This property is more of a basic guesthouse than a full hotel. The room was clean, which I appreciated, but the “breakfast included” was very limited. You’re asked to pre‑order the night before, and the offering is just one coffee, one drink, and one filled croissant — fresh and tasty, but quite minimal. For the price we paid (around 120 CAD), I don’t feel the value was there, and you can find better options at this price point.
It was a great experience for me and my girlfriend, amazing staff and great sights from the second story. Amazing hotel for the price would recommend 10 times over!!
What a lovely little hotel. Great location to escalators to the historical area. Staff so very helpful and breakfast at the Prime Time cafe perfect.
If walking from train station, make sure you take the mini metro as so many hills and stairs up!
Simple, clean and extremely convenient, although that did mean a bit of street noise. Room was perfect for my needs for one night. Very good value overall.
The hotel was very clean and staff courteous and friendly. The furniture overall needs some refurbishing but on the whole it was quite a pleasant experience. Location was just right outside the city's escalators so made it easy to access the heart of the city and the lower part of the city. Accommodation is very basic but it is ideal for travellers like us who use the room just for keeping bags, showering and sleeping at night since the rooms are not that big.

Right off the bat it gave me a very medieval feel, as a preview of the overall ancient city experience. Across the street from Rocca Paolina and in a 5 minute walk from Piazza Matiotti with its market and shops, another 3 minutes to Piazza IV Novembre.
Very quiet with exception some loud motorcycles in the street nearby. Oyamado, the care-taker is a very helpful and kind man. Massimo, the owner and Oyamado do a very good job keeping the place in order. The escalator to the Main Street leading to San Lorenzo and restaurants are just 10 seconds away from the Hotel. Very convenient, and close to Perugia Train Station as well. One downside is that there is no elevator, the but the steps are not too many.
Nice, basic hotel near the historic centre of Perugia. Mr. Oyamada is very friendly and extremely helpful with loads of local information. Italian breakfast at the cafe 30 seconds around the corner and about a 5 minute walk from the Mini Metro station. Entrance to the old town is across the street. Fruit & veg stall in front of hotel a couple of days a week. Friendly hotel cat that doesn't seem to move from its place in the front hall.
Things started with some fret, because they had chosen a room for me that, albeit very spacious, did not catch the Wi-Fi signal. I told them that I needed it in the room and they managed to get me a suitable one for the remainder of my stay. All in a very friendly and forthcoming attitude.
The location, off the busy touristic center but quite close to it (actually, within meters of the entrance to the Rocca Paolina passage). Highly convenient.
There is a traditional fruit market by the place next to the hotel.
The breakfast is taken in a café attached to the hotel, not in the hotel itself. Quite good, though not varied.
Great location to visit perugia. The hotel staff were friendly and accomodating, the breakfast was just around the corner

Stay at Rosalba
Only there for an evening but was comfortable. Very close to the town center so great for dining out.
This is a very nice hotel with view on old city and directly at the entrance of the old city walls.
To highlight is the friendly service with Japanese roots - really friendly and helpful persons.

This hotel is very near the centre, very friendly and good value for money. The only disadvantage is that there are no carpets and tile flooring so you occasionally hear the chairs in the room upstairs scraping along the floor.
