Villa Madonna di Costantinopoli is a magnificent and luminous historical villa nestled on a hill in Praiano, offering breathtaking panoramic views of the sea. This luxurious residence, full of character, overlooks the sparkling waters of the Amalfi Coast and the picturesque village of Praiano. Set amidst fragrant lemon groves and olive trees, the villa offers a truly spectacular setting. From its elevated position, you can take in stunning vistas stretching from the island of Capri to the Faraglioni rocks, Positano, the Sorrentine Peninsula, and the famous Li Galli Islands.

The first terrace, accessible from the living room, is 20 sq. meters and comes equipped with tables and chairs. The second and third terraces, located on the second floor, each span 40 square meters and are partially shaded by a pergola with a bamboo roof and lemon trees. These terraces include seating areas, sunbeds, an outdoor shower, and a brick barbecue and wood-burning pizza oven. From here, you can enjoy stunning views of the sea, Praiano, and the Amalfi Coast, as well as the distant Li Galli Islands.
The fourth terrace, at 50 square meters, is accessed from the third and fourth bedrooms and features a pergola with a bamboo roof, built-in Neapolitan 700s maiolica benches, and additional seating areas. The fifth terrace/solarium, 15 square meters, offers a glass wall and sunbeds, perfect for sunbathing or enjoying the view. The villa interiorly covers over 500 square meters and develops in different levels, the ground floor is home to a spacious living room with high vaulted ceilings, original handmade terracotta tiles, and classic furnishings, including antique pieces. It features an elegant stone fireplace and is air-conditioned. The professional kitchen is fully equipped with modern appliances, including a five-burner gas stove, electric oven, large refrigerator, dishwasher, microwave, coffee maker, ice maker, kettle, and toaster. A dining table can comfortably seat 10 guests.
The second living room, accessed through an archway from the first, is elegantly furnished with long sofas and an armchair. It is air-conditioned and offers two large windows with views of the sea and the Li Galli Islands. From here, a mezzanine level with a queen-size bed and a single bed is accessible via 13 steps. The mezzanine leads to the pool area with magnificent views of the coastline.
The lower level of the villa features a sauna and a full bathroom with a washbasin, toilet, and enclosed shower. A massage room is also available upon request.
The first floor includes a single bedroom with en-suite bathroom and a small furnished garden. On the second floor, there are two more bedrooms—one with a king-size bed and the other with two twin beds, which can be joined to form a king bed. Both rooms share a spacious bathroom with double sinks, a toilet, and a Jacuzzi bathtub. The bathroom is beautifully tiled with handmade mosaics.
The villa also includes a laundry room equipped with a washing machine, dryer, iron, and ironing board.

Villa Madonna di Costantinopoli is ideally positioned for exploring the Amalfi Coast. It’s just 6.5 km from Positano, 8 km from Amalfi, 30 km from Pompeii, and 60 km from Naples Airport. Capri is a 45-minute boat ride away. The villa is also conveniently close to local restaurants, bars, a pharmacy, and grocery stores. The nearest restaurant (Kasai) is 200 meters away, with a grocery store 300 meters away offering free delivery service. The closest bus stop is just a few meters from the villa, and the "Gavitella" beach is 800 meters away, accessible by 300 steps, while "Marina di Praia" beach is just a 5-minute drive.
