"There was a line for check-in upon arrival (3:30pm) and everybody who was checking in was told their rooms were not ready (even after 4pm check-in). It sounded like there was only 1 or 2 people cleaning the rooms), granted we only had to wait about 30 minutes for them to call me when the room was ready. The rooms were clean, hotel in a great location (why we chose it) as it is located in walking distance of many dining options, and the town adjacent to the harbor/bay. There are shopping plazas located within a short drive. The staff were attentive and friendly. The pool area is also clean. Note the pool goes to 7ft deep (for those with young children). Parking can be a challenge but we were able to park on property each night. Overflow parking is at the Marriot across the street. Overall a great location and good hotel. FYI, there is a washer and dryer on property (I couldn’t find that information during booking), but hopefully this is helpful for those who want to pack lighter for their trip. Would stay here again"

"We enjoyed our short stay at the Royal Kona, while on Big Island. It is in a great location near everything you might want to do. The beds are very comfy and rooms are spacious. The resort also has great amenities as well. We would stay here again! "

"Right on the ocean front with a small beach at your doorstep. Nice to wake up and take a short walk to the restaurant. The restaurant makes a fantastic omelet, cooked in any fashion that suits you. Room was clean and housekeeping staff go above and beyond to make your stay comfortable."

Bathroom exhaust fans gave pile on dust, both bathroom grout tile needs a good scrubbing, top of fridge needs cleaning, and dish strainer under sink, I wouldn't use as it's dirty. Beds were comfortable, sleeper sofa worked out great, great lanai with dual fans. Need more description from property management instructions in your arrival email about the key required for underground garage access from elevator. Book does reference key required but arrival instructions when you go to put placard in car doesnt reference. Be aware, building is under maintenance and a lot of scaffolding in the underground garage. Would I rent again, yes. Just needs a deep cleaning."

"This was a very comfortable, extremely well stocked, super super clean and well located property. You can walk to shops, bars, beach, cafes, and Kona Brewery. The hosts are very quick to reply. You can tell the place is well loved and likely managed by the owners rather than a big company, as they really care. We literally had everything we could have ever needed for our week long trip. This place was stocked more thoughtfully than another super nice three bedroom condo we rented in the same complex. Plenty of towels, gear, chairs, coffee and all coffee needs, paper products, ziplocks, condiments, ice, rice cooker - my goodness so thoughtful. Very appreciated. "
