The area is excellent. When I paid, I did not see whether breakfast was paid. So, I emailed the property twice, but there was no reply. I ended up that I should pay for it. The communication in advance would be helpful. Anything else is excellent; I am glad to get a welcome drink of a bottle of champagne.

Extremely clean and beautiful hotel rooms. Bathrooms and beds were premium quality. Front desk was very helpful and provided excellent tips for local laundry and getting to train station. The best selection of breakfast buffet and special mention to the kitchen staff and chefs - they made excellent made to order omelets and the best coffees! Will visit again! Highly recommended! Excellent stay and great location. Walking distance to ferry and multiple restaurants. The staff was very helpful and extremely responsive when messaged on WhatsApp. The rooms were very clean and the breakfast was delicious. The wait staff was kind. Rooms were cleaned well daily and the front desk quickly responded to any requests. We had a very early checkout and they even packed takeaway breakfast for our trip to the airport. I would definitely stay again.

The building is unique and charming and in a great central location in Venice and the staff were all friendly and helpful. There is a convenient dock for water taxis adjacent to the hotel entry but our arrival taxi was not aware (probably because we set it up instead of the hotel). We did depart from the dock when the hotel set it up, which was great. Our room had a cool little balcony hanging over the San Moisè canal and the bathroom shower ceiling was very tight for a 6’ 2” person. Also, be warned, the bed was hard and pillows are not 4 star quality. There is a beautiful little courtyard with an incredible grapevine growing in it as a canopy but it was way underutilized and sadly used for storage of dead equipment. The hotel listing claims a bar, which was never open or available so this is misleading as you cannot get a cocktail on premises. The morning breakfast was great as stated. Overall, a good stay for a couple days in a prime Venice location but the accommodations are not quite 4 star.
