External Description



Villa Ripa is a luxury, modern villa located amongst the hills of the Valdichiana area, near Cortona.

Surrounded by a large wooded and completely fenced park of 30,000 sqm, the villa has two equipped patios and a barbecue, ideal for having outdoor meals.

Inside the park guests can walk in absolute relaxation or practice sport thanks to the five-a-side football/volleyball field (interchangeable), and to the glass annex with a gym inside.

The outdoor spaces are embellished by a beautiful pool (4 x 12 m, open from 15th June to 30th September), nestled in the garden and equipped with electronic fence (with alarm), parasols and sunbeds.

At guests' disposal also a covered parking (for 6 cars) and a vegetable garden (with the possibility of consuming seasonal vegetables for free).



Internal Description



Furnished in an elegant and modern style, Villa Ripa is made up of the main building and a cottage.

It can accommodate up to 17 people for a total of 6 bedrooms and 8 bathrooms.

Completely renovated and adapted to the most stringent anti-seismic regulations, the villa boasts several comforts: a spa (not included in the price, upon reservatione), air conditioning (in all rooms); mosquito screens (in all windows); alarm system; video surveillance system with recording (that can be deactivated upon guest request); controlled mechanical air ventilation system; internal and external Internet Wifi; satellite tv; hi-fi sound system (both indoors in the common areas and in the outdoor park), controlled via Wifi from guest smartphone. Pets are allowed on request.



Main building: The main building is spread over 3 floors and can accommodate up to 12 people.

On the ground floor, you are welcomed by an elegantly furnished living room with two sofas, armchairs, fireplace, satellite TV and video games. Following a large open space with a large dining table and a modern kitchen island, fully equipped with fridge, dishwasher, oven, microwave.

The first floor is dedicated to the sleeping area, consisting of 3 double bedrooms and 2 triple bedrooms (one double bed + one single bed), all with ensuite bathroom with shower. One of the bedrooms boasts a private entrance to the side of the building, with a small loggia overlooking the pool.

In the cellars of the villa there is a hall with an exhibition/maturation of products related to meat processing. Then you will find a toilet, a kitchen and a tasting area with adjoining wine display.



Cottage: The cottage is detached from the main building, is set on 2 floors and can sleep up to 5 people.

The ground floor houses the living area, consisting of a kitchenette, a double sofa bed, a dining table, and a flat screen tv.

Upstairs there is a bathroom with shower, a triple bedroom (one double bed + one single bed), and a walk-in closet.



Spa: Inside the cottage there is a beautiful spa, spread over 2 floors, with access to the back. The spa is a clever mix of harmony, modernity and comfort, and it can be used by guests upon reservation (the service is not included in the price). On the ground floor you will find: a sauna, a Turkish bath, a peasant shower, an emotional shower, and a massage cabin. On the upper floor there is a 6-seater Jacuzzi hot tub with a relaxation corner.

Prices and conditions



Included in the price: Final cleaning; utilities (water and electricity except for heating); welcome gift of typical Tuscan artisan cured meats; 1 weekly change of bath towels (towel and bathrobe); 1 weekly change of bed linen; pool towel.



Excluded from the price: Use of the spa (upon reservation - 100.00€/hour); consumption of wine and other local products (which can be taken from the cellar and paid at the check-out); heating during the cold months; other extra services on request. Tourist tax (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).
