This custom-built 2,400 sq ft cabin blends modern comfort with mountain charm, featuring 2 bedrooms, 2.5 baths, and breathtaking views. Enjoy top amenities including hot tub, fire pit, EV charger, pool table, Xbox, archery, and more, all just minutes from Luray Caverns, Shenandoah National Park, Lake Arrowhead, zip lines, rafting, and horseback riding.

Enjoy panoramic Blue Ridge views from every angle. The open-concept living room features vaulted ceilings, electric fireplace, dining for 8, and multiple windows framing the mountains.
🎮Entertainment includes four smart TVs with 120+ channels (STARZ, Showtime), pool table, Xbox, and board games.
The kitchen is fully stocked with stainless steel appliances, coffee bar, and all cookware/utensils.

Main level: King bedroom/ en-suite bathroom (sleeps 2) + Queen sleeper sofa in living room (sleeps 2)
Lower level: King bedroom (sleeps 2) + Queen sleeper sofa in family room (sleeps 2)
Two full baths (one per level) plus half bath on the main level.

The main level has only two steps from outside for easy access.

🐕PET POLICY
We allow one dog per booking with prior approval and a $150 dollars non-refundable fee. Pets must be added to the reservation at booking.

RENTAL AGREEMENT
PLEASE READ THIS AGREEMENT IN FULL
By completing this reservation, you confirm that you have read and agreed to all terms, rules, and policies. The initial payment serves as your electronic signature. The Host/Owner leases the Rental Property to Guest(s) under the following terms and conditions
RULES AND REGULATIONS
Guests must follow all rules in this agreement, the property book, and posted signage. Keep the premises clean and safe; no unsafe / unsanitary conditions. No commercial use, illegal substances, firearms, or hazardous items. All-terrain vehicles and motorcycles are prohibited. Violations may result in immediate eviction without refund.
IMPORTANT
Nestled in the woods, the cabin may have presence of bugs and wildlife. Our natural surroundings may include bugs, insects, rodents and wildlife including bears, as we cannot control their presence. To ensure a safe stay, clean the kitchen nightly, seal all food, and never leave food or trash outside.
ACCESS / ROAD
This is a mountain property, but it is accessible by paved state roads. The cabin has a sloped gravel partially shared driveway. In winter, AWD is strongly recommended in case of snow or ice. We do not offer refunds or cancellations due to weather or natural events. Travel insurance is highly recommended.
PET POLICY
One dog per booking is allowed with prior approval and a $150 dollars non-refundable fee, paid at booking. Dogs must be at least 1 year old and fully potty trained. Guests are responsible for damage and cleaning. No dogs are allowed on furniture, counters or hot tub; and never should be left alone. Dogs must use the bathroom outdoors and the guest must clean up and use the driveway bins for disposing of the rest. Dogs must be leashed and supervised outside, as the property is not fenced. Pets must be well groomed for the comfort of future guests and staff. The host is not responsible for wildlife encounters or pet harm.
OCCUPANCY
Max 8 guests including children. No subletting. Violations may result in immediate eviction without refund. Guests authorize Owners to enter for inspections if damage, excess guests, or unauthorized pets are suspected, or for maintenance/repairs.
AGE 25 OR OLDER TO BOOK
Booking guests must be 25+ years old and may provide government ID. Booking guests must stay at the place and cannot book for others without staying.
NO PARTIES OR EVENTS, NO OUTSIDE VISITORS, NO OVERNIGHT GUESTS
NO ILLEGAL SUBSTANCES AND ACTIVITIES
Illegal substances/activities are prohibited and may result in immediate eviction. Guests are responsible for any and all costs incurred by the Host; no refund will be provided.
PROPERTY CONDITION
No refunds will be provided for inoperable appliances, hot tub, TV, games, power outages, or natural events. Owners will restore amenities promptly with no rental concessions. No refunds will be given due to power blackouts, water shortage, flooding, snow, construction at adjacent properties, or mandatory evacuations of the area by government officials due to potentially dangerous situations arising from acts of God or nature. Travel insurance is recommended.
GENERAL PROPERTY RULES
No food/drink in bedrooms; guests will compensate the host for any food/drink stains in the bedrooms.
Furniture must remain in place; moving may cause damage.
Towels are provided. Bed linens are provided and must be used on all beds. Guests pay for lost/damaged items.
Quiet hours 10 PM–7 AM; violations may incur fines or eviction.
No smoking/vaping/hookah ($200/day penalty).
No fireworks: violations may result in eviction/fines.
Check-out on time; guests are responsible for losses from rule violations.
AIR CONDITIONING / HEATING:
The cabin has central A/C and heating, plus an additional space heater. One portable fan is provided.
TRASH POLICY
All trash/recycling must be in 13+ gallon bags and placed in the trash bins located behind the shed in the wooden enclosure. No small, grocery, or pet bags; no trash left outside.
ADDITIONAL CLEANING IS AN EXTRA CHARGE
Extra cleaning beyond standard service may incur a fee, determined by the host based on the property condition.
GUEST AGREES TO PAY FOR DAMAGES EXCEEDING DEPOSIT
Guests must pay for any damage exceeding the deposit. Damage will be billed and reported to the rental platform.
LOST AND FOUND
Lost & Found items: $30 + shipping fee. Items unclaimed after 7 days will be disposed of.
INABILITY TO TRAVEL
No refunds for inability to travel due to circumstances beyond Owner control (weather, disasters, change of plans). Travel insurance is recommended.
CANCELLATION POLICY
Full refund 30 days or more before check-in. 50% refund 14-30 days before check-in; none after.
Rescheduling: Not allowed ≤30 days before check-in; >30 days subject to availability with a rate difference applicable, and one change per reservation allowed. Travel insurance is recommended.
HOT TUB
The hot tub is checked prior to each stay; it can be cold on arrival if it is refilled on the guest check-in date. Guests must follow posted rules. No foreign substances allowed (alcohol, soap, oils, food, glass), $200 cleaning fee if any substance is found. Children must be supervised. Cover damage: $700. Horseplay is prohibited. Use it at your own risk; hosts are not liable for injury, accident, or death.
FIRE PIT
Keep the area clear. Always supervise. Follow local fire laws; fully extinguish fires after use.
FIREWOOD
Firewood is provided; use it responsibly. Do not collect wood from the property and burn only firewood/kindling.
SECURITY CAMERAS
A Nest doorbell is installed at the front door and always active. Two exterior cameras are always active and recording: one at the car port post facing the driveway, another at the corner of the house observing the car port, front door and the front yard. Any tampering intent may result in cancellation of the stay. There are no cameras inside, in the backyard, or in the hot tub/fire pit area.
WATER AND SEPTIC
The property has a private well and septic. The water runs through a filtration system, though its natural minerals may give it a light color or scent. DO NOT FLUSH anything other than toilet paper (septic safe toilet paper is provided). Guests are responsible for repair costs if improper products are flushed and clog the septic system.
WIFI
Satellite internet; speed may vary due to weather/satellite conditions.
INDEMNITY
If the property is unavailable, the owner’s sole liability because of this unavailability is to provide a full refund. Guests must indemnify owners against injury or damage to property.
BREACH OF TERMS
Violation of terms may result in immediate eviction without refund. Guests acknowledge risks of outdoor, water, and natural activities, assume responsibility for themselves and minors, must follow all laws, return the property in original condition, and indemnify owners against loss, damage, or injury. This Agreement is governed by Virginia law, is the entire Agreement, may only be amended in writing, and disputes may only be filed in the County where the property is located. If any part is unenforceable, the remainder stays valid.
