First Floor

Kitchen: New stainless appliances include a Frigidaire French-door-style refrigerator with ice/water, stove, dishwasher, and built-in microwave. Keurig coffee maker, 4-slice toaster, blender, and breakfast bar with 4 bar-height chairs. Basic dishes and utensils are also provided. Basic spices, cooking oil, and coffee filters are not always available.

Dining Area: Round dining table with 4 chairs adjacent to sliding glass doors with balcony access.

Living Area: Sectional sofa with chaise, 2 additional accent chairs, coffee table, large flat screen TV, and sliding glass doors to balcony.

Bedroom #1: King-sized bed, matching nightstands and dresser, flat screen TV, and en-suite bathroom. Views overlooking pool.

Bathroom #1 (En-suite): Step-in shower with seat, and single vanity.

Utility Room: Full-size washer and dryer, vacuum, cleaning supplies.

Second Floor

Bedroom #2 Master Suite: King-size bed, matching nightstands and dresser, futon-style couch, flat screen TV, oversized closet and sliding doors to private balcony. En-suite bathroom.

Bathroom #2 Master En Suite: Freestanding soaking tub, oversized step-in shower, double vanity.

Bedroom #3: Queen-sized bed, nightstands and dresser set, flat screen TV and en-suite bathroom.

Bedroom #4: Bunk beds (twin bed over full bed), dresser, flat screen TV.

Bathroom #3: Located in hallway for shared use by the two guest bedrooms. Tub/shower combo, single vanity.

Outdoor Oasis: Heated saltwater pool, mini golf, gas grill, numerous Adirondack sun loungers, chairs and two Adirondack dining tables, each with seating for 6.

*Exterior cameras are present for your security and insurance purposes. There are no interior security cameras. Tampering with cameras will result in a penalty fee. This property has cameras in the following locations: Driveway and backyard.

Important Information

House Rules:
1. No smoking/vaping in the unit. No illegal substances on the premises. Violation of this policy will result in a smoke remediation fee ranging from $200-$500 depending on the severity.
2. No parties or events.
3. No unauthorized pets. Please notify management of any service animals.
4. You are vacationing in a residential area, please be mindful of noise during all hours. Quiet hours start at 10pm and you must adhere to local noise ordinance.
5. Rinse off and return any and all beach equipment at the end of each day. Do not leave equipment out overnight.

Renting Requirement Policy: The guest booking the reservation must occupy the unit for the duration of the stay and is required to be 25 years of age minimum. Adults may not rent a unit for anyone under the age of 25, they must be actively present at the rental unit.

Maximum Guest Occupancy Policy: Adherence to occupancy policies and limits is strictly enforced. The guest count may not exceed the maximum guest occupancy at any point in time, including any pre-approved day guests. These policies are in place for your safety and the protection of the vacation home and the vacation rental industry. Violation of these policies may result in immediate eviction with complete forfeiture of all monies paid. Please contact management to request a pre-approval for any day guests. Additional guests that will exceed the maximum occupancy will automatically be denied.

Pet Policy: We can accept 1-2 small dogs ONLY that weigh 35 pounds or less in this rental. A non-refundable pet fee is required. Cats are not allowed. Requests for larger dogs must be submitted and approved by management. Pet must be on a leash at all times when outside of the unit; is not allowed onto the furniture, sand, beach, pool area, or pool. Pet must not bother any surrounding guests, and pet waste MUST be picked up by the pet owner.

Pool Heating: When the pool heater is turned on, the temperature is typically set to 85 degrees unless otherwise stated in the listing. This is an electric pool heater, so please note that when outside temperatures reach 60 degrees or lower, a pool heater cannot always heat the pool completely to temperature. By booking this property, you understand that pool temperatures cannot be guaranteed when outside temperatures are too cold.

Toiletries: Guests should bring their own toiletries, dishwasher pods, and laundry pods. Each unit will have two rolls of toilet tissue per bathroom, soap for every sink, a trash bag, and at least one roll of paper towels in the kitchen. 2 dishwasher pods and 2 laundry pods are also provided if applicable to the rental. We provide one set of bath towels per guest. For guest convenience, we also provide beach towels. All linens are provided.

Parking: This property has a double driveway offering parking for up to 4 vehicles. Garage is available for guest use if required but does not provide access to the interior of the property.

The quaint town of Indian Rocks Beach (IRB) has a nice array of local restaurants, retail, and sweet shops. The home is close to Casa Italia, Guppy's On the Beach, Café De Paris Bakery, Gulf Waves Grill, Keegan's Seafood Grille, Chicago Jaqx, TJ's Italian Café, Beach shops, and a salon. Brown Park is nearby and has a playground, basketball court, tennis court, and a covered picnic area. The Indian Rocks Library is located beyond Kolb Park which is a sports park and playground. Splash Harbor Water Park on the south end of IRB offers a great place to have fun and cool off in the lazy river. The surrounding local area has some great day trips: Florida Botanical Gardens in Largo featuring holiday lights late Nov-Jan,1st, John's Pass Village and Boardwalk, Tampa Lowry Zoo, Florida Aquarium, Clearwater Aquarium, Sunken Gardens, Dinosaur World, Children's Museums. Enjoy a Tampa Bay Rays game at Tropicana Field, a Buccaneers Football game in Tampa, or check out some of the pro baseball teams during their local Spring Training, also Disney World and Downtown Disney are just two hours away.
