We knew what to expect in terms of location based on previous reviews. Shame that the estate development has ground to a halt (about 50% occupied), and it is a little out in the Styx, but with a car it isn't a problem. Lisa's directions are spot on and the local agents are helpful and attentive. We stayed 3 weeks and they cleaned and changed linen etc after weeks one and two. The pool is great - unfortunately we could use it only once as the February temperatures seldom exceeded 20C by much. We did use the BBQ a lot however.
The house is well furnished and equipped and the TV system, which uses internet, was very welcome with lots of English (and Irish) channels. Likewise the wifi was good. The poolside patio is lovely and sheltered on windy days, but the upstairs balcony is exposed. If you rent a large vehicle it may not fit the allocated parking bay, but in that case there is a bigger car parking area around the corner.
There is a Hyperdino supermarket 15 mins walk away which is reasonably priced with a good butcher's counter, and another 5 minutes walk reaches a very friendly restaurant, so it is possible to manage without a car. However street lighting is patchy and a taxi is desirable after dark - they are cheap and plentiful. It is a pleasant walk along the prom from the Rubicon into Playa Blanca with lots of restaurants at each and bars en-route. There is a bus service but this runs by the supermarket so it's 15 minutes walk away and hardly worth the effort.
The main attraction for us is the proximity of the amazing Papagayo beaches, and if you're reasonably fit it would be possible to walk to the nearest in about an hour. We parked near the Los Colonades complex and walked from there most days, and it took us only 40 minutes to the farthest beach. The paths are well marked but it isn't easy underfoot though and undulating to say the least. If that's too challenging, you can drive into the national park for 3 euro per visit, but take care as the road is rough and bady corrugated in parts and we saw one vehicle overturn, probably through going too fast. They would have had an interesting discussion with the car rental company......! There are two really good bar/cafes on the headland so in spite of what some reports may say it isn't essential to take provisions with you.
