Great central location in pretty street. Good sized rooms. Nice coffe maker. However, a bit a smell from the drain in bathroom. Also best for people who know each other well as the toilet is in same room as bedroom and has only a glass door (not frosted). Depending on who is your neighbor you are likely to have some noise coming from stairs and it room above as it is a converted house with wooden stairs/door.

We were staying here since we had a reservation at Osteria Francescana. It was the perfect location since it was literally 20 feet away. For the price the set up and amenities are great. We coordinated check in and were able to just leave when we were ready in the morning.

The location was perfect. The property owner was extremely friendly and helpful. And the amenities were nice. It was by far the best showed we’ve had anywhere in Italy in our two weeks here. It is a bit like an American tiny house, in that they had to be creative with small spaces, but we were very pleased.

I stayed on the top floor so the bedroom was located above the living room and it had a skylight. The wifi was good and the place was clean. There was complimentary water and breakfast at a cafe about two blocks away which had great coffee. There were just some features that could've been added to make the place better. A shelf in the shower to put soap and shampoo would've been convenient. The sink wss

Excellent location and amenities. The property was in great condition and laced nothing at all. Internet worked great. Our only suggestion would be that the glass doors on the bathroom be frosted for a little privacy.

Excellent stay right in the heart of Modena. Modern decor and very well designed compact apartment with fantastic skylights. The breakfast provided at the cafe around the corner was also fantastic. Highly recommended! :)

The location of the B&B was great! It was convenient for getting around to all the sights in Modena, but off the path enough to be on a quieter side street. Inside the room was a little noisy- we could hear the people staying in the room below us, as well as the neighbors throughout the night, but there was no outside street noise which was nice. We'd definitely recommend this location!

Great location, easy to find and with a view of Osteria Francescana! A compact apartment inside but it has everything you need. The only drawback was the bed is small and uncomfortable.

Bedroom is separated from the living room by a long hallway, giving the feel of 2 living spaces included in the suite. The windows open to the street where you can hear the sounds of the kitchen of Osteria Francescana prepping for their dinner service later that day. Very clean and nice facilities for a short stay.

Beautiful room, great location, good value
Great check in experience, attentive and friendly staff. Hotel communication prior to stay was very good. The room was spotless, well equipped and very comfortable. Only difficulty was the light switch was a bit funny in the room, use it enough and the light goes off. Nice coffee and well equipped kitchen. This hotel is right around the corner of Osteria Francescana so if you are lucky enough to have a reservation it's the perfect location.

Perfect Location for the Heart of Modena
I was eating at Osteria Francescana so booked this place as it is 30 meters away, and it was a delightful place. I had the two floor suite (just for me). It was modern and clean and a perfect head quarters for wandering the streets of Modena.

Quiet and wonderful
Amazing location on a nice quiet street located a few steps from Osteria Francescana, where we dined. The room was great - clean, private. Breakfast is included with vouchers to a cute, delicious cafe a quick walk away. The only improvements i would recommend is having space to hang towels and having an iron. Showering was difficult without wetting the entire bathroom due to its set-up. Also note there are no elevators so if youre carrying heavy luggage it will be a challenge - there are three floors i think. Otherwise this was wonderful and highly recommended! We will aim to stay here again when in Modena.

OK location but be aware of cigarette smell
We only stayed in Modena for 1 night for the dining experience at Osteria Francescana and picked this property mainly for the location. The property was noted as non-smoking, however there was a strong cigarette smell in the room and made it very unpleasant to sleep through the night. The bathroom is very small and awkwardly designed.

Great little apt. Up a spiral stair case so not for everyone. We loved it. We travelled with our teenage daughter& she had a delegate room & tv. Amazing value. Only issue was another family staying downstairs in other apt had v loud kids. And we could hear everything. So I guess ( tranquility) it depends on your neighbours , on the night! Second night we heard nothing ,when a young couple checked in. But def would stay again. Lady checking us in was v patient explaining the parking etc. Apt is in traffic restricted area. But she gave us a disk to display on car & we found free parking 2 streets over.

Exceeded all of my expectations
This place certainly exceeded my expectations First of all Paola was wonderful. The building was built in 1737 and refurbished to meet all the modern conveniences. The wifi works well and it even has air conditioning. The neighborhood in Modena is fantastic. I felt like a local and actually met owners of a restaurant and a gelato shop. Parking is free and located very close to the apartment. The breakfast is included at a fun cafe around the corner. Everything was just great. Thanks again

Location is not everything
Emilia Suite is an ambitious exercise in tourist apartment industry. It has stylish furnishings and fittings, but it is very very tiny. It is accessed by a steep staircase. Hard to get luggage up and no lift. The bathroom is connected to bedroom by sliding glass door. There is no dishwasher, no service and no privacy. The street which has great location is rather noisy. But there is a laundrette around the corner. And the included breakfast taken at the nearby bar was rather nice.

Efficient and beautiful, at the city center
The place is centrally located. And though small is just so efficiently designed, every square meter maximized. Such a gorgeous place, probably our favorite in this trip. Paula is also very nice and helpful.

Det är ett troligt boende, men det står inte tydligt att det är så många trappor som är ganska svåra att gå i, speciellt med bagage. Det borde också stå att handfatet är i sovrummet och inte i badrummet. Man borde också påpeka att det är extremt lyhört. Vi vaknade mitt i natten av att det lät som om det var någon i vårt kök.

Ligger virkeligt godt for et par dage i Modena - man kan gå til det hele. Lejligheden var udemærket, dog vil jeg sige at i forhold til de billeder vi så på Hotels.com, så var det nok mindre en vi havde troet. Også lidt underligt at der er glasdør ud til toilettet - der var intet privatliv. Det lyder måske lidt negativt med ovenstående ting, men vi var glade for at bo der - det var hyggeligt og meget central. Man kan ikke spise morgenmad der, men får vouchers til en lille café i nærheden og det var super lækkert.

De ontvangst was zeer hartelijk, de kamer schoon en echt heel compact, wel een beetje donker. Het bed was klein, en de douche was een beetje krap. Het ontbijt in een nabij gelegen café was heel goed verzorgd. Jammer dat er geen informatiemap op de kamer lag, zelf geen stadskaart, dat vonden we wel t minste wat er had kunnen zijn. Kortom een leuke kamer, maar niet voor meer dan 2 nachten volgens ons.
