The property is located in the charming town of Desenzano del Garda, on the southern shore of Lake Garda, a 3-minute walk from Villa Romana, known for its extensive Roman mosaics dating back to the 4th century.

This popular resort is dominated by a 14th-century castle (a 10-minute walk) and has 3 beaches where visitors can swim, kayak, paddleboard or windsurf. The main squares, Piazza Malvezzi and Piazza Matteotti, and Desenzano\'s postcard-perfect harbour, Porto Vecchio are all less than a 10-minute walk. The closest beach is a 4-minute walk, and the ferry dock, where guests will find regular ferries to many of the historic towns around the lake, is a 10-minute walk.

For fresh local produce, visitors can head to Viale Giuseppe Anelli (a 12-minute walk), near the lakefront for the weekly produce market (Tuesday mornings). This area is also home to an antique and vintage clothing market on the first Sunday of the month, (May to November).
