5BR Estate: Heated Pool, Hot Tub & Movie Theater

Your private Seminole estate has room for the whole crew: five bedrooms, a heated pool with heat included, a hot tub and your own movie theater. Gather in two living areas, cook together in the full kitchen or grill by the screened pool. Across the street, find a fishing pond, playground and the Pinellas Trail. Pack the provided beach gear for Indian Rocks Beach or Madeira Beach, a short drive away. Come home to pool time, movie nights and space to unwind together.

NOTE: A digital rental agreement MUST be signed prior to arrival, and you will need to provide a copy of a legal ID with a verification selfie. This cannot be done in person. The booking guest must be at least 25 years of age to check in.

THE ESTATE
Private 1-acre, 5-bedroom estate with 3 full bathrooms and sleeping space for up to 12 guests. Two spacious living rooms, a private movie theater, game room with pool table, screened lanai, private heated pool and hot tub give your group room to gather and spread out. Pool heat is included at no additional charge.

POOL, HOT TUB & OUTDOOR LIVING
Large private heated pool with complimentary heat, private hot tub, screened lanai, outdoor sectional seating, patio dining area, sun loungers and gas BBQ grill. Pool toys, noodles and beach towels are provided.

INDOOR COMFORTS
Private movie theater, two living rooms, pool table, cozy fireplace, central air conditioning and heating, ceiling fans and clothing storage. The in-unit washer and dryer are located in the game room.

KITCHEN & DINING
Full-size refrigerator, stove, oven, dishwasher, microwave, blender, drip coffee maker, toaster, cookware, dishware and silverware. Breakfast bar seats 2. A gas BBQ grill is available outside.

BEACH & FAMILY EXTRAS
Beach towels, beach chairs, camping chairs, pool toys, pool noodles and boogie boards are available for guest use. Family extras include a high chair, children's books, children's dinnerware and a bicycle. Pack 'n Play must be requested in advance and is subject to availability, as explained below.

ACROSS THE STREET
Seminole City Park, a huge fishing pond, a brand-new playground and the Pinellas Trail are directly across the street. Bring your own fishing gear.

PARKING & ACCESS
Guests have full private access to the estate, home, pool, hot tub and outdoor living areas, with self check-in. Parking is available for up to 15 vehicles, including space for a boat, trailer or RV.

Seminole City Center: approximately 5 minutes for shopping, dining, coffee and entertainment.
Madeira Beach and Walsingham Park: approximately 5-10 minutes.
Florida Botanical Gardens: approximately 8-10 minutes.
Indian Rocks Beach and Splash Harbour Water Park: approximately 10-15 minutes.
Bardmoor Golf & Tennis Club: approximately 15 minutes.
John's Pass Village & Boardwalk and Redington Shores Fishing Pier: approximately 15-20 minutes.
Downtown St. Petersburg and Tropicana Field: approximately 20-25 minutes.
St. Pete Pier, Clearwater Beach and Clearwater Marine Aquarium: approximately 25-30 minutes.
Tampa International Airport: approximately 30 minutes.

PETS
Pets are welcome with prior approval. A $125 pet fee applies per pet, per stay, with a maximum of 2 pets weighing up to 40 lbs each. Please contact us in advance if bringing pets.

OPTIONAL PRIVATE YACHT CHARTER
Guests may inquire about an optional private 60-foot yacht charter for sunset cruises, sandbar days, dolphin watching or celebrations. Contact us for availability, pricing and details.

PLEASE NOTE:
• While the home is regularly treated for pests, they are common in Florida, especially near the water, and sightings may occur. Refunds are not provided for pest-related issues.
• Construction or renovations may occur in the nearby area without prior notice to us.
• Extra supplies may be available upon request, but are not guaranteed. Grocery and convenience stores are located nearby for anything additional you may need.
• Please note that normal wear, minor imperfections, or pre-existing cosmetic marks may be present throughout the home due to regular use. We maintain high cleaning standards and ensure the property is fully cleaned and prepared before each stay.
• If booking during hurricane season (July–November), we strongly recommend purchasing travel insurance. Refunds are not provided for weather-related disruptions.

Other things to note
Damage Waiver: Every reservation includes our Damage Waiver Program—you’re covered for up to $500 in accidental damage during your stay. Just relax and enjoy your trip knowing small mishaps are taken care of. (Note: this is not insurance and does not replace travel or liability insurance. This self-funded protection covers up to $500 in accidental damage to contents only, such as linens, towels, and glassware.)

Grill Information: A propane grill is available for guest use in the outdoor area. Propane levels are not guaranteed. If the tank is empty or requires a refill during your stay, guests are responsible for obtaining a refill or exchange. We are happy to reimburse the cost of one propane refill or exchange with a copy of the receipt.

The home is regularly treated for pests. However, due to Florida's warm climate and proximity to the water, occasional pest sightings may occur despite routine treatments and do not necessarily indicate an infestation. Refunds or compensation will not be provided for occasional pest sightings.

Florida Weather & Property Disclaimer
Please note that certain circumstances beyond our control may occur during your stay, including severe weather, citywide power or internet outages, construction or noise outside the property, temporary amenity closures, utility or municipal repairs, or activities taking place on neighboring properties or units.
While we make every effort to ensure a comfortable stay and will assist whenever possible, these situations are outside of our control and are not considered property-related issues. As such, refunds, discounts, or compensation cannot be provided for any inconvenience resulting from these circumstances.

Pack ’n Play: Must be requested in advance and is subject to availability. As these items are shared across units, we recommend requesting one at the time of booking to confirm availability. Not all listings include them, so please check the amenities or contact our team in advance.

Additional Supplies: May be available upon request but are not guaranteed. If you run out, nearby stores are easily accessible. Towels are provided for approximately the first 2–3 days of your stay—please use the in-unit washer and dryer to refresh them. For stays of 5 nights or longer, you may request replacement towels, subject to availability.

Repairs and Maintenance: While every effort is made to ensure all systems and amenities are in proper working order, we cannot guarantee against mechanical failures involving heating and cooling systems, appliances, televisions, internet service, pools, spas, or other equipment. Guests agree to promptly report any maintenance issues. Management will make every reasonable effort to address problems as quickly as possible. No refunds, credits, or rent reductions will be provided for mechanical failures, utility interruptions, maintenance issues, or construction activity in the surrounding area.

Items Left Behind: If personal items are left behind and you request their return, a $25 service fee plus packaging and shipping costs will apply. We are not responsible for any loss or damage to items after departure.
