"This was not a cottage but a appartment. It should not be marketed as Cottages,it was not soundproof and we could hear every foot step the people above made. The people who owned it know it and gave us a partial refund for the 2nights we stayed.It was a huge problem , but owners very nice."

"great location on the edge of Oakham, easy walking to shops, cafes, pubs etc. Road parking was fine but the road is quite narrow with cars parked up both sides. lots of outdoor activities at Rutland water. Only 20 minute drive from the historic town of Stamford.plenty of hot water and house lovely and warm."

"Enjoyed our stay in a garden room. Although the gardens aren’t totally finished it’s nice to see the progress being made and on a sunny day it’s nice to have direct access. Fantastic meal in the kitchen restaurant. We had dined in prevost on previous occasions but the standard of dishes in the other restaurant was great. Friendly reception when we arrived. Breakfast is fantastic. If you are looking for a night or two to relax in a pretty and period setting then this hotel is recommended."

"This hotel exceeded my expectations. When you entered, the first thing that greets you is the fresh smell. Everything was so clean. Greeted by a staff member who spoke like he was in the ritz hotel. Old fashioned customer service. Wonderful! Room was clean, even the toiletries in the bathroom were good quality. Restaurants nearby. So pleased that we found this gem! Wouldn’t hesitate to go back."

"Basically an overnight stay in the area which appears sparse in terms of quality hotels. Paid £111 for a room only with the quality being on a par with travel lodge at more than double the price. Food at the Tulip Queen was over priced and poor quality, which saw me pay £29 for a very small starter, cheese burger and a cask ale. Shocking really. I won't be booking again. Room was small and very basic, very uncomfortable as well as the two bags of cement portraying to be pillows. Avoid if you can"

The evening meal I had with them was okay, starter and sweet were fine, main course was a little bit dry and I told them about a so they refunded me on that item. Ithink they have only one kitchen catering to all and they were also catering to a large wedding party that night, No problem,I got my bill adjusted accordingly. Lovely hotel with wonderful views of the Cathedral, just needs an update on the rooms to bring them to pine furniture and tubular steel furniture, painting around winerssill and a clean windows policy from a good external window cleaners and you are ready to go into inviting long term guests 3 or 4 days stay who would love to look around Lincoln and all its historical background."
