The room is spacious and has everything you need. Location is superb with lots of restaurant and cafes and steps to the beach. No parking on site but the host provided parking options. We ended using the one on 7th street and pay 20 dollars every night to park our car. It's a 2 minute walk from the hotel. The only downside, which is out of the control of the host is the noise. The AC was noisy, the bar across the street played loud music until 11pm. The guest upstairs was stomping or doing God knows what. Other than that couldn't complain about anything else.

Overall, the property was clean and management was responsive. At 3:15 AM every morning, however, I was woken up by 30 minutes of yelling and stomping in the suite above me. Perhaps a recommendation to future guests to be courteous would be helpful! This is not management‘s fault. There was an unpleasant odor upon entering the unit, and they offered me to change the following day, but I had already unpacked so it wasn’t convenient. Very convenient location for some of the art fairs for art Basel Miami- you can walk everywhere and one block to the beach!

Fantastic location! The place was very clean. It was noisy at night but expected because of the location. They provided ear plugs. It was super easy to get in and out and felt very safe. It's best to uber vs having a car unless you can find a parking garage. Would stay there again.

Franklin suites was a great place to stay, close to the beach, bars and restaurants. The room was clean and had everything you need. Only issue was when i got to there, i didnt have wifi, and so didn't have the combination to enter the property. But when i rang for assistance the lady was very helpful.

I stayed in this hotel on 25th of April 2025 with my family. Absolutely loved it. It was spacious, clean and comfortable. We stayed in two bedroom suite and the only concern was about air conditioning system of the suit. One bedroom was very cold and other was never cool enough. Thank you very much!

We booked the 2 bedroom apartment. The check in instructions were very clear and check in was a breeze. Accommodations were very clean, beds comfortable. Very well appointed kitchen with dishes for 6 people. The coffee machine with pods is a very nice touch. There was beach towels, which was great. We didn't find it extremely noisy despite many reviews stating that it was. But they provided earplugs for people who needed them. Check out was also a breeze. Did not communicate with the management during our stay so cannot comment on that. Location is awesome, with the beach being only one block away. Lots of options for dining, groceries, liquor store, etc... Parking on the street is not easy however, the hotel provided instructions in the check in for indoor parking close by. We parked at 7th and Collins, car was safe and cost was $20 per day (no in and out). Cannot beat this location, right in the middle of the action. Would definitely recommend.

Very clean , looking as a new accommodation , very modern , everything you need for your stay in family or with friends , nothing is missing ! Best location if you’re looking for the beach and dinning options - Walking distance to Ocean Drive where you have full of option for good restaurants ! I gave 4* because the beds are really not comfortable When in vacation is also important , to have a good sleep ! Sleeping on the The Sofa bed is kind of sleeping on a piece of wood . The Bed is a bit better but still , the mattress not soft and comfortable . Would also be good to provide at least few chairs or a bank on the entrance area , making more welcome for guests when arriving . One more to know is that if your coming early than 4 h p.m. you may have to pay 45 $ US to check in ! Is no place where to sit with the luggage ! Is not at all a welcome entrance ! In front , the building looking as an abandon place with only an announcement for leasing , You may even be surprised by the modern and clean accommodation when getting into your Studio Doesn’t really show from outside ! Is important to work a bit on the building front appearance !
