BYOB! Bring your own TWO or THREE BOATS to a big dock, with big chairs for FISHING and MANATEE VIEWING with an ON-SITE BOAT LAUNCH into the Sarasota Bay!

Comfort, amenities, and stunning views and sunsets, all in a spacious, smoke-free, KID & PET friendly environment. Free Wi-Fi in elegant accommodations, nice soaps and linens, and beach towels and supplies.
VIP Guests and Parents:
It is your responsibility to mind your children and pets to obey the House, Pool, and Garage Rules for everyone`s safety. Please take a minute to read over the RULES so IF there are no misunderstandings if we need to take action to enforce them, especially for safety reasons. Thank you very much and have a fantastic vacation!

HOUSE RULES:

1. Parents are expressly responsible for protecting yourself, your children and dogs from any kind of destructive or dangerous behavior during your stay.

2. If something gets broken, please report it to us immediately. Again, accidents happen, and we have insurance for these unforeseen events.

3. Please DEFLATE and FOLD UP and PUT AWAY air mattresses when finished.

4. Please put furniture and all indoor fixtures like dishes, pots and pans, games, TV remotes, and all other items back where you originally found them when finished.

5. PETS ARE STRICTLY FORBIDDEN ON OUR BEDS! DO NOT REMOVE THE BAMBOO MATTRESS COVERS. We file an insurance claim and may withhold the security deposit if we find pet urine on the bed. A good mattress starts around $3,000!

6. DO NOT REMOVE THE BAMBOO MATTRESS PROTECTORS FROM THE BEDS! WE CHARGE $100 off the security deposit for tampering with mattress protectors.

7. Please pay close attention when cooking and try not to burn the pans as it can be dangerous. We file insurance claims to replace them.

8. Please use aluminum foil on the bottom of oven for baking projects.

9. PLEASE TURN LIGHTS & WATER OFF WHEN FINISHED.

10. PLEASE DO NOT LEAVE DOORS AND WINDOWS OPEN WHILE RUNNING AC ON EXTREMELY COLD TEMPERATURES, I am not in the business of cooling the neighborhood. DO NOT turn the temperature below 70 degrees.

11. Please DO NOT take the batteries out of the remote controls.

12. Please clean the BBQ Grills after every use. WE CHARGE AN EXTRA $25 FROM THE DEPOSIT if the grills are left a mess after check-out.

13. Please bring garbage cans to the curb on regular garbage pick-up schedule; Sunday and Wednesday nights. Recycle Blue Bin is Sunday night only.

14. Pick up dog poop and dispose of it in the garbage. WE CHARGE AN EXTRA $50 to pick up your DOG’S POOP!

15. If you park on the lawn be very careful that you don`t run over and break things.

16. Please put outdoor games, sports equipment, outdoor furniture and fixtures back where you found them when you finish using them.

17. PLEASE PARK ON THIS PROPERTY ONLY AND NOT ACROSS THE STREET.

18. Please operate your watercraft with courtesy and care. DO NOT bring and/or operate uninsured land or water vehicles on this property. Use your insured vehicles at your own risk.

19. You are welcome to use our `INFLATABLE` kayaks. However, DO NOT drag them on the ground at any time because the ground will tear the bottoms and destroy them.

20. Please be polite to other boaters. COMMON COURTESY goes a long way.

BOATING & GARAGE RULES:

You are welcome and have my express permission to use items that are manufactured for having fun, like toys, bikes, fishing gear and water sports contraptions. etc....

1. Please DO NOT dig around into boxes or shelves that contain household supplies, tools, and things we use to maintain the property. They DO NOT belong to you and are NOT part of the vacation rental offering.

2. Please DO NOT ASSUME that prior guests may have left some extra items behind. It is in fact NOT OK to take our things that do not belong to you.

3. We do account for what we have here and will charge the deposit for missing items AS THE INSURANCE DOES NOT COVER LOST OR STOLEN ITEMS. Broken items are accidents; but fear not we have insurance in place to handle those situations.

4. Please PUT THINGS THAT YOU USE BACK where they came from; on the shelves and/or in the general location. PLEASE BE POLITE AND RINSE/WASH SAND & DIRT off the coolers, beach equipment, and bikes before you put them away.

5. PLEASE TURN OFF LIGHTS in the garage AND PLEASE TURN OFF LIGHTS when finished in any part of the house.

6. DO NOT FOR ANY REASON TAMPER WITH ELECTRICAL PANELS OR WIRES, plumbing equipment, AC equipment, pool equipment and/or fixtures. If there is a problem please report it to me immediately.

The property was well equipped, the host was amazing and very helpful. We loved the location and the lay out of the property. The pool was extremely nice, and the outside area was enclosed and absolutely wonderful. I can not think of a single thing that was not above par. Perfect family vacation

We had a great stay. Jackie was so helpful and the check in and out process was smooth. We swam in the pool, fished off the dock, and enjoyed near by restaurants and ice cream shops. We can’t wait to come back!

Christmas in paradise

We wanted to escape the winter chill and spend time with our family over the holiday. Communication was great, amenities were amazing, I only wish we could have stayed longer. We will certainly be back.

The property Ideally located to everything you could want while on vaction, shopping, dinning, beaches, water sports and other vacation adventures. The covered pool and patio area was perfect for those like me who prefer to lounge poolside vs at the beach. Jacquelyn was amazing and Very helpful, going above and beyond to ensure our stay was max-enjoyable!

Awesome gem within minutes of island fun!

This property had a little bit of everything that met all of our family needs and wishes! Heated and enclosed pool with fun floats, right on a canal where we fished and observed all kinds of creatures, two kitchens and living areas and plenty of space to move about! Would highly recommend to any family considering a stay in this area!

great weekend!

We had a small family group, along with my little dog, and this was the perfect place! We fished from the dock, cooked on the grill, and enjoyed both the patio beneath and the balcony patio. The heated pool was the best! The location was very close to beautiful Bradenton and Anna Maria Island beaches in a quiet neighborhood. Jackie was the most wonderful host! We will definitely be back for a longer stay!!

It’s an awesome location! The hangout area on the lower level is really cool, and it’s in closed which is so nice. It’s 2 completely separate levels with separate kitchens and bathrooms. Great for 2 families! The pool area is so nice. The canal access for boats and kayaks is so nice. The proximity to the beaches on AMI and Coquina is so nice. The host is so nice. Great property.

Super convenient, great value!!!

We stayed with a large group and young kids. Pool is perfect for little ones with a large shallow step. Boat ramp onsite is extremely convenient, plenty of room to park trucks, cars and trailers. Having the downstairs kitchen by the pool AND the upstairs main kitchen gave us plenty of fridge space for multiple families. House is located a quick boat ride from Eggmont, Tampa Bay, and lots of inshore fishing. Jackie was extremely responsive and proactive. We will definitely be back.

Fun weekend for my 93 year old mom and my 6 brothers and sisters. Our place was very very clean. Great location. Pool was great! Jackie was great with communication. We had 4 vehicles and there was plenty of parking.

Great place

My family was very pleased with this property. Between the downstairs open area with its nice lounge space and pool, and the upstairs TV room, this place enables a vibrant atmosphere to spend time with others. As boat owners, it was nice to be right next to the canal with direct access to the sea. Both kitchen spaces were surprisingly well equipped with tools and quality appliances. Jackie is an amazing host We left a cell phone behind and she was gracious enough to go to to UPS and overnight to us Location is awesome You can walk up the road to the reasturant which is on the water and food is great. Great Property

We were a group of 6 adults that stayed at this property for 6 days. We couldn't have been happier with the location! It was within walking distance of a couple of restaurants and just 1/2 mile across the bridge to popular Bridge Street. It was very well stocked with everything that you need for cooking and grilling. Our favorite place was the outdoor pool space with plenty of seating and dining, which was perfect! The owner was very, very easy to work with and very responsive! Highly recommend this property!

Perfect canal house

Great place with two separate sleeping areas that are perfect for 2 small families to share. The pool area is awesome, and having a private boat ramp and dock on the property made it a 10 out of 10. We brought our 25ft pontoon boat and used it everyday. We had the A/C quit in the top unit, but a phone call late at night to Jackie, and she had a repairman there first thing the next morning. Perfect house for large family

This house was perfect for us. I traveled here with my husband, 18+ aged children, and my 60+ aged parents. The location was spot on with beaches a 5 minute drive away, restaurants within walking and bicycling distances, and entertainment right over the bridge. The pool was perfect for first morning dips and evening relaxation! The house was clean and well kept with everything you need. The neighborhood was quiet and and friendly. Check-in/out was easy and Jackie (owner) was great to communicate with! We will definitely stay here again!

Great!!!

Great stay in Cortez. Walking distance to restaurants on the water. Clean. Good neighborhood. On a canal w/ a boat ramp and dock. Plenty of parking. Host was excellent. 3 minute drive to the beach. Basically 2 places in 1. The separated 1st floor is like a big nice apartment. Perfect for multiple guests who want a little privacy. Nice pool and porch area. Definitely will stay there again!

Wonderful Trip!

Excellent experience for the whole family! This rental has something for everyone! Pool for the kids, dock for your boat with super easy access to the bay! Within a mile of the beach! Home is big enough for everyone with even a separate downstairs one bedroom complete unit! Immaculately clean, with all kinds of extras. And Jackie is the best! She communicates extremely well and is so helpful and enthusiastic about making sure you have a great stay. I can’t say enough good things about the experience! We will be back soon.
