TV, split A/C, and access to the balcony;

- KITCHEN with gas stove, dining table, refrigerator with freezer, moka pot, dishwasher, kettle, oven, toaster, kitchen utensils, and access to the balcony;

- BEDROOM with a double bed, closet, and split A/C;

- BATHROOM with a shower, sink, bidet, and toilet;

- BALCONY.



ADDITIONAL AMENITIES AVAILABLE TO GUESTS: unlimited Wi-Fi, central heating, split-system air conditioning (one in the living room and one in the bedroom), washing machine, clothesline, hair dryer, iron, and ironing board.



The garage is 4.30m long and 2.52m wide (NOT suitable for SUVs/minivans)

The entrance is separate from that of the apartment building: the garage area is adjacent to the building’s garden but has a separate entrance on Via Bellinzona

Once the car is parked, guests must exit the garage area and walk approximately 150 metres to reach the building’s pedestrian gate



PLEASE NOTE: The building does not have an lift—the apartment is located on the ground floor.



The entire home is at the guests’ disposal.



Seven days before arrival, you will receive instructions on how to register your documents via our Guest Portal. A tourist tax is required for the first 7 days. The amount is 2 euros per day per person. People with disabilities are exempt.

We need this procedure to verify your information and documents and to send the information to the Alloggiati Web police service, which is the Italian procedure for registering guests in Italy.

Turning the air conditioning and heating on and off is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013, and Ministerial Decree No. 383 of 6.10.2022).

Summer: The average air temperature must not be lower than 26°C for all types of buildings.

Winter: The weighted average air temperature must not exceed 19°C. The period during which these systems may be operated and the daily operating duration depend on the climate zone defined by the regulations.

Como Climate Zone E: 14 hours per day from October 15 to April 15.



Note: Completing registration and paying the tourist tax is MANDATORY in order to receive instructions and gain access to the apartment.
