This charming property, which is located in the popular Pelican Watch Villas, has lovely oceanfront views and overlooks a pristine and secluded beach. Situated on the first floor of the villa complex, it is a great spot to enjoy a Seabrook Island beach vacation. Dine on your own balcony while dolphin, shrimp boats, and windsurfers glide by.
The master bedroom features a King size bed, ceiling fan and en-suite bathroom. For added convenience, there is a second bathroom located in the hallway for guests and a queen sleeper sofa in the living room. The open kitchen is fully equipped allowing you to cook while enjoying a glass of wine and the view all at once! Small dogs are welcome with a non-refundable pet fee.

The Lake House at Seabrook gives access to an outdoor pool, kiddie pool, and playground complimentary to all Seabrook guests. There is also an indoor heated pool, fitness center, fitness classes, and library (additional fees will apply to the activities you choose). The indoor pool and fitness center are an additional fee of $15/per person/per day.
The Club at Seabrook allows guests to access the two championship golf courses, Racquet Club, Equestrian Center, ocean front pools, and all dining options. Each property is individually owned and has different membership levels. This property has access for an additional fee- Low Season Fee (Jan 1 – Mar 1): $45/day or $255/week | High Season Fee (Mar 1 – Oct 31): $55/day or $315/week. All other activities are an additional cost. ACCESS NOTE: These club access fees apply to 2026. If you are booking early, please note that club access options could change in 2027.
Seabrook Island Vehicle Fee Required: Seabrook Island requires that all rental guests to pay a $40 vehicle fee (one-time, per car) in order to receive a gate pass and be allowed to enter the Resort community. The vehicle entry fee, calculated as the maximum number of vehicles allowed at the home, will now be included as a line item expense in your rental total. Number of vehicle passes needed may be discussed and confirmed with our Sweetgrass team members after booking.

Lovely place with amazing views and access to the beach. It was a bit noisy with tenants above and next door but overall wonderful. Kitchen well stockedClean and tidywould Highly recommend!Bathroom toilet needs to be fixed and key is not very accessible.
This was a great Condo. Very comfortable, clean. Deck was perfect for relaxing and enjoying a great view. Great for pet too. Senior bind dog had no issues here. Plenty of places to walk your pet safely. Convenient shopping center nearby. Very calm and relaxing community. I noticed the kitchen had new PFAS free cookware!!! Had all nice plates, glasses, utensils, pots and pans. Everything needed to cook with, just bring your own spices.

Wonderful location ,quiet beach! The villa we stayed in needed some updates! Carpet very dirty! Sliding door was hard to open. Would get stuck and get off track! Ceiling would drip with moisture. On a positive note, The bathrooms were clean but could also use some updates. We did appreciate the fact this was a pet friendly unit!
This was our 3rd stay at pelican watch, first stay in this unit. Location was great. Unit was good but had a few small things that stood out that may help in the future;
The rear sliding door curtain is not large enough to cover the whole of the glass, so if you have people sleeping in the living room this can cause some issue.
We were unable to get a key for the door to the porch from the stairs as the front door key didn’t work and the front door lockbox code didn’t open the lockbox in the rear. Wasn’t enough trouble to escalate to the property manager but made us work around it when going to the beach.
This place was great and just what we needed for six weeks of remote working right on the ocean. Clean, great service from Sweetgrass properties who manages the rental and you cant beat the location. Dog friendly as well
This is a great location and set up for anyone traveling with pets. First floor access with carpet and furniture that is “loved” so you don’t have to worry.
Club amenities is a bonus ! This is our second stay in this property. We enjoyed our stay .
We loved the serenity and quiet setting. We enjoyed the wildlife, deer and dolphins, The bicycle rides through the island and beaches. We get safe from COVID and had the best weather, even with Hurricane Zeta. Highly recommend and hope to return again!
The property was exactly as advertised and having two children 2&under, the close beach access was incredible. Unit smelled great and clean when we arrived. Our only note is that the queen pull out sofa bed is quite uncomfortable. It’s perfect for those only needing one bed.
Great location...close walk to beach! Updated kitchen and nice back porch overlooking beach. Needs updating in bathrooms and ceiling fan on back porch. Had an overall musty smell I could not place which I tried to cover up with Frebreeze
Just what we needed. Loved the view over the dunes. Gorgeous sunsets. Easy walking to the beach. Accommodations were comfortable. Nice jumping off location to visit family and friends in Charleston. Sweet Grass property management was a delight to deal with. Just be aware that some Seabrook amenities are not available in February.
We had a lovely stay at Pelican Watch with beautiful views. Our 2 small dogs enjoyed the beach as well. As far as the cleanliness of the condo upon our arrival, it was not so good. The kitchen cabinets had food and splatter on them and the dishwasher had residual Mac and cheese in it. The refrigerator also had food debris and such on the shelves and in the vegetable drawers. Human hair was still present in the master bathroom shower and on the tile floors. The glass on the dining table, coffee table and glass sliding doors were dirty with finger prints and smudges. There was no cleaning products to clean with, no kitchen towels, no kitchen garbage bag which would have been nice for our first night stay. This condo also did not provide beach towels.

Overall great trip
We arrived after the stated check in time only to find the property had not been cleaned, so first impression wasn’t good. I called the property manager’s office and after some back and forth, they were able to locate and send in a cleaning crew. Since it was a weekend and after hours, it took some time for the crew to arrive and clean up the property; this resulted in some definite inconvenience on my family since we had been in the car for 5 hours and now the start of vacation was put on hold. Sweetgrass Properties did make it right and refunded us for the first night which alleviated much of the frustration we felt. After that incident the rest of the week went fantastic and proved to be one of the best vacation we have ever taken. The property itself is comfortable and inviting, also being on the bottom level makes for easy access when carrying luggage or heading out to the beach. Everyone we encountered was polite and friendly and the beach itself is quiet and clean. Lots of wildlife to experience and enjoy. We will definitely be back.

Upon entering the condo there was an odor that smelled like dog urine, to make matters worse the air freshener that housekeeping used made the smell worse. We left a day early because we couldn’t stand the smell anymore. I told my husband that I felt like I needed to have my lungs cleaned out after breathing that odor in for so many days. The carpet seriously needs to be replaced, it is so dirty, I hated for my dog to even touch the carpet. The blind in the bedroom is messed up, we couldn’t lower it, we had to hang a blanket over the window. The dining room chairs need to be fixed, the legs are loose and some are close to falling off. The patio furniture is not in the best shape, stuff is pushing thru the bottom of the chairs. This whole condo needs some serious love and attention. The plate covers and receptacles are even messed up, I was afraid to use one of the receptacles because it was so loose. I am highly disappointed. I certainly expected better especially considering what we paid for our stay.

The curtains hanging in front of sliding glass door were not the ones shown on line and were too long and didn’t completely cover the glass so you could still see in and we were on the first floor with people walking past The sliding glass door looked horrible and was very hard to open and close and there was no screen to be able to have the door open
The lamp on the end table was broken and wobbled when you went to turn on
The only outlet you could reach in the living room was beside the tv was loose and had wallpaper over it
The main guest bathroom had a cheap stiff see through shower curtain
The light switches that operate the hallway and living room are old and loose in the wall and hard to use
The master bedroom door would not stay shut
The master shower/tub water faucet was very hard to use and turn off Especially for my 84 yr old mother
The patio furniture was outdated and there were 3 cushions in the loveseat and main chair to sit on and it was still hard to sit on and get out of
The door to the back stairs to go out on the boardwalk to the beach was hard to open/close

Excellent accommodations and perfect location for sunsets and privacy within Pelican Watch. Recommend bringing beach towels and condiments for cooking if plan on making meals in the condo. The kitchen is fully stocked with utensils but no stocked condiments like salt, pepper, oil, etc. The coffee pot did not have a filter so I purchased a reusable one and left it behind. There was a little mishap with the code for the key box that was provided in the app but it was easy to contact the property management and get the correct code! The carpet does need to be replaced but it was nice to not have to worry too much about it since I brought my dog with me. This is an excellent dog friendly place. The bed was super comfy and it's a really nice and quiet space. I will definitely return! Very low key and laid back atmosphere. Just the spot for the relaxation I was seeking.
Pros: location and layout of the condo. The location to the beach was amazing and the beach was wonderful and not crowded. The pool was close and a wonderful place to swim and have drinks :) The kitchen was updated and it was nice to have two full bathrooms.
Cons: The carpet needs to be cleaned or replaced. It smells musty and had obvious stains. It was HOT IN THR CONDO AND YOU COULD
NOT CONTROL THE THERMOSTAT. You can hear everything the neighbors do upstairs. It was so loud and you hear everyone including their dog running. The toilets are too small and don’t always flush.
Had a wonderful time! Beautiful beach and area. Loved that it was pet friendly and we could bring our dogs! Also loved the Beach Club and pool. Would definitely come back again!
This was our first visit to Seabrook. The island is beautiful. Definitely recommend renting bicycles, riding around the island was a lot of fun. If you love to go shelling while at the beach, this is not the place for you... the big sand bars of the coast keep the shells away. I saw maybe 10 seashells all week. The wildlife on the island is fun to watch, deer are EVERYWHERE. Also, the best beach (North beach) is either a bike ride or a car ride up the island to a beach access. As far as the condo, the kitchen supplies were mediocre. Take your own baking sheet.

Seabrook Stay
I thoroughly enjoyed my stay at your property. The home was clean and convenient. The only items that I would call out that may need to be addressed are not being able to get the dishwasher to work properly/run (certainly could have been user error!) and the master bathroom shower drain being clogged and water filling the tub. Otherwise, I thought the property was great!

Powdered laundry detergent was provided, but the washer had a sign on it that said to only use liquid detergent. Internet reception in the bedroom was poor. In general, the unit should be inspected and repaired.

We loved the view, but the unit is in poor repair and we had issues with club access.Among the issues: dishwasher was broken when we arrived, screen door was broken and without a screen, the lock on the door to the beach was broken, the door to the master bathroom was warped and did not close all the way. Also, when we picked up the amenity card it had a sticker on it that said to call the rental agent for club access. When we called they said to just use the amenity card. We were denied access to the beach club. When we went to the amenity office we were told that the owner was not current on his dues when the card was issued, but had since paid so they issued us a new card. The rental office should not have rented us the unit if the dues were in arrears and/or, when we called with the issue, Sweetgrass should have addressed it and saved us the embarrassment of being turned away at the beach club.
