Located between Queenstown Airport and the town centre, you'll enjoy the perfect balance of convenience, comfort, and alpine charm.



The Space

A three-bedroom home set over two levels, on Frankton Road between Frankton and central Queenstown. The living areas look out to sweeping views of the Remarkables, partially blocked by the surrounding trees.

The open-plan living, dining, and kitchen area features soaring timber ceilings, large picture windows, and beautiful views across the surrounding hills. Whether you're sharing a meal, unwinding by the fire, or planning the next day's adventures, there's plenty of room for everyone to gather.

Families and groups will love the dedicated games room, complete with a Pool Table and additional space, giving both adults and children room to spread out and enjoy their stay.



Bedrooms: Three bedrooms, including a master with ensuite.

Bathrooms: 2.5 bathrooms. Both full bathrooms have standing showers.

Living areas: Open-plan living with fireplace, smart TV and courtyard access.

Kitchen: Fully equipped with fridge, living & co microwave, dishwasher, living & co coffee machine, kettle, toaster.

Pool Table: Please handle all cues, balls, and tables with care so they remain in excellent condition for all guests.

Outdoors: Due to the property's hillside location, there are steps and sloping outdoor areas. Please take care and supervise children at all times. There is a courtyard area off the lounge with outdoor table and BBQ.

The garage is not for guest use, however parking is widely available at the top of the driveway.

Let us know your preferred configuration at least 3 days before arrival. Changes requested after this time will incur a fee of NZD $100 per bed plus a NZD $10 call-out fee if requested after check-in, which covers our external cleaners coming to rearrange beds and fit new linen.



Guest Access

Guests have exclusive access to the entire property, including the games room, kitchen, laundry facilities, outdoor areas, and parking.

Please note: blocked-off areas exist — a steel/well stairway, and a side-of-house steel/well with slippery railway sleepers are not for guest access.



The Neighbourhood

Situated in one of Queenstown's most convenient locations, you'll be within easy reach of local ski fields, and hiking trails.

A vehicle is recommended for exploring Queenstown and accessing the ski fields.

Public transport is available nearby, with regular bus services connecting Frankton and Queenstown.

Other Things to Note / Good to Know

Stairs: 14 internal stairs from the ground floor lounge landing up to the second-level landing

The property has a steep driveway, please be careful during the colder months.

Native birds and animals such as deer and goats are frequent visitors to the surrounding trees, making this a peaceful place to relax and enjoy the natural surroundings.

Water: Runs on a hot water cylinder (200 L) with a set amount, so larger groups should space out showers. If the hot water runs out, please allow 3–4 hours for the tank to reheat

Power: Running too many appliances at once may trip the power

Fire alarm: Sensitive, so please take care when cooking and have the extraction fan turned on

Extra linen and a mid-stay clean are available for a fee.

A BBQ can be arranged for NZD $60, covering the gas bottle, BBQ use, and a professional clean afterward.

Baby Bundle (portacot, high chair, baby bath) is available on request for NZD $50.



Please make all requests at least 3 days before arrival — later requests incur an additional NZD $10 call-out fee.



The first round of amenities is complimentary. If you're staying more than 5 days, we'd recommend picking up extra during your stay.



House Rules

Maximum of 8 guests, with children aged 0–2 staying free.

At least one guest must be over the age of 22

No pets, parties, or smoking/vaping indoors — and please, no glitter

This property is in a residential area; quiet hours run from 10:00 PM to 7:00 AM.
