Cottage on Beach front Estate with Dockage .Walk to Village
Charming 2-bedroom cottage located on a family-owned waterfront estate that was converted from a circa 1920s chicken coop. This retreat has inspiring views of Shelter Island and is only steps away from the peaceful waters of the Peconic bay. Described by as 'one of the last saltwater farms,' the estate is not only picturesque, but is also an exemplary model of a traditional working farm. Gentle breezes off the bay keep the house naturally cool, so air conditioning is rarely, if ever, needed. Lots of room indoors and out makes the cottage both kid- and pet-friendly. The deck and sprawling lawn make for a great place to entertain friends and family, or the perfect spot to lie back, relax, and relish the view. Stroll along the estate's expansive private beach or have a picnic overlooking the water. The beautiful tree-filled grounds complete the pristine view of the bay and Shelter Island, making the estate an artist’s paradise for all seasons. The cottage is quiet and secluded, yet within easy walking distance to Greenport Village, offering the best of both worlds.
With a strong nautical history, Greenport is a water-lover’s paradise and the perfect destination for sailing, boating, fishing, swimming, kayaking, and canoeing. Mitchell Park Marina is just a short walk from the estate and provides transient slips by the day or week. Please call in advance for reservations to secure your spot.
While downtown in the village of Greenport, explore the local boutiques and stores. Take advantage of the history-rich Railroad, Stirling–Ireland House, and East End Seaport museums. Ride the antique carousel, or take a tour of the harbor on The Glory, an electric launch. Sample the local bounty from land and sea in a variety of restaurants offering casual fare to award-winning dining. Tour the over 42 vineyards located here on the North Fork. Discover the art galleries featuring local and international artists who represent the contemporary to the classic. So much tucked into one square mile and all conveniently within walking distance!
Greenport's proximity to Manhattan, Connecticut, and the South Shore means you don’t have to go far to get away. Enjoy a casual drive from the city, or let the LIRR or Hampton Jitney carry you here stress free. Either way there is something for everyone, so come and experience what makes Greenport charming and unique. For more information about Greenport and all it has to offer,
The estate also offers additional accommodations that when combined can be perfect for family gatherings. Please visit listing #173361--“The Gate House” or 234929 the main house

We loved coming back again. Pat is a wonderful host and house has everything you need to enjoy relaxing on the beach, grilling, or enjoying time outside. We hope to be back again!
My pup, Rhubarb, and I had a wonderful stay at the cottage and hope to return soon. The setting is beautiful and it was the perfect way to soak in the end of summer. Special thanks for Pat for being a great host!
We just returned from a wonderful, relaxing vacation! The views of the water were amazing! The host was wonderful! He even showed us a great way to cook cod! A+++
We loved our stay. It had more than we expected. A beautiful location with plenty of room for our dog to exercise. The place is charming. Our host Patrick was very attentive and friendly . Located close to Greenport, it was perfect for our weekend itinerary.
My wife and I had a lovely birthday visit with our two dogs, who adored the little beach. Pat was wonderful about communication, and helped us coordinate with his neighbor who also has a dog so we could visit the beach without a dog incident. The cottage was cozy, and it's a 2-minute drive from great restaurants in town. Highly recommend; we'll be coming back soon!
My friend Bonnie and myself enjoyed the beautiful relaxing getaway .Pat is a super host .Always there if needed .But not over bearing.Grounds are immaculate with spectacular views .We will be back.
We really enjoyed our stay. The cottage, a former chicken coop, is quite shabby sheek and beachy. We felt transported back to the 50s, but with modern conveniences of wifi, air conditioning, etc. Pat was quickly responsive to our questions, and the property is more picturesque than in the online photos. It was clean, comfortable, and close to everything in Greenport. A winner
The chicken coop (cottage) gives you all the beach vibes! The colour theme in the cottage, the decor, the artwork, the layout, the big open windows in the main bedroom. The property gives you beach vibes as well as the old farm/country feel. Everything we wanted and more! If you're lucky enough to meet Pat, he will give you a full history lesson on the property and definitely ask him about the paintings in the cottage. Trust me. Definitely returning soon.
this property is stunning and special, with a saltwater creek and marsh meeting the bay, at a private natural beach. the cottage is comfortable, functional and more utilitarian, but this is appropriate to such a natural setting. it also has a beautiful main bedroom exploiting its amazing spot adjacent to the marsh, with ocean views in distance.
the host is an excellent guy, attentive, with just the right balance of involvement.... letting us have maximum privacy on our own. my family just loved it here, especially with our puppy along, who had her first swim experience. we all enjoyed seeing such variety of water fowl, deer, wild turkey, rabbits..... just a perfect, quiet and peaceful beach spot.
The Cottage was as described PLUS! Super clean! Bed was very comfortable. Kitchen had anything you would want or need to cook a meal. Plenty of towels & blankets. You could spend hours just looking at all the original art work and hand made details, hanging on the walls Very peaceful, no intrusions, just birds chirping! Sat in the sun on one of two porches and looked at the water view, Amazing! Nothing you will need or want that isn't already there. Response time by owner was almost immediate. Would go back in a heartbeat. Loved the cottage, loved the view, loved Greenport town:)
We stayed for five days in mid-November. I love coming here because it's so close, but you feel as if you're far away from home. (I live in southeastern CT, a ferry ride away.)
The property is clean and well-tended, and the owner has decorated in a unique, creative way. Everything is comfortable, with interesting touches throughout the cottage. The water view is fantastic, and the main part of town is a pleasant walk away, less than a mile.
I can't say enough about how helpful Pat, the host, is. He is full of local information and more than happy to make suggestion or give directions. My friend and I had a lovely, relaxing few days in this beautiful place, and we can't wait to visit again in the spring.
I highly recommend these accommodations to anyone, whether for a short or an extended stay. It's a great setting for reunions or family events, as well.
We had a wonderful stay at this cottage. It was 2 of us and 2 dogs. The property was perfect for the pups, had beautiful views of the water and walking distance to town. Very relaxing and had everything we needed for our stay. Pat was a great host and we will be back in the future!
Pat was great, picked me up from the train station and brought me to the grocery store to grab some supplies. Place was cozy and super quiet/peaceful. I was here in January so I'd love to come back in the summer and enjoy the beach, which is right on the property.
Lovely stay in a picture-perfect location! Cottage had plenty of space for me, my husband, and our dog. Waking up to the view every morning was a delight, and Pat couldn't have been a better host. We loved taking the 20 minute walk to town, too. If you're looking for a charming, rustic, clean, comfortable, pet-friendly "country-style" stay in the north fork, this is it!
This was the most perfect place to relax & enjoy this BEAUTIFUL area! I honestly didn't want to leave. Pat provided outstanding accommodations & was the kindest host! I certainly hope to return here again. THANK YOU Pat for your beautiful COOP!!
