This place is comfortable and decent value for what you pay. Federica is a very caring host who allowed me to check in early and sent me activities to do on the island. I experienced issues with the air conditioning not working and lack of toiletries, but a good stay otherwise
As far as we can tell the owner has made some changes over the past few years and completely removed breakfast all together, although it’s still called a “B&B”. Other than that it was good, nice quiet location and close to the water bus stop so easy to get around

We loved staying in the quieter part of Venice.
The rooms are small and basic but clean. Federica is a lovely host, very helpful.
The property advertises as Bed and Breakfast which is misleading as there is no breakfast included. However there are few lovely spots few minutes walk with lovely food.

Well located for those who are exploring the biennale. Very no frills and suitable if you plan on being out and about from morning to evening.
Great location that’s very quiet but still has excellent access to vaparettos. The apartment was a great size for the price and even had a small kitchen and bialetti for making coffee. check-in and check-out are very easy and hassle free. wifi works great.
What a great location - away from much of the tourist crowds, in a residential area. Felt a little like being a Venetian! Lots of restaurants nearby & an easy walk to the sights in St. Mark’s Square. Suwan was a very kind & helpful presence.
Wonderful location; low-key but that's what we wanted. Tourist areas of Venice are as packed as Disneyworld; this is authentic, quiet but still with restaurants and a block to the Venice Biennale entrance!

We lost our bags on our flight to Venice and they were brought to the accommodations by courier the following day - the host was VERY helpful in helping us get information and coordinate with the couriers, even rushing back when we got very little warning that the bags were arriving to sign for them.
The location was really convenient for food and sightseeing. The bathroom was a little bit in disrepair, but overall, a convenient, positive stay.

Bare minimum offerings but if what you need is a no frill room to sleep and shower and storage your luggage, this is a pretty decent option. Those who visit Venice for the biennials will find the proximity to Giardini hall a major plus. Arsenale is a short 10 min walk away. Merchant provide single use packaged showering cleansers that does the job. The building is quiet and solid. Shops, pharmacy, restaurants, tobacco shops are all within a stroll away.
Communication was great with the hosts. Simple, affordable accommodation very close to the Venice Biennale

The only two good things is location and Federica the host who was helpful and the contact was good. The room we got was different than the one on the pictures and it wouldn’t be a problem if it was clean. Unfortunately It was very dusty, looked like wasn’t cleaned properly for a very long time as you can see in pictures. The room stinks to be honest because of those dirty carpets, headboard and decorations. Bathroom is molded - both shower area and the walls. The room certainly needs deep cleaning and renovation and it has nothing to do with old building charm because we can appreciate it. I’m allergic to both dust and mold so for me it was unacceptable. The WiFi wasn’t working in the room as well.
Homely and authentic - this lovely Venetian guest house has everything needed in the most wonderful location near the park, vaporetto (Giardini) and Via Garibaldi for shops, bars and restaurants. The hotel communicated arrival instructions in advance. The room was perfect and clean with a fridge, hairdryer, clean towels and toiletries. Breakfast is self service which was perfect - so whether you have an early start or a late lay-in, there is always something available. The housekeeper was so lovely and kind and very helpful. So, if you are seeking an authentic stay, somewhere quiet, and good value, then I can happily recommend.

The room was relatively small for two persons and mattress wasn't comfortable. They need to replace mattress asap. Also the first two day didn't have wifi connection. I contacted management the third day and provided password for the booster already had installed. They should let us know from first day for the wifi problem.
The residenza is shabby without the chic. It's creepy, but not in an atmospheric way, in an old, sad, and worn out kind of way. It's dark and dingy. The position of the room made it darker since the window gave unto an inclosed space between buildings, so barely any sun filtered in. The first night the electricity cut out. There was also no hot water in this room. Imagine ending a day of wandering a sweltering city with a cold sponge bath at the sink. There was no wifi anywhere in the building, not even in the "breakfast room". It was a thoroughly depressing experience.

Discreta struttura ma che necessiterebbe di un pochino di attenzione in più , nella nostra stanza troppe cose si reggevano con il nastro isolante compresa la doccia , poi almeno una bottiglietta d'acqua in camera sarebbe gradita visto che non ci sono negozi nei dintorni.

Es gibt keine Rezeption, aber die Kommunikation über WhatsApp lief sehr gut. Man konnte sich im EG einen Kaffee machen und sich ein Wasser holen.
