This cozy apartment can host up to 2 adults + 1 child under 14, due to a clever distribution of the spaces – the third person would stay in an extra bed.



The modern alpine style, fulfilled by the natural and biological materials, will let you feel at home in the Dolomites. Its composition foresees a bedroom with open living room, equipped with a double or twin bed and a flat screen satellite TV and a small separate kitchen.



Due to the partial division of sleeping and living area, this flat result particularly comfortable and offers a modern bathroom with shower. The mentioned small separate kitchen comes with the most modern equipment for your stay, just like a dishwasher, combined oven with microwave, fridge with freezer, coffee machine, kettle, cooking plates, kitchen utensils, cutlery, dishes and much more.



The apartment is located on the first floor and is reachable only by stairs.



The wonderful view on Dolomites can be enjoyed on the furnished balcony.



You will also enjoy having Wi-Fi, towels and linen at your disposition for free.

You will love its sunny garden, furnished with lays, where you will be able to relax after a hiking day, enjoying a breathtaking view on the Dolomites.



Its apartments, realized with natural and biological materials like local wood, will surprise you with a perfect symbiosis between modern and traditional alpine style. They will spoil you with high quality furniture and love for the detail.



You will be able to enjoy your summer or winter holidays at their top, because the Residence Luzerna offers everything you need for the perfect holiday in the Dolomites: free outdoor parking (one parking per apartment), indoor parking (for surcharge – max. two cars), lift, free wi-fi and a small spa with sauna.

Some houses have remote check-in at the house with code access, we ask you to contact us about this at least 48 hours in advance to check if the house you have booked is among them.

Not all houses allow pets. To avoid misunderstandings, we ask you to inform us by separate mail if you intend to bring them with you. In houses where pets are allowed, there is a surcharge of € 15.00 / animal / night. Baby cot, high chair and cot rail are available for a fee and must be booked in advance.

Check-In after 7 p.m. only possible with prior notification by 6 p.m. day of arrival and upon submission of required documents and payment of tourist tax + extras by credit card for check-in

Heating is on from October to April (during this period the heating is not on if the outside temperature exceeds 15°c or if the inside temperature reaches or exceeds 21°C)

Charging of electric vehicles or other storage devices not permitted, unless otherwise stated in the advertisement. If allowed, it is available only after reconfirmation by MUSE.holiday and at a variable extra cost.

In case of wasted electricity, gas or other utilities there is an additional cost (e.g.: lights on all day in the absence of guests, heating running with open windows).

It is duty of the guests to open the windows at least twice a day, once in the morning and once in the evening, for at least 5 minutes each, to let humidity exit the apartment and avoid mold formation. If this rule is not respected and mold is found upon departure of the guests, costs to restore the apartment integrity will apply.

Due to the geographical location, Wi-Fi may be interrupted or slowed down, so this service is not always guaranteed.

The house is not equipped with foodstuffs such as cooking spices or various consumables such as shampoo, soap, etc... Any consumables present are intended only as a welcome kit and will not be refilled during your stay.

The payments required to enter the flat are the tourist tax + pre-authorization through SWIKLY of the security deposit by credit card of 500€.

If not previously agreed, the physical keys, the benefit card and other accessories provided at check-in are to be returned to the MUSE.holiday office in Via Arnaria 9A in Ortisei, otherwise 50€ will be charged for key collection.

The final cleaning amount covers a standard cleaning only. It does not include the washing of the dishes and the removal of trash from the apartments to the indicated spots. Therefore, excessively dirty apartments, dishes not washed, and trash not removed will be amended with a variable extra fee, basing on the entity of the working hours surplus.

Before the check-in starts you will have to obligatory proceed with the online payment of the deposit, nothing will be deducted from your credit card, pre-authorized, or blocked. This will not even affect the limit of your credit card!

Well designed and well appointed apartment short access to skiing, restuarants, and the supermarket. good ski room, sauna and the communcation for check in and departure excellent. Great for up to 3 people who are keen skiers.
