We had a great and relaxing time at the villa. Nice outdoor space. The location is perfect - a short walk into Cortona and an easy drive to other towns in both Tuscany and Umbria.
We enjoyed our stay in Villa Rosa.
Very nice view and swimming pool. Inside and outside are pleasant places to relax.

Cortona is beautiful and an excellent starting point to visit Toscana and Umbria.
Absolutely stunning location with amazing views. Rural but with a nice bar a 5 minute walk away and beautiful Cortona a 20 minute walk or 10 minute drive. I definitely recommend Villa Rosa and Cortona for a perfect holiday in Tuscany.
Christine’s home is lovely. Her extra touches make it feel just like home. It is even better than we expected. The pool and outdoor area are great. All communication was prompt. Would definitely stay here again. Cortona is a wonderful city. We hated to leave!

Simply amazing
Villa Rosa is nothing short of amazing. The views, the amenities, the pleasure of working with the owner Christine. Everything was immaculate. The kitchen was well supplied (and I love to cook!). We will certainly be back and would HIGHLY recommend this place to anyone. We were two couples travelling together and there was plenty of privacy. Cortona is beautiful and everything Christine recommended we do was superb.

Gorgeous home with unbelievable views of mountains, towns, etc
If you ever have the opportunity to visit the amazing town of Cortona, this is the home you should try and book. All the modern amenities you could possibly want. Olive trees, fig trees, and gorgeous landscaping all around. We stayed for 6 nights and didn't want to leave. We walked to town, ate a great restaurants, shopped the darling stores, and bought fresh fruits, veggies and had meat specially cut so we could cook at the house on the outdoor BBQ. Cortona is a beautiful town, so clean and historical. We had stayed in Florence prior to visiting Cortona. While Florence is an amazing big city, Cortona is a more relaxing area, and many of the residents we talked to said they came to Cortona to visit, and ended up moving there because the town, people, and area are so amazing. I now understand why they moved here.
I would love to go back there....and would definitely stay at Villa Rosa!!!!!!!!!!!!!!!!!!!!!

The owner was very informative and provided all the detail and recommendations we would ever need.
Alex the property manager was there to greet us to show us around and later provided further answers.
The Villa is very comfortable with all the amenities you could possibly need. Great Wi-fi too.
We enjoyed particularly the pool area which is very private and secluded with great views over the rolling hills.
My husband is a keen wildlife enthusiast, so he was pleasantly surprised if not overjoyed with the abundance of butterflies in the garden.
The location is very convenient for travelling to the nearby Tuscan hill towns like Montepulciano, Montalcino and Pienza to name a few. We also visited Montone across the border to Umbria.
The Villa itself is located just outside of Cortona which is a lovely Tuscan town and has many great restaurants to choose from. You must try the Tomahawk Steaks and the Cortona Syrah. Delicious.
Fair to say, we had a very enjoyable stay!
I can't imagine a better place to stay in Tuscany. The location is beautiful, surrounded by extensive landscaping and with a drop-dead view overlooking the countryside.
The villa itself is well-kept and tastefully appointed. Christine, the owner, has thoughtfully equipped the house and property with everything conceivable that guests could want or need, right down to a generous supply of seasoned firewood for the fireplace, much appreciated on chilly Spring days. For serious chefs, the kitchen has high-end utensils and cookware--not the usual hodge-podge of gear found in most rentals.
Although the pool was a little chilly during our stay in early May, it would be ideal for the warmer months and has comfortable, attractive outdoor seating and dining areas.
Christine and her site manager, Ale, could not have been more helpful. Booking and subsequent communications were seamless. I was particularly impressed with the 18 page instruction booklet/area guide that Christine provided ahead of the visit. It included not only detailed information about the villa, but also recommendations on restaurants, activities and points of interest.
In summary, we can't wait to return. Thanks Christine!
We truly enjoyed our stay at Villa Rosa. The location was perfect and the grounds and the Villa itself were lovely. The views spectacular. It was fun to walk up and visit Lucca in the morning for coffee and croissants. This is a must for all guests. Are’ was the perfect on site manager and attentive to our needs. We would definitely stay at Villa Cortona again and recommend it to others.
Villa Rosa is a very special little gem. It is exactly like the gorgeous pictures. The house was perfect and well equipped, if you should decide to eat at home. The garden and views are magnificent. We will remember this vacation fondly for a long time.

Gorgeous villa with views to match
Christine's villa is perfectly appointed and gorgeous - and her surrounding garden and pool are perfection. We stayed here in August with our three young children and did a fair amount of touring around Tuscany - but our favorite part of each day was returning to Villa Rosa and sitting with a glass of wine by the pool while our children were swimming. The view is breathtaking. I also loved that we could walk to town from Villa Rosa as Cortona is my favorite Tuscan hill town. Christine also kindly provides a number of recommendations for things to do, where to go, where to eat, and goes out of her way to ensure that you are having a lovely vacation. I highly recommend Villa Rosa and am grateful to Christine for opening her home!

Peaceful, idyllic piece of Tuscan heaven
As a couple looking for a tranquil, secluded place where we could both laze about, swim and read or get out and explore the local architecture, history and food, this place ticked all the boxes.
Gazing at the stunning views across the hills and valley from the bedroom, the terrace, the pool as part of an early morning swim or from the gentle swing of the 'Fat Boy' hammock never failed to move us and will be a memory that we'll always keep.
The house is perched high on the hillside which gives it such fantastic views right over to Lake Trasimeno and plenty of little paths that pass through the olive groves and other trees surrounding the property. The steep slopes and pool depth probably make it challenging for families with small children. Everywhere was very clean, the kitchen is really well equipped, stocked and easy to use which we took full advantage of eating at the big table on the terrace several evenings. The air-conditioning consists of one stand alone unit in the main bedroom which wasn't working properly (housekeeper Graziella was aware), and was the only minor issue in the hot nights. However, the ceiling fans worked well and the level of thought given to cover all other eventualities (rain, sun & insects etc.) was evident.
Whilst there is so much to see in the region (lots of suggestions and information were available beforehand and at the villa), the main difficulty is choosing whether and where to go, as spending time at the house was such a joy. We only had a week, didn't want to leave and definitely left a piece of our hearts in that place.

Incredible Villa
The location was perfect. Quiet with beautiful views of the country with Cortona just down the road. The villa has everything you need for a relaxing stay. Wouldn't change anything.

A Stunning Tuscan Experience
Our arrival at Villa Rosa was much anticipated and we were not disappointed. The house was even better than described as it is well maintained, comfortable, clean and has all the furnishings to make it homely. The indoor/outdoor living is superb and we managed to swim every day in the unheated pool even though it was the end of May. The views from the house are amazing.
We explored the area and the highlights were a wine tour and lunch at the Avignonesi and dinner at Corte di Papi - both an easy drive away - we took a taxi for not much €. Cortona itself is just amazing - so much to see and do and we had great food - both in restaurants & bars and also from the local shops. We will be back to finish our exploring and we would recommend this property for those of you wanting a Tuscan experience to remember.
