Great location, great harbor view! Not sure if the restaurant and bar were under renovation or if the rainy weather was limiting, but left a lot to be desired.

This hotel is in a perfect.lpcation right downtown. Perfect for walking to thr many restaurants, bars amd shops. However, this place is very dated. Ot needs a serious renovation to bring it up to the standards for which they are charging.

Staff was extremely friendly and helpful. Shelly and Michael at the Front Desk were especially kind. Scott the bartender and Catherine our breakfast server were both very nice and customer-focused. Location is perfect -- in the heart of downtown Newport and on the harbor! Nice view from our room. Parking was easy and reasonable.

Property is getting a bit dated (no bathroom fan, limited TV channels/operation, deflated pillows) but stay was comfortable and you can't beat the location.
