This is my honest review: Staff = 10/10, Food = 7/10, Homestay = 10/10, Beach = 5/10 The most exciting thing about this place are the view and of course, the swimming pool. Do I recommend this place? Of course, book and stay here, you will not regret.

The staff are friendly. The view is nice. But the buffet breakfast is not as what we are expected. I don't mind to pay for my kids for breakfast but the hotel should have more choices for breakfast.

Step back in time and space... and relax!
This is a lovely place to stay, it has perhaps seen better days but it is clean, comfortable and so very calm and relaxing. The staff are really lovely, the food is great, we loved the balcony overlooking the sea. We were lucky enough to be there on a Sunday with the fantastic buffet Sunday lunch (roast, yorkshire pudding, roast potatoes and pumpkin, great desserts!) and amazing live music. We really enjoyed our stay, it' s a half hour drive to KK and very handy for getting to the airport. And the cheese from their cheese producer is fantastic (brie and feta!)

Good deal for the price
We chose this place because the description said it was on the beach, and the price was cheap. Overall it was a good deal for the money we spent. The beach is a bit of a distance from the chalets and a bit shabby (due to it being a public beach) but could still be viewed from our veranda. The breakfast was nice and they did accommodate us even through we showed up after breakfast time had officially ended. We had dinner at the restaurant as well and it was pleasant enough, there is a nice view of the sea. Major drawback of this place is that it is on the outskirts of Kota Kinabalu therefore it takes extra time and taxi fare to participate in any of the water activities, tours or island hopping that launches from the downtown piers. One personal frustration for me was the weak and intermittent WiFi.

It's on the beach about 15 km south of Kota Kinabalu. It is on a busy road, but it is set back from the road so it is quiet. It is friendly, peaceful, has a beach cleaned of plastic trash, with great views of the S. China Sea. It has 2 nice swimming pools. The food is good.

Hotel is nice, but the area is not
We have spent almost 3 days in the hotel in the beginning of May. It was hot and we spent much time in the pool. Air condition in the room worked fine. Wi-Fi is very slow and unstable. It was not recommended to swim in the sea because of jelly-fishes. I have seen none, but anyway sea is not deep and looks not attractive, and low tide also affects. Beach near the hotel is OK, but left and right there are a lot of garbage. Tiny flies in the sand bites badly - you do not feel them, but after a while notice a spot which irritates. Also moskitos are biting in the evening. There are no places around where you can by fruits or alcohol. There is a nice place to eat nearby - Soka cafe. And also hotel restaurant is nice with a choice of wines, beer and spirits. Hotel is a bit far from KK and everything. For snorkeling it is not an option, better to stay in the center of KK and go by boat to Mamutik or Manukan islands.

Pro-1. Good scenery, beach and island nearby. 2. Clean beach (no obvious trash on the sand). 3. 10min drive from airport. 4. The bar/restaurant lounge is great. Especially the wooden airy ceiling architecture. Con-1. Poor service on the pool. It was about 10am, the main big pool was stil being clean. Should have done earlier, start earlier to get the pool ready for use. 2. Breakfast menu. Should have more meat selection instead of only sausage. 3. Stink smell from nearby septic tank. The whole resort was covered by faulty smell especially when the wind blowing from the beach. 4. Had to re-park my vehicle as it was the owner parking spot. The staff call in twice! It was stil raining ok. Should have put clear signboard on that particular spot.

Stayed here for one night whilst travelling from KK to Sandakan. Hotel room was basic but all we needed for one night stop-over. Pool area was very nice and beach it was on was also nice. Once thing I appreciated about this hotel is it's location. I would recommend staying here, outside the centre of KK to have some peace and enjoy the beach rather than staying in the built up hub.

5 day Chill out before a jungle adventure
Lovely hotel, staff were really friendly and helpful. The location was not the best as it was in a run down area and there were no shops or restaurants within easy walking distance. Apart from that everything else was lovely

An excellent place to visit!
I stayed here for 1 night to celebrate my partner's birthday and requested to do a simple deco in the room. They made it so beautiful, beyond my expectation of simple! My man was very happy with the suprise and I was so excited. Thank you for everything! Will surely visit again!!

Nice and quiet resort away from the bustle of town
The resort is definitely family friendly and the two pools were great. The people working there are very hospitable and helpful. The rooms were nice but the bathrooms were a little old. The breakfast was nice but the espresso machine kept breaking down.

I will try to return!
It was wanderful staying. So friendly and helpful staff, clean and big house, lovely place, very good swimming pools, very tasty food. Maybe a little far from the city but on some way it was a valour. The weaknesses - Wi-Fi, which practically don't work and the prices in the restaurant. They are a little bit too high, probably of the luck of anything like this around.

only less than 30 minutes drive from the city. everything was great, the only downside was most of the lights on the swimming pool are faulty , so its quite dark to swim at night. hope the management will repair the faulty pool lights. would definitely repeat here

We stayed in the Semi-D chalet. Unfortunately NO ramp for my dad who is on wheelchair. We have to come up with the 4 steps of staircase.Thanks for the kind assistant from the hotel staff, who carried my dad up and down while he sat on his wheelchair.

Resort is all good except for the beach, not clean and couldn't swim in the sea because of the jelly fish season? Luckily the swimming pools were great substitute.

The resort is wonderful, we had a very enjoyable stay. The staff could not have been more helpful and everyone was so friendly. They were so efficient in helping us to arrange and book local tours and taxis.The location is fabulous to see the wildlife and nearby animal attractions. We loved being right on the edge of the forest and listening to all the birds. Loved the bathrooms and the food was delicious too!

Comfortable Hotel
My flight was delayed but the hotel transfer driver waited until I arrived, greatly appreciated! A warm welcome at hotel upon arrival. The restaurant offered good food and was open most of the day. Generally a quiet oasis, great for a few days rest at the end of a busy trip around Borneo.

Cozy family style run hotel by the beach
I liked the hotel very much because it is on a nice plot of land directly by the beach, the air-conditioned bungalows are cozy, food is good. The beach is nice for walking along and gives a very scenic view especially at sunset. However, the hotel posted a warning about security issues for tourists going to the beach. Moreover, the sea is not really for swimming (too shallow, water too dirty, "beware of jellyfish" warning signs). But there are two outdoor pools on the premise - suitable for kids. The hotel is some 15 km south of the airport and some 20 south of the city of Kota Kinabalu. Except for the beach there is nothing much you can do within walking distance. Therefore, in order to get around independently, make sure to get your own ride. Best option is to rent a scooter since frequent traffic jams make you get stuck in any rental car. Try Gogo rent in Kota Kinabalu for affordable scooters. Unfortunately it is impossible to get a reasonable map to find your way around the area. So you better bring one from the start. Big problem in the area is bad internet coverage for both mobile and landline connections. Your wifi will be just lousy. Connections tend to get better closer to the city but you should still avoid relying on google maps or other online navigation. Only few shops, tour operators, restaurants etc. accept credit cards. Or they do accept credit cards but the connection won't work. So make sure to carry enough cash.

Tranquil, beautiful and peaceful resort
BRILLIANT! the most friendly and happy staff. Accommodation was perfect in every respect. Fantastic destination restaurant for food and drinks. Located on the beach. High security with night patrols. Two fantastic swimming pools. Excellent maintained resort throughout. Lovely owners (aussie) live on site. Don't stay in the noisy and dirty KK; this is only 20 minutes away and 20 local currency in an UBER. TIP: Google Maps & UBER direct you too the WRONG resort for some reason ? Tranquil, beautiful and peaceful resort.

Such a lovely place to stay
My friend and I visited for 4 days, the staff were so kind and helpful and would do anything for us. Very relaxed environment, great breakfast and really good food in general, nice swimming pools, cosy rooms and beautiful views. Very easy to get to Kota Kinabalu city via local bus or taxi and pnly takes about 15 mins. I would certainly recommend to a friend to stay here.

Langkah Syabas is a nice little resort for families who are looking to simply relax and enjoy time together. The other guests were all very pleasant and there was a big family like atmosphere throughout Langkah Syabas resort. It is too bad that the beach is not kept cleaner. I believe if it were there would be more guests and people would be willing to pay more for their stay.

Nice hotel, not so nice beach
Overall I was pleased by this resort. The staff were all friendly and always helpful and smiling. The rooms were nice. The swimming pools and the gardens were well kept and enjoyable. The food in the restaurant was good and the view from the restaurant terrace was quite beautiful, although some dishes felt a little over priced. On the negative side, the beach wasn't very nice up close, with rubbish and especially plastic bags littered on the sand and in the water. And except for the swimming pools and bookable day trips, the hotel and the surrounding area were short on activities, some might feel bored. All in all I enjoyed my stay here, and I can recommend this hotel for those who want to slow down and relax, though for swimming, keep to the pools.

Stayed a couple of nights in August 2015 - rooms, bathrooms and public areas a bit dated, but comfortable overall. Quiet, relaxing atmosphere. Very helpful and friendly staff. No frills, but very good value for money. There is A/C, but we really liked the option of ceiling fans too (in room and on the covered deck outside the room). Free WiFi in rooms, fast enough for us. No chair in the room and chairs on the deck a bit uncomfortable. Beach and ocean are filthy so not for swimming, but there are two nice v. clean pools. Hot water in showers, but it ran out quickly. Asian and Western options for breakfast, quality was generally good, if not much variety. We got the idea there are quite a few weddings/events here; it's a small resort so for a quieter stay perhaps ask about these before booking. Quite a distance to KK but there are buses and taxis. NB some nearby areas are not safe to walk around, and staff recommended we not carry any valuables on the beach.

Wonderful, Homey Resort
We chose this resort because it looked laid back, homey, and natural. It was exactly as we expected. It might not have all the trappings of a high end resort, but it's the kind of place you can just feel good about. The gardens are peaceful and not overdone. The pools are nice - one in the sun and one shadier - and have children's areas. We traveled with our two small children and stayed in the family chalet. It was spacious enough for my three-year-old to run around in and had nice wooden floors for my infant to crawl around on. The restaurant/bar is a nice public space with veranda dining that overlooks the grounds and ocean. The staff is warm and sincere. There are some drawbacks to the resort. While some features are high quality, some are worn (it's a three star, not four star resort). The food is good, but not fantastic. The main drawback of the resort is the beach, which the hotel underplays in its advertising for a reason. The currents bring a ton of local garbage and dump it on the beach, rendering it pretty much unusable. I've done my share of backpacking and I'm not squeamish, but I wouldn't use that beach. It didn't really matter in the end, though. We loved our time there and would go back again. It's a heart-felt little resort.

our pleasant stay at the Langkah Syabas Resort
We liked the hotel, good restaurant, very nice swimming pool, beach a little disappointing(too much plastic rubbish) and there is nowhere to go for a walk except the busy highway. We became very fond of the 16yr old, blind and deaf sheep!
