This restored early 19th-century farmhouse is nestled in the Umbrian hills, 1.3 km from the historic center of Perugia. Five bedrooms, four bathrooms, a Turkish bath, and a hot tub, along with a 5,000-square-meter garden and a 14x7-meter private pool, make up a spacious living area offering complete privacy.



On the ground floor, the floors are made of reclaimed terracotta tiles, and two interconnected living rooms with direct access to the outdoors feature an upright piano and a dining table for eight. Upstairs, the bedrooms—three of which have air conditioning—are characterized by iroko hardwood floors and ceilings with exposed chestnut beams. The kitchen opens onto the patio and the inner courtyard and includes a wine and sparkling wine cooler.



The pool, set apart from the villa, is surrounded by vegetation, semi-dry stone walls, and a wooden pergola offering shaded areas, with a changing room equipped with a shower and bathroom. The ground-floor portico serves as an outdoor living room framed by four cypress trees. On the upper floor, a second panoramic truss-roofed porch serves the master suite, offering views of the Umbrian-Marche Apennines.
