Excellent facility. Should the excess of vacancies be typical for this off-peak period, I have already put into motion the possibility of reserving the entire Inn for the same weekend next year. This of course would have to be cleared through event committee and then details discussed with owners. The event is through the Mt Kearsarge Indian Museum in Warmer.

Clean rooms and adorable property. We enjoyed our stay very much. Issue for everyone was the shower was extremely tiny, a larger sized person would never be able to fit in it. I had issues checking in because I was never sent an email regarding an extra damage deposit and had no idea about it until I messaged the Inn and asked why I hadn't recieved my access code. There were 3 different parties that I had to work through in order to get it taken care of. Not sure which company dropped the ball with this (everyone said it needed to be taken care of through someone else) but it was an extra stressor I didn't want to have to deal with on a trip. Other than that and the tiny shower it was adorable!

The property is very well kept and the surrounding is quiet and beautiful. Yet, the coffee machine and the hot water fountain were both out of service as they haven’t been descaled.

This is a very comfortable place with a great fireplace an awesome kitchen and a very cool vibe. While I rated the staff and Service excellent to be completely honest, I didn’t see any staff. The communication I had from the folks running the facility was spot on, so will call that great service! What made it even nicer was on this particular stay there were awesome people staying there which made for great camaraderie. I would go back!

A perfect little getaway during Fall foliage season. Great location in scenic New Hampshire, and close to Vermont. We had everything we needed. The beds were comfortable after a long day of driving. Well rested, a good night's sleep. Cute towns - Currier & Ives Scenic Byway nearby.

This was the first time in a location with no staff to interact with. The room was clean and the other quests at the location were very friendly. The bed in our room was to die for, so comfortable. It's like a B&B but it's just a B, your have to make your own breakfast.

Super relaxing

This was our last stay after 11 nights bumping around NH. They thought of everything! The beds, air conditioner,clean, thick towels, access to the entire house, set up with everything as if you were home 👍👍I sent Kayla a message about where to eat & she was quick to respond . This Inn runs super officiant without the owners being there . We will be back !

Know before you go

The Brook Road Inn had everything we wanted - clean, comfortable, quiet and very close to Mt. Sunapee skiing. We liked the privacy and indepedence - you basically get your key from the hooks near the entrance. Our room was recently remodeled and had a huge private bathroom. Coffee/tea is available 24/7. There's a shared kitchen and fridges where you can store your own food - there are also dishes/pots/portable burners where you can cook your own food. The food aspect was a little different from some inns I've stayed at, but it worked well for us, since we (1) knew what to expect and (2) could control our own timeline (to get onto the mountain early!).

The place is spotless. Communication from the host via messages wastimely and thorough. Our room itself was sparely decorated, which is fine. Our only complaint is with the mattress, which was awful, because it was extremely soft, offering no support to speak of. Too bad, because everything else was good to excellent.

Dirty (pics) + not Service Dog/ADA accommodating.

Unsanitary. Bed sheets were not changed upon check in. All sorts of hairs (long hairs and short hairs, likely eyelash or nose) and dirt by foot of bed. Towels placed on the bed also had hairs. Shower curtain drags on the floor and has mold. Not sure why they don’t just trim length. Most importantly, not ADA/Service Dog friendly. Property manager clearly stated in text, she imposed a Service Dog surcharge/fee, which is against Federal Law.
