Buen Día is a recently renovated 5-bedroom, 4.5-bathroom Mexican-style villa in the safest and most exclusive area of Playa del Carmen.

Ideal for families or groups (up to 15 guests),

Great stay despite Hurricane Beryl

The property was true to the listing, we loved working with Valentina who was very responsive to any needs. We felt safe in the house due to the storm windows when the hurricane descended upon the Yucatan. The only suggestion I would have is providing better access to clean towels throughout the stay.

Family trip

This house was in a great location. There were so many things we loved about the house, mainly the out door areas. The deck areas and pools were perfect! The house had plenty of room for people to relax on their own. And it had great access to the beach. Just know that it is an older home, it is well cleaned but things need upkeep. Also know that the mattresses are very firm, they were ok for us, but softer would have been nice. And it was a bit hard to not flush toilet paper, but they did empty the trash cans daily. Over all we loved our stay and its location! it is an older house , it seems

Buen Dia becomes Gran Semana (a great week)

This is an interesting home, designed with a large common area on the main floor,opening to a patio. Our group of 13 included 3 children ages 8,8, and 10. The house has many artsy Mexican features, curves, windows, tilework, carved doors, hat racks, etc. Our group immediately felt comfortable in this vrbo. When we arrived, the hosts had placed the 2 tables on end, next to each other, so that we could all sit at the same table for a meal - very thoughtful! There were 15 (table) chairs inside, about half were cushioned. The patio has 3 tables, and comfortable light-weight chairs that are easily moved. Note:This house is not a house for toddlers or young children, as lower stairs do not have rails, etc. The bedrooms were good. One mattress was full of springs, and the owners replaced that mattress immediately the morning I contacted them. Beds #14/15 are an air mattress. The kitchen was adequate, but then a chef cooked our dinners, housekeeping washes the dishes, so there wasn't much for us to do. When we mentioned maintenance issues (knobs, refriegerator, internet,etc) the manager was extremely responsive. After the booking,they sent us proprety guide, very helpful. Then, a property manager takes over, personalized, attentive. . Chef services were awesome, they shop for groceries, cook your menu, set the table, clean up. Big groceries are not nearby, so we asked the chef to pick up some Lucky Charms and Pancake Mix for us so we did not hve to cab to a grocery!

Awesome hoose

The house and accommodations were great and Luca provided great customer service. The big pool Is shared by 4-5 houses but they were empty for the week of our stay so we had it to ourselves. The property is on a nice resort area and the city is a 5-10 drive to get to restaraunts, bars, or wal mart. Would recommend.

Playa Rental

The rental was very clean. There were some problems though. Getting into the neighborhood was difficult and frustrating. Be sure to communicate that you'd like you wristbands upon arrival. Luca, the owner, was not responsive to our calls. We wasted 2 hours driving between different gates trying to get to the rental. The house is large and has a nice patio. However, there is no cozy gathering place. The couch is made of cement with cushions. Something to be aware of if that is important to you. The linens (towels, sheets) need a refresh. The beds are hard and need to be replaced, in my opinion. We left a day earlier and stayed in a hotel so we could get some rest before we flew home. The listing says it was newly renovated but that is not true. Also, there was no Covid testing on site. I emailed about this but he never replied back to me.

The Perfect Getaway Home!!!!

I truly cannot say enough good things about Luca's property in Playacar. The house was absolutely gorgeous and just as the pictures depict it. We slept 10 women very comfortably and still had room to spare. The rooftop pool was our go to hangout spot! Each room also did come with AC so we all slept very comfortably in the Mexican heat. The beach was just down the road, just about a 5-10 minute walk away. The check in process was easy and Giorgia helped us set up shuttles for each of our groups of guests to get from the Cancun airport to the house safely and back again for our flights home. The house is in a gated community and surrounded by hotels and resorts which provides a sense of ease when walking in the neighborhood. Within the community just 10 minutes down the road are restaurants, bars, shopping, a 7/11 and most importantly a starbucks!! The property is also only about 10 minutes from downtown playa del carmen by cab. We also opted to have the private chef services for each breakfast and one dinner and the chefs were absolutely phenomenal, the food was delicious and fresh and each day started off right because of it. We also used the yacht services through Valentina to help us book a private yacht in Cancun that was one of the highlights of our weekend. Overall, the property is beautiful, the communication with the property managers was easy and made our stay that much better. If you are looking for a home away from home in Play del carmen look no further!

Excellent location, but the property did not meet expectations

We were very excited to stay at the property for our recent vacation to Playa del Carmen. There were 6 adults and 7 kids (ages 10-12) in our group. We were pleasantly surprised by the location - especially the safe and beautiful Playacar neighborhood, and proximity to a beautiful beach and to downtown Playa del Carmen. We also loved the pool, tennis courts and the large outdoor patio with plenty of table and chairs. We were also pleased that there was enough seating in the dining area to accommodate our large group. The house had enough bedrooms and bathrooms to accommodate our large party, however it was lacking an area where we could all relax comfortably together inside the house. The furniture and beds in the house were very hard and uncomfortable, and there were many bathroom fixtures that were broken. Luca's property manager responded quickly when we notified him of a broken oven/blown fuse by arriving the next morning to make repairs. Be aware that the Hot Tubs are jetted tubs, but the water does not get hot. The stairs in the home are very steep and have large gaps which could be a concern for families traveling with small children or seniors. Also, the first step leading down to the pool and tennis courts has a very steep angle which was also a safety concern. To make the home more comfortable for future guests, we would recommend adding more towels (especially for large groups of people), more toilet paper, and more paper towels. The home is old and in need of repairs to bathroom fixtures, tiles, etc. A railing should be installed on the stairs for safety and the first stair leading down to the pool should be repaired to level. There were ants in the kitchen the day that the cleaning crew was there, likely caused by leaving the side door open for an extended period of time. Overall, the home is in need of repairs and updates. Overall, we had a wonderful vacation in Playa del Carmen and we enjoyed the outdoor areas of the home and the nearby beach very much.

AC leaks BAD and mold

The ac in the master bedroom leaks extremely bad. Not just a drip. It floods the main bedroom. The mains suite smells and had black mold.

Playa Stay

A group of 6 friends all met up at the house for vacation. It is situated in a very very nice neighborhood and is a short walk into town for anything you need. The property is very large and we were easily able to spread out and relax. Daily room cleaning and exterior property cleaning was very nice. They work in the background and you forget they are there. The kitchen is not recently part of the renovation and the stove and microwave are missing knobs. The outdoor kitchen was amazing and got a lot of use. Overall it was a pleasant stay. The only negative part was getting in and out of the development. It was very inconsistent with security. 1 day you would have to leave your drivers license and get a number card, the next day you didn’t. Getting in and out of the gate by taxi was pretty inconsistent. Depending on who was working, they would want to see proof of your registration and your ID. But we made it work and had fun.

I LOVE PLAYA

Amazing gateway in Playa del Carmen ! We stay in this amazing villa literally at few steps from the caribbean beach. The "difficult" part was to leave the house because it an heaven on hearth. with a private swimming pool on the back yard deck and jacuzzi tub o the roof deck. Highly recommend this place for a family and friends group hang out and chill. the outdoor kitchen was a plus

highly recommended Villa

we choose this villa randomly after having issue with another renter not affiliated with this villa. Our Stay was short but Lovely. The House is really clean and spacious. It feel really safe inside a gated community with 24/7 security check. We really enjoy the out door kitchen, buy the private pool, for our evening dinner. Amazing beach at @500 foot We are definitely coming back close to the end of the year. Thanks to the host for the quick accommodation and help

Luca's house saved our vacation!

We arrived in Cancun, for our 2 week Christmas vacation, only to find that the house we had rented through VRBO was a fraud. Our experience with VRBO was terrible but that is another story. Looking for alternative arrangements 2 days before Christmas was a nightmare! We found Luca's house and he made arrangements for us to make an emergency landing, the same day. He was attentive to all of our needs and arranged daily cleaning. House was clean, close to the beach, everything you needed was available. We had a small problem with one AC in one of the bedrooms and Luca came right away to get it fixed. They also didn't upcharge for electricity like others do in Mexico. Great neighborhood, we loved the restaurants. Walking distance to 5th Ave. House does have a lot of stairs but there are bedrooms on every floor. I called it my Mexican butt lift! Our son referred to it as the lighthouse. We would definitely return!

Very stressful

The villa is a cool place, decent location in Playacar phase 1, always felt very safe. We felt quite swindled once we arrived. We were told that there would be no early check in before 3pm (which is completely reasonable) because the owner told us that it was due to having nobody in villa for 24hours for COVID restrictions. We arrived at 3pm and the cleaning crew was still cleaning garbage everywhere which means we were lied to about COVID safety and 24hr rule. Next there were signs everywhere stating we would have to pay $10 per use for kitchen grill and outdoor grill which was never stated prior to our stay. We never got to enjoy cooking at the villa due to feeling nickel and dimed. Signs everywhere about not touching pool lights or we would be fined, towels on ground fined, seemed like everything had an extra price. The worst part was we were supposed to be supplied with bracelets to enter and exit the gate but instead we were told it was easier to use our ID for pass each time at gate. I’ve stayed in Playacar before and have NEVER had to deal with the daily stress of the gate situation. IT WAS AWFUL and when I contacted host he said to get us bracelets we would be wastin our trip to receive bracelets. but instead we had trouble every time we tried to leave and come back to villa. If you stay here be sure to bring every amentity you would want including all water you will want, even down to salt and pepper if you are going to cook. All in all if you’re looking for a place that’s decent not great then stay here, but was by far the least relaxating and quite difficult time we’ve had in playa del Carmen so far. Truly disappointed.

The house is filled with art treasures - tile and stain glass wonders. It is an older house that reflects Mexican charm and colour. The three pools kept the kids busy - the outdoor patio was where we spent most of our time - it is a short walk to the beach - and watching the sunrise from the rooftop cabana was great. The Playacar area is very secure and everyone is extremely friendly. Don’t forget to visit Xel-ha and Xcaret, the latter being just a short taxi ride away. Did we love this house - absolutely!!

Amazing Rooftop Bar

I rented the place for the 3 pools, but the rooftop bar was the best. The rooftop pool is not a hot tub. The place is amazing, super quick walk to the beach. Luca was responsive when we had any issues.

Amazing vacation home

My family and I had a wonderful stay at this lovely vacation home. It had everything we needed, the beach was close, the pools were delightful, and the rooms had air conditioning. We were pleased that there was plenty of filtered water to drink, and enough space for 11 of us to dine together either inside or outside. We slept comfortably, and enjoyed days walking to playa del Carmen or venturing to nearby sights like Tulum or Cozumel. Luca and Nicola are wonderful hosts and made sure that our needs were met. Thank you!

Great stay at Buen Dia!

We had an amazing week at Buen Dia Playa! The house had a lot of character and was perfect for our three families (6 adults and 6 children). We thoroughly enjoyed the pools, the tennis court, and most importantly, the beach. The walk to the beach was great! The upper deck was festive and charming. It is obvious that Luca and Nicola have taken recommendations from previous renters seriously and improved many things. The house was well equipped with water, TP, towels, etc. Norma came to clean every day and was very sweet. We loved the location and felt very safe. To quote one of the kids on the trip…”Best vacation ever!!” We can’t wait to go back. Cheers!
