The Space:

Soft morning light filters across the patio, inviting you to sip coffee as the day begins, while the gentle hum of the nearby community sets a calm backdrop for your Orlando adventure. As the sun climbs, you can picture a refreshing dip in the private pool or a playful splash in the hot tub, followed by an evening of movie magic in the cinema‑game room. The villa’s spacious flow lets you drift from lively gatherings to quiet corners whenever you choose, creating a rhythm that feels both relaxed and exciting.



Sleeping arrangements

Five spacious bedrooms are spread across two floors, offering flexibility for families and groups. Downstairs, the primary bedroom features a King bed for two. Upstairs, Bedroom 2 includes a Toy Story‑themed bunk bed with a twin over queen, sleeping three. Bedroom 3 provides a King bed for two, while Bedroom 4 offers two bunk beds that sleep five. Bedroom 5 contains another King bed for two. With 5.5 bathrooms, mornings run smoothly even with a full house.



Indoor living

Two large living areas give you plenty of room to gather, unwind, or find a quiet spot to work with strong wifi and a dedicated workspace. The cinema‑game room adds a fun layer of entertainment for all ages, perfect for movie nights or friendly competitions. Air conditioning, heating, and a free washer‑dryer keep comfort and convenience at hand throughout your stay.



Kitchen & dining

The full kitchen is equipped with stainless‑steel appliances and everything needed to prepare meals at your own pace. An indoor dining table and spacious seating invite shared breakfasts, while outdoor dining areas let you enjoy meals under the Florida sky. A BBQ grill on the patio offers a casual option for grilling favorites.



Outdoor living

Step onto the patio to find the private pool and hot tub, ready for leisurely swims or soothing soaks after a day at the parks. Comfortable outdoor furniture creates inviting spots to soak up the Florida air, and the BBQ grill adds a simple way to dine al fresco. Free on‑site parking and additional street parking make arrivals hassle‑free.

Located in the gated community of Reunion, the villa sits within a walkable area known for its golf courses and a relaxed 25 MPH speed limit. Residents enjoy easy access to a variety of dining and activity options, from airboat rides to water parks. Major attractions are conveniently close: Magic Kingdom is 8 miles away, SeaWorld 15 miles, and Universal 20 miles.

Guest Access:

During your stay, you will have complete and exclusive access to the entire home and complimentary access to resort amenities such as:



-Seven Eagles: Pool, Spas, Fitness Centers and Linear Park;

-Homestead: Pool, Wading Pool, and Spa;

-Carriage Pointe: Pool and Spa;

-Heritage Crossing: 2 Pools (A and B), Wading Pool, and Spa;

-The Terraces: Pool, Spa, Gazebo, and Pavilion;

-Liberty Bluff Playground and Dog Park;

-Grand Traverse Parkway: Playground and Outdoor Fitness Center.



IMPORTANT: Guests must present an RFID card to access these amenities. RFID cards have a cost of $15 each and must be purchased during your stay. Please note that each card has an expiration date of 3 days. This RFID will ONLY grant access to the community amenities listed above, and we do NOT have access to Reunion's water park.



Guests have the option to arrange tee times at their convenience (Palmer, Nicklaus or Watson Golf Courses). Please note that booking and any associated fees are the responsibility of the guest.



The Neighborhood:

Reunion Resort is a fun-filled luxury gated community that will make you feel like enjoying a stroll around one of the many golf courses. Many people are full time residents, so please drive at the 25 MPH speed limit at all times and watch for golf carts! :) While Reunion has many wonderful restaurants to enjoy, out the back gate, you will find every type of food you can imagine, alligator farms, airboat rides and a flurry of water parks and places of enjoyment!



Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side by side.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not provided. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
