The Space

A private, self-contained top-floor apartment in Fernhill, with an open-plan living space that flows onto a sunny, view-filled balcony. Fully separate from the rest of the house, with its own entrance and no shared spaces.

Upper floor: master bedroom, living, dining, kitchen, bathroom, laundry

Ground floor: entrance

Bedrooms: Three bedrooms, with view of the Remakrs and over the lake.

Bathrooms: Two full bathrooms. Ensuite with standing shower; Main bathroom with standing shower and bath (separated) - toilet separated.

Living areas: Open-plan living with heat pump.

Kitchen: Fully equipped with fridg, dishwasher, oven, gas cooktop, microwave, kettle.

Balcony: Front balcony with seating; rear balcony with limited views.



Standard configuration:

Bedroom 1: 1 King Size Bed which can split into two singles

Bedroom 2: 2 Single Beds which can be zipped together to form a King Size Bed

Bedroom 3: 2 Single Beds which can be zipped together to form a King Size Bed

Bedroom 1: 1 King Size Bed or 2 Single Beds

Bedroom 2: 2 Single Beds which can be zipped together to form a King Size Bed

Let us know your preferred configuration at least 3 days before arrival. Changes requested after check-in incur a fee of NZD $100 per bed plus a NZD $10 call-out fee, which covers our external cleaners coming to rearrange beds and fit new linen.



Guest Access

Guests have full use of the property — kitchen, lounge, bedrooms, bathrooms, and balcony.

Guests do not have use of the garage.

Nearby: this property is just 2.25 km, a quick 3 to 5 minute drive to the town centre where you will find Alpine supermarket and popular spots like the skyline and Ferg burger.

Distance from nearest supermarket: Four Square Queenstown, cnr Stanley & Shotover St — 3.0 km (On The Spot Fernhill Grocery is closer but is a convenience store, not a supermarket)

Other Things to Note / Good to Know

Stairs: internal and external: External stairs from driveway; internal staircase with 15 steps

Water: Runs on a hot water cylinder (250 litres) with a set amount, so larger groups should space out showers. If the hot water runs out, please allow 3–4 hours for the tank to reheat

Power: Running too many appliances at once may trip the power

Fire alarm: Sensitive, so please take care when cooking and have the extraction fan turned on

Extra linen and a mid-stay clean are available for a fee.

Baby Bundle (portacot, high chair, baby bath) is available on request for NZD $50.



Please make all requests at least 3 days before arrival — later requests incur an additional NZD $10 call-out fee.



The first round of amenities is complimentary. If you're staying more than 5 days, we'd recommend picking up extra during your stay.



House Rules

Maximum of 6 guests, with children aged 0–2 staying free.

At least one guest must be over the age of 22

No pets, parties, or smoking/vaping indoors — and please, no glitter

This property is in a residential area; quiet hours run from 10:00 PM to 7:00 AM.
