"Lets start from the least. When I first entered the property I was a bit confused. The Hotel looked quite old from outside and I doubted myself and my choice. The tiny lift added even more doubt. But corridor looked very tidy and neat that was a sigh of relief. But the acual surprise was waiting still. Codes for room received within minutes, digital lock gave a hint. Once open the room I was stunned with the view, spacious room and toilet. The room was well prepared for the arrival. Needed nothing but a hot coffe in hand facing sea with homely atmosphere to relieve the tiredness after a long journey which I would say the provideder was 100% to accomplish with. The room and toilet were well maintained, set up to welcome the guests. I barely met the staff but I have to say when ever I met them they went above and beyound to help. Very close to local amnities which was even beneficial. Near by restaurents were affordable and added good taste to the stay. Especially "Best pizza" as the name indicates provided the best pizza experience I ever had. Overall excellent value for money and a pleasure stay if you are some one looking for an affordable but good holiday spot. I have no complaints or dislikes apart from the hotel exterior which had no impact on my stay at all. I highly recommend this property to stay (I would go again for sure in future) if you are someone who "doesnt judge a book by its cover""

"Returned again for another stay during the airbourne, unfortunately this time we noticed a few minor problems.The gentlemen out front of the hotel and stefan (from the resturant) were so helpful and welcoming! A few things we noticed during our stay this time, we came back to our room one evening towels had been taken however no new towels were left , I rung straight down stairs and they said someone would bring them up however we needed to get ready for dinner and no one brought these up , I had to then ask at reception after dinner and re ask for some towels to be left, also in the process of them removing the towels they took by mistake my microfibre hair towel which I didn’t get back. The day time we had lunch every day in the hotel however I appreciate it’s busy and there may not be enough staff but we was left way to long in between and having to keep trying to get some ones attention in which everything we order had a service charge on which in the day time I don’t think this should be the case. One evening we got to the bar just as last orders had been taken the lady behind the bar was very friendly and said she would quickly serve us , my partner and brother sat down on the chairs behind while she was making our drinks and some young man who was a worker came into the bar and said to them we’re closed you cant sit here , which we appreciate the bar was closed however I was clearly waiting for the drinks and it’s the way he said it was very rude."

"On the whole our stay was a very pleasant experience. Our room was light airy and cool in the heatwave. The beds clean and comfortable. Decent shower/ bath. Not sure if the small towel in the bathroom was a hand towel or bathmat. The only disappointment was the very basic breakfast, just flake or some round cereal. No muesli, yoghurt, and NO fruit. Bananas are the cheapest fruit going. The cooked breakfast, made to order was good . Nice to have use of the large garden. Few minutes walk to the sea with pasing buses to take you back up the hill "

"It’s expressive looking building and the lounges etc are beautiful but a bit tired looking. We had a large comfortable twin room with a sea view it was just a bit tired looking. We only had breakfast there and it suited us. We would certainly stay there again"

"Cost was the best thing about it. I paid under £60 in mid July, Friday before Pirate weekend. Excellent value. Had the option of no breakfast (that would have been extra), which was also good for me. House had so much period charm and people running it were really lovely and friendly. Temperature was too hot for me (they do not have air-con), so my sleep was not the best, but not their fault. No additional toiletries, apart from hair dryer and towels (& toilet roll) you need to bring your own. Also not a negative. I expect that at that cost. Definitely suggest it as great value for money, short walk to St Leonard's rail station. Would recommend to anyone on a budget, like me. XxxxX"
