A charming 70-square-meter apartment that can comfortably accommodate up to 4 people, located on the ground floor of a renovated historic building with an lift (NOT suitable for people with disabilities). The property is located in the charming and central Venice Nuova area (ZTL) and boasts a beautiful view of the canals. The Fortezza Nuova is only 230 metres away.

The apartment consists of a living room with a kitchenette, a bedroom, and a bathroom.



The interior layout is as follows:

- LIVING ROOM with KITCHENETTE (induction cooktop, refrigerator, freezer, oven, dishwasher, wine glasses, and various kitchen utensils), dining table, flat-screen TV, and double sofa bed;

- BEDROOM with a double bed and a wardrobe;

- BATHROOM with a shower, sink, bidet, and toilet.



ADDITIONAL AMENITIES AVAILABLE TO GUESTS: unlimited Wi-Fi, fan, independent heating, iron and ironing board, clothesline, hair dryer, and soundproof windows.



PLEASE NOTE:

- There is an internal staircase in the bedroom leading to the loft where the water heater is located;

- The accommodation is suitable for children; however, please be mindful of the internal stairs.



The entire apartment is for the exclusive use of guests during their stay, and there are no shared spaces with the host or other tenants.



We are very flexible and will be happy to arrange early check-ins or late check-outs, if possible, provided there are no other guests checking out or checking in. Any requests can only be confirmed the day before arrival.



Seven days before arrival, you will receive instructions on how to register your documents via our Guest Portal and pay the tourist tax owed to the City of Livorno, which is 1 or 1.70 euros per person per night, depending on the season.

We need this procedure to verify your information and documents and to send the details to the Alloggiati Web police service, which is the Italian system for registering guests staying in Italy.

Turning the air conditioning and heating on and off is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013, and Ministerial Decree No. 383 of 6.10.2022).

Summer: The average air temperature must not be lower than 26°C for all types of buildings.

Winter: The weighted average air temperature must not exceed 19°C. The heating season and daily operating hours depend on the climate zone defined by the regulations.

Livorno Climate Zone D: 11 hours per day from November 8 to April 7.

Upon arrival, you will be required to pay a tourist tax of 1 EUR per person per night, as required by the municipality of Livorno.



The apartment is centrally located in the charming Venezia Nuova area, in the historic centre, which owes its name to the small bridges, canals, and squares that characterise it and evoke the typical atmosphere of Venice. All the city’s main attractions and those of the historic centre are just a few minutes’ walk away, including the Fortezza Nuova, Piazza della Repubblica, the Mercato Centrale, and the Quattro Mori monument, the symbol of Livorno. The area offers all necessary amenities, including bars, supermarkets, restaurants, and pharmacies.
