"Mostly very clean, except sliding glass doors. Would have cleaned myself but no cleaning materials on site. Wanted to love this place. We have stayed in other units but were delighted to find a first floor unit. The good: well equipped, comfortable, plenty of towels, and beach stuff. Nice patio area. Royal Kona Resort

"Great location - easy to walk to "downtown" area but not so close that you had to listen to all the traffic and noise at night. Staff was extremely friendly and helpful. Dennis, at the pool, was very personable! The room was spacious and the A/C worked well. The room was a bit dated and worn but was comfortable with ample places to put our things. We had a partial ocean view and could see the luau area from our balcony. The fitness room was in the south building and when we arrived, there was water leaking from the ceiling and the ceiling tile was about to come down. I informed the front desk and they had someone over there immediately. The only issue I had with the property was the lack of parking on nights of the luau. Since I'm paying for parking, I expected a parking space. When I came back to the hotel there were no spaces and I was told my options were to park in the alley area by the hotel (it was full) or along the Alii'i Drive (it was also full). So I had to drive around for 20 minutes waiting for the luua to get over to get a parking spot."

"This property was perfect for our large multi generational family. Everyone had their own space while still being close to each other. The kids loved being able to be in the pool while everyone else hung out in the outdoor living area. Our host Esther was great. Communications was easy and she was so nice."

"The property was just as advertised, and more! We would consider staying there again, and would recommend it to family and friends. Here’s why:Our family of six had more than enough space for our four night stay. The home is so unique and charming, with community spaces and contemplative areas as well. The lanai was a favorite place for morning coffee and family games. The large dining room table is where we ate all of our meals, and the kitchen table was another place for game night. The kids loved to curl up on the window seat in the kitchen! And the kitchen is quite large and had enough kitchen supplies for us to make our dinners. The industrial coffee grinder was clutch! It was quite convenient to have a washer and dryer, which we used a few times. In the laundry room there are so many water sport/toys for use. We didn’t use them, but for those who are looking to snorkel or need their own beach towels those seem to be available. Having beach chairs, a beach, umbrella, and coolers available for use was also a very nice touch. And the top floor shower is luxurious! Views from the home, both looking out over the coast, as well as looking back at the house were very inspiring. It was almost like the kids were living in a fairytale setting. And the sunsets…!The property is about 15 minutes from Kailua-Kona, making trips to the grocery store quite easy."

"We had a fantastic stay! The place was exceptionally clean, spotless, fresh, and very well maintained. Communication was excellent from start to finish friendly, prompt, and clear, which made everything so easy and stress-free. The accommodation had everything we needed, right down to dishwasher detergent, shampoo, and conditioner, which made our overnight stay so convenient and comfortable. It was clear that a lot of thought had gone into making guests feel welcome. Highly recommend staying here, and we would definitely book again!"

"The location is peaceful and serene in the cloud forest coffee belt, but also still very close and accessible to Kona and many locations. The rental is very clean and stocked with what you need, including lots of beach gear and a cooler. The laundry does come with a fee, however the price is extremely reasonable for a complete laundry service and host is very prompt in communication and completion of your laundry. This is a simple, affordable and family-friendly place that supports a local family."
