Stylish Escape in Historic Warehouse District
The elegant townhouse at 838 Camp Street was designed by James Harrison Dakin (1806-1852), an influential architect in New Orleans who also designed the landmark St. Patrick’s Cathedral down the street. The land was first owned by Gasquet, Parish & Co., a commission merchant company largely responsible for the initial development of the American Sector. Construction on this townhouse, originally one of nine sister “rowhouses,” began in the early 1840s.
The first known inhabitant of the townhouse was Walter Cox, a cotton merchant and owner of the cotton firm W. Cox & Co. established in 1858. It appears that the Civil War resulted in Cox’s firm going bankrupt, as his home was sold in a sheriff’s auction in 1867. The house was purchased by attorney Alfred J. Philips, partner in the esteemed New Orleans firm of Roselins & Philips. Sometime during the 1870s, ownership of the property transferred from Philips to his brother-in-law, influential attorney John Blackstone Cotton from Georgia, who married Alfred’s younger sister Sophia in 1852. Blackstone served as a New Orleans City Attorney in 1850, as a District Judge (1853-1857) and as Superintendent of Elections (1857-1858). During the Civil War, Cotton served as a Confederate Army Officer from 1861 until he fell ill in the field in 1862.
Margaret Robinson Barnett (1887–1977) purchased the property in May of 1921. Margaret owned and operated “Dixie Stove Works” out of what is now the property’s commercial space at 840 Camp. The company boasted itself as “the South’s largest manufacturer of stove parts.” Margaret and her husband also housed “Roomers” in the properties residential units beginning in 1930. These renters hailed from such varied places as Germany, New York, Louisiana, Minnesota, and South Dakota. The residence had become primarily commercial in the latter half of the 20th century, with Dixie Stove Works as its last commercial occupant.

The place was clean, quiet and comfortable. We enjoyed the stay and it's very conveniently located where everything we were in NOLA to see was walkable. Highly recommend this place.
The property was exactly as listed. Clean and well stocked. Parking was easy and this location was great for walking to french quarter and shopping. Would definitely recommend this property.
The property is just as described. Location was convenient to NOLA transportation. Nice food options within walking distance. Patio and outdoor space is lovely. Plenty of room to enjoy time with friends and family. Wonderful stay.
The property had an authentic New Orleans vibe with a great courtyard and balconies off the bedrooms. Walking distance to a nice selection of fine dining restaurants and away from the chaos of the French Quarter. But close enough to the French Quarter to easily walk.
We really enjoyed our time at this lovely space. It had plenty of space for our family of four. We chose this location outside of the French Quarter, which is quieter. The walk to the French Quarter is about 15 minutes. The WW II museum is right down the street (maybe a 5 minute walk). We also liked the brickwork and history of the property.
It felt like New Orleans (the art work, the Mardi Gras beads, architecture, etc). It’s plenty big and it’s well equipped for what we needed, but we didn’t spend a lot of time there. The beds are comfy. Read the check in instructions well because there are lots of locks and codes (we called it an escape room) but nothing that can’t be figured out. It was a great place for us and we’d stay there again.
We really enjoyed our stay here. It is in a great location. Very comfortable. The beds and pillows were very comfortable also. We had plenty of space, extra towels and blankets with a full kitchen (although we only made coffee since there are so many great places to eat!) it was clean and exactly as pictured. We loved all the doors opening up to the gated courtyard. We had our dog with us and it made taking him out super convenient! I was able to park in an off street garage that was enclosed so my vehicle was safe throughout our stay. I can’t find anything negative about our stay here. We loved it and will return!
I’ll break this down in sections:
1. The location of the apartment is PERFECT! It’s quiet, only a 15min walk downtown, and around the block from several museums (most notably the WWII Museum, a must-see in my opinion). There are also some delicious restaurants; we loved Carmo’s and Bear Cat CBD!
2. Damon, owner, and Don, property manager, are quick to respond — we needed an iron to freshen up clothes before a wedding; they had one on site we could use. They also let us check out an hour later than planned, which was greatly appreciated!
3. It was safe and very comfortable. The apartment is beautiful, and we really enjoyed the neighborhood. I'm happy my family and I stayed away from the French Quarter because we saw a different area of NOLA and we were able to get anywhere within 20mins of either walking or catching an Uber.
4. There are plenty of towels and supplies at the apartment, and the washer/dryer were a serious bonus. It was nice to come back to a restful, homey place after long days out.
I couldn't ask for anything else out of this place, it is as advertised great location clean well and organized. The very best of hosts, it couldn't even be better, we will stay here again in the future.
We had a wonderful stay in the apartment. The location was ideal for us. The kitchen design provides very limited counter area for food prep. The dining table only has wood bench seating which is not particularly comfortable. The master bath tub needs a new shower head. The master bath pedestal sink provides virtually no counter area for a toothbrush, shaving gear or a water glass. The master bedroom walk-in closet has an odd assortment of wire, plastic ann wood hangers…including broken hangers. The master bedroom bed is extremely comfortable.
We come to New Orleans at least once, maybe twice a year, I’ve always stay by Canal st, and was kind of upset we were about 5 or 6 blocks away… until I saw the place and how close was everything. Love your home, thank you for hosting us.

Great for a guys weekend!
Kevin the property manager is really phenomenal! I just wish the cleaning crew was half as good as Kevin.
The property was perfect for our needs. It was a good size, well equipped, and convenient to many parts of the city.
We plan to book again for future stays.
We stayed here the weekend of my daughter’s wedding. It was great place for her to get ready and so comfortable for us as well. It had all the charm of old New Orleans and all the comforts of modern day. It was perfect.
