Need to Know
-Renters between ages 18-25 must pay REFUNDABLE damage deposit of $1,000.
-Property is monitored by a camera at the entrance above door and another on the garage looking to the backyard.
-After booking you must sign a contract and send a copy of your ID. YOU DO HAVE TO SEND IT WITHIN THE FIRST 24 HRS.
-Dogs are welcome with a $150 pet fee per pet.
- The cleaning fee only covers up to 8 people. If you have more then eight people then it will be $25 per person extra
-Down payments are either $1000 or 10% of your total (whatever is greater-than)

Essentials:
-Bed linens and bath towels are provided for guests use.
-Basic essentials such as toilet paper, paper towels, dish detergent, and garbage bags are also provided to get you started with your stay.
-Kitchen is well stocked with pots, pans, and kitchen ware.

Note: Pool heaters run from Nov 1-April 1 (if pool is not reaching 80 degrees earlier then Nov 1, then we will turn the heater on for your stay, otherwise if the temp is 80 or above we will keep it off. Pool heaters do not run 24 hours a day. Pool pumps run 8-12 hours a day and that is when the pool heaters work. Additionally, pool heaters may not reach temp if when temps drop into the 50s or lower.

Please be advised: Due to our property management account with VRBO, we collect the remaining balance if you are outside the 60-day window after your check-in date and after your down payment has been made. Payment can be made via PayPal with a 4% convenience fee, Zelle with no fee, Venmo with no fee if sent as friends and family, check with no fee, or credit card with a 4% convenience fee.

Wonderful property, very accommodating and well kept - memories continued!

We have a large family - 12 plus 1 this year - so having a place that accommodates our need for space is sometimes a challenge, but not with this awesome Vacation Home. This year marked our 20th consecutive year for our family scalloping vacation, and this beautiful home easily ranks in the top three we've rented over those 20 years. The home is well kept/clean, modern, roomy with sufficient entertainment areas to spread out, abundant sleeping accommodations and a large, equipped and useful kitchen to support our group size. Pool was nice and clean, dockage was very adequate and even the parking was spacious - we comfortably parked 4 vehicles and my 25' boat trailer. I would absolutely recommend this property for your next vacation and hope to return ourselves in the future.

Nice canal front home with easy access to area attractions

We visited with family to enjoy spring break and visit springs in the area. The 5 bedroom set up worked well for our family of 8. The property manager was very responsive and quick. Marlene was very helpful with cleaning. Our family enjoyed fishing on the canal and full days in the heated pool.

Comfortable & Quiet

We enjoyed the property, it's a very spacious house in a quiet area. We are not boaters but if you have a boat, you'd love the access to the gulf. We were able to bring our pets, they enjoyed the space as well. Overall, great place to stay if you are looking to relax. Easy location for day trips to nearby beaches.

Great vacation

Short Family Vacation

This is a great house to host a family get together. Everyone enjoyed fishing on the dock and using the kayak to explore the canals. The house was spacious and well appointed. Plenty of beds, nice kitchen and room for everyone to eat inside or in the lanai. The large hot tub and ping pong table were great. All adults and teens had fun.

Great house!

This house is spacious and the patio awesome. We were a party of 6 adults and had plenty of room and privacy. Two large tables great for meals and playing games. Open kitchen nice for cooking. We kayaked around the neighborhood and even saw 2 porpoise!

The house was AWESOME!!

The house was very spacious and had alot of things for the kids to keep busy. My granddaughter did catch a catfish off the dock but nothing else the fishing was slow. The pool got a ton of use and it was very comfortable. It has sun from the morning till sunset. The house was very clean when we got there the cleaning service that is used must be great because you could not detect any sand in the house until we tracked it in. I will look to book this place again.

Beautiful Home

We had an awesome time in this spacious, thoughtfully designed and tasteful home. Loved the games the kids found right away and the fishing off the dock. Warming up in the hot tub was perfect. Plenty of towels and everything we needed in the kitchen. Our only wish list was for more kayaks.

Our family of 11 ‘and’ our dogs found this home to be accommodating, comfortable and clean. The properties management kept us up to date (initiated by them) concerning reminders about trash pick up and inquired to ensure all of our needs were being met in much appreciated texts throughout our stay. Eco kayak tours, fresh water springs and Tarpon Springs were all within reasonable drives from this property.

Hernando Beach Scallop season

House was great, perfect access with the boats, plenty of room to park. Only down fall was the beach sand it's a great feature and looks nice, but after a day it's everywhere. Ends up all over the house inside and out you feel like all your doing is walking on sand and constantly wiping your feet off. Other than that the rest of the house was amazing just as listed.

Wonderful outdoor area!

The house was exceptionally clean with a well equipped kitchen and large table for dining and games. The outside amenities were fantastic - kayaks, bicycles, ping pong, Cornhole, Jenga, a pool, hammock, a variety of seating options, grills and fire pits. We absolutely loved our time here. The only small complaint would be that the starter supplies of paper goods & detergents were skimpy or non-existent so we did have to shop on day 1 even though we had brought food. We would not hesitate to book this house again if the occasion arises. Wish we could have stayed longer.

Wonderful place had lots of extras hair dryer kayaks kitchen silverware plenty of TVs plenty of towels plenty of coffee mugs dishes even storag food containers everything you could want only issue we had that mattered was the ice maker to the refrigerator was not working properly made very little ice the whole week not a deal killer would definitely go back again excellent response from the management company plenty of updates as a courtesy via a text. A propane grill with two tanks of propane more than we could ever possibly use two bicycles in the garage. Definitely a great place easily a 4.5

Perfection

This house is amazing! The other reviews said that it was clean, which is the most important thing to me. It exceeded my expectations in that department. Lots of space and very functional. Fully stocked with everything you could ask for. The outdoor screened-in area is massive. We very much enjoyed sitting out there. It's very private as well. The canal is wide so you are not on top of the neighbors across the way. My kids loved fishing off the dock. They caught mangrove snapper, pinfish and even a puffer fish. There was plenty to do outside between the volleyball, ping pong and the heated pool. It was a little to cold to take the kayaks out but they are there. The neighborhood is quiet and nice. Lots to do nearby. We drove up to 3 Sisters Spring to see the manatees and then to Monkey Island in Homosassa. I wish we could've stayed longer at this place. Would definitely come back again. Our host was wonderful.

Excellent property!

This house was perfect for our party of 9! Check in was easy and the house was so clean when we arrived. Alan with the rental company was quick and clear in all communications. He sent reminders about trash pick up which was super helpful. We had 4 adults, 4 teenagers and a 9 year old with us. Plenty of space for everyone. The kitchen was stocked with everything we needed and all the beds were very comfortable. We had plenty of towels and a little of the basics (TP, paper towels, etc.) to get us started. The pool was beautiful! Everyone enjoyed it. The heater made it especially nice since we visited in early spring! The pool was surrounded by sand, which got a little messy with kids jumping in and out. We had a couple of windy days during our stay and sand was blown in the pool and the screened porch. Otherwise we had a fantastic stay and would definitely visit this beautiful house again! Thank you for a wonderful spring break trip!

What a GEM !

I looked for a place for our family to get together for a vacation and also celebrate my mothers 90th birthday. I have 3 grown children and 2 grand kids 18 months and 3 years old. We had the best time ! When we first walked in we were pleasantly surprised. This place looks even better in person. It is beautifully decorated. It was immaculate. The bedrooms are spacious. The kitchen has everything you need. Most people have the pool inside the lanai. The fact that it was outside allowed the kids to play in the lanai without us worrying about the pool. The doors on the lanai lock too. The whole family enjoyed the pool. We took the kayaks out too. We didn't expect to see dolphins in the canal but to our surprise we saw one ! My husband and I took our grandson out on the tandem kayak and my daughter and sons went out in the other one. We played ping pong, they just got a corn hole set, we played that too. There is a place just down the road that rents pontoons. My husband and I rented one and drove over to the house and picked up the kids. We saw dolphins and a sea turtle. We anchored and swam a bit too. The evenings are beautiful and relaxing on the canal. We hated leaving to go anywhere . They had a pack and play and a highchair too! My daughter and son in law are already thinking about coming back as they felt it was the best set up for their kids that they have ever seen. I could go on, but you need to go book it

The property is beautiful. Perfect for our annual girls trip of 7 ladies. The house is exactly as pictured and is perfectly clean, comfortable, quite and in what felt like a very safe area. Property is a great location. House has been remodeled and looks really nice inside. Didn’t like the double French doors of the master because it gives no privacy what so ever with it being glass. Really enjoyed the outdoor area a lot

Beautiful Home on the canal

We had a great vacation staying at this home. The beds were comfy, and there was plenty of room for my family of nine. We brought our boat and spent a lot of time on the water. The canal has easy access to the gulf and we even saw dolphins on several occasions. The pool is very unique and relaxing. We enjoyed the loungers in the pool as well. The house came with beach towels, and enough toiletries to get us started. The house is close to everything that Hernando Beach has to offer. Bring your bikes to explore.
