The rate includes:

- Zer0Dep Guarantee = You do not pay the security deposit on balance or on arrival and you have EuropAssistance coverage in case of accidental damage caused to the property during your stay (up to a maximum of 1,500.00€ and with the restrictions provided).




The rate does not include:

Mandatory extra cleaning in case of the presence of animals (€50.00 per pet per week or part of the week)
tourist tax (where applicable)
Consumption heating with the prices in effect at the time of stay



In the heart of the rural village of San Vicino, in Macerata Feltria, there is a farmhouse in authentic Marche style, once an ancient manor house and today a welcoming home for those who want a stay immersed in the quiet of the hills. Recently renovated with great care, the villa retains the rustic charm of its origins intact: recovered terracotta floors, original doors and exposed wooden beams restore the warm and genuine atmosphere of the houses of the past. The real jewel is the beautiful panoramic veranda, a privileged place from which to admire breathtaking sunsets that dye the landscape with ever new colors. The villa is also ideally located for reaching historic villages and art cities such as Urbino, San Leo, Pennabilli and the Republic of San Marino, as well as the Terme di Monte Grimano and the Adriatic Riviera with Rimini, offering tranquility and numerous possibilities for daily excursions.

Interiors:
The villa is on two levels, connected by internal stairs. GROUND FLOOR — Main entrance into the living room with ornamental fireplace; secondary entrance that opens to a living room with smart TV; kitchen; closet; dining room; veranda with living area; service bathroom; laundry. FIRST FLOOR (attic, accessible by two flights of internal stairs) — A double bedroom with a 1.40m wide bed (suitable for two children or for an adult and a child) with en suite bathroom with shower; two double bedrooms with en suite bathroom with shower; a double bedroom with king size bed with adjoining bathroom with shower. Note: There are some steps to access the bedrooms and bathrooms. Air conditioning in the bedrooms





Park:
The park, completely fenced, covers 4000 square meters and is distributed on several levels. It houses a varied vegetation: olive trees, fruit trees, agaves, aromatic plants, oaks in the pool area, two suggestive horse chestnut trees to shade relaxation areas. An iron pergola with bamboo canes covers the outdoor dining area. There is a non-exclusive parking area, in front of the main entrance, for four parking spaces. N.B.: Please note that photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.




Pool:
The pool is located a few steps from the villa, on a raised level with respect to it, accessible by a staircase and a lawn path. Rectangular shape with access steps, with dimensions 10 x 3 m and a depth of 1.40 cm; covered in dark gray porcelain stoneware; internal lighting with LED headlights; salt purification system. The sunbathing area, with the same coating as the bathtub, is equipped with cold water shower beds. Open from the last Saturday in April to the first Saturday in October.
