Check-in is at 4 pm, we kindly ask you to coordinate your arrival with your on-site Concierge. The maximum capacity of this villa is 24 of guests, however, the price may vary depending on the number of people staying at the house.

RULES 📏

✢ Pets are welcome: USD 50 per pet per day.

✢ Smoking is not permitted inside the villa.

✢ Only guests registered in the reservation are allowed to enter the property.

✢ Visitors and outside providers require prior approval (for security reasons).

✢ Housekeeping service is provided every third day. Additional cleanings can be requested for an extra fee.

✢ Bed linen and towel changes are also upon request, with an additional fee.



◘ Private Chef Service



We believe that great food is a key element of an unforgettable holiday experience. While Tulum has plenty of fantastic dining spots, there's something extra special about having a private chef at your service. With our chef provider, you can enjoy gourmet meals up to three times a day



Please note that chef service is available for an additional cost, generally ranging from $250 to $2,500 MXN per person depending on the menu and number of guests. It's like enjoying a restaurant-quality experience, right in the comfort of your villa! Many of our past guests have taken advantage of this amazing experience, and we truly recommend it.



How it works: As your arrival date approaches, the chef will get in touch with you. They’ll provide a variety of pre-set menu options for you to select from (similar to a restaurant), and help you plan your meals, including vegetarian and vegan choices. Meal prices depend on factors like group size, dish selections, and the time of year. We offer a wide range of dishes at different price points to meet your needs.



The Neighborhood:

This villa is located at Tankah Bay, a few minutes from Tulum and close to the Mayan Ruins, the city center etc. Tulum has a very special style that you have to discover.



Away from the crowds of Cancun and Playa del Carmen, Tulum/Tankah has a unique style and vibe that you need to discover, both because of its nature and the spirit of a small town. It's the perfect place for those who want to enjoy the Riviera Maya to its best with close by cenotes and beach clubs



Other Things to Note:

VACAANDA GROUP HOUSE RULES (SUMMARY)

• Safe box and access: use the safe box for valuables and lock all doors when you leave. Tell us right away if a key is lost.

• Check-in and check-out: early check-in or late check-out must be approved by our concierge and may have an extra fee. You can leave your luggage with the concierge, but we are not responsible for items left before check-in.

• Cleaning: guests must allow scheduled housekeeping and maintenance staff (in uniform) to enter. Towels are for villa use only. Please avoid sunscreen, oils, bronzer and makeup on furniture and towels.

• Bathrooms: the septic system cannot handle paper or hygiene products; please use the bin.

• Damage: please report any damage found or caused during your stay.

• Noise and events: quiet hours after 10:00 p.m. No parties; events only with prior authorization (message us the event type, number of guests and schedule). External vendors need prior authorization (3,000 MXN per vendor).

• Smoking: not allowed inside the villa (USD 500 cleaning fee). Ashtrays are outside; keep the glass doors closed while smoking.

• Pets: welcome, USD 50 per pet per day. Owners are responsible for any damage.

• Candles, fireworks and other flammable decorations are not allowed.

• Pool: no diving; children under 12 must be supervised; there is no lifeguard, so swim at your own risk.

• Energy: switch off lights and air conditioning when you leave.

• Decoration: our decoration service includes setup and cleaning. Bringing your own decoration has an extra cleaning charge of USD 25–30.

• Drugs and firearms are illegal in Mexico.

• Occupancy: only registered guests; visitors need approval and the group cannot exceed the villa's capacity. Extra guests above capacity are reviewed in a short interview and require an additional deposit and USD 25 per person per day.

• Outages: Tulum is growing and occasional power, water or Wi-Fi interruptions can happen. In severe weather we may ask guests to vacate for safety.



LIFE IN TULUM

Tulum is surrounded by jungle and nature: wildlife may pass through, humidity is high and storms or hurricanes can happen (we recommend travel insurance). Keep food in the fridge and please do not harm animals. Our concierge will send you the exact location and any detail you need.



Interaction with Guests:

CONCIERGE HOURS: Our concierge team is available from 8:00 a.m. to 11:00 p.m. Outside these hours we do not handle requests, including access QR codes for anyone not registered on the reservation.
