Other than a noticeable sewer gas issue, this location would be highly recommended. The staff were incredibly professional, friendly and helpful. The included breakfast, including the open-air dining for this, was especially good.

Everything about this hotel is awesome. Great breakfast served everyday. Very tasty. Rooms cleaned every day. Everything is very clean and pleasant to be in this place. I would recommend this place to everyone who traveled to Lima Staff is super friendly and helpful.

Happy returning customer to Tierra Viva.
I have been traveling to Lima several times ver the last 10 years. I always select Tierra Viva Miraflores at Gral. Mendiburu. The staff is just superb - from check-in to breakfast to assistance with taxis, etc. Suggest selecting a room facing the inside courtyard for lower steer noise.

The staff was very friendly and respectful. If you need a taxi service that’s is secure and always on time, ask the receptionist on duty to contact Alexis, a Gentleman!!!, he will provide you with an excellent and very professional service….the best ever!!!

Room was clean but towels were old and the coffee/tea station in the lobby was cold. Was locked out of entrance to main door at 8pm and had to wait for staff to open the door. Breakfast buffet was very good

Lost passport on way to hotel from airport. Staff was helpful. Hayme tried to get in touch with airlines for me. Ended up having to go to get an emergency passport for travel. Although my experience was not the best the hotel staff was helpful and hotel is very nice. Great location close to restaurants, shopping and beach. I would recommend.

It's not the most elegant hotel in Lima, but it is exactly what we are looking for when we visit. Very clean. Reasonable rates. Pretty good free breakfast included with the room.

The staff are very nice, especially Elizabeth, she's very helpful and nice. I had issue with other hotel 's booking, se helped me to communicate with them, and helped me solved the problem. The bed is comfortable. Shower's Water pressure is good . Breakfast is delicious.

The concierge desk left at 10pm. When I called to ask for a tea , security answered and told me that no one was around. Also the bathroom smells bad The breakfast was bad they send me two cups one full of milk the other full of coffee. How can I drink that? And the omellet was over salted. I couldnt eat.

The best hotel I’ve ever been privileged enough to stay at. Gorgeous building, and it only gets more breathtaking when you walk in. High quality rooms, and high quality service, the staff was incredibly helpful, and the amenities were great. The room was wonderful, clean, and spacious.

Clean, great staff, all good. Only thing is there was no kettle nor free tea and coffee in the room. At 70 dollars a night, I was honestly expecting this in the room. When I talked to the receptionist about this, he said they have tea and coffee in the entrance, but imagine going down 6 floors every time you want to drink a bit of hot water.

This property is small, but well located in an area of Miraflores that has good restaurants in the local vicinity. It made a refreshing change to stay in a hotel that is not trying to rip more cash from your pocket. There is no restaurant at the property, but a little breakfast area on the top floor that you are welcome to take your own food to outside breakfast hours. We found the staff to be excellent and, although my fiancee is a Peruvian and I speak passable Spanish, all the staff spoke English fluently and did their best to be welcoming and helpful.
