For those staying here, please take note of some things. One, you will need to pay in advance regardless of what Expedia says (including a city tax that we did not know about until we checked in). The hotel will reach out for payment multiple times beforehand regardless if you booked to pay at check in so don’t take expedias word for it. Two, the photos were not an accurate representation of the room we got. It was much smaller, and the second ‘bed’ was just a glorified cot. Our shower drain backed up and we were basically wading in water every time we showered. Three, there are ants and mosquitoes so plan accordingly. Four, I’m pretty sure that our room had bed bugs. We had bites on us that I thought were mosquitoes but they don’t look or feel like them and I had to check online. The staff was nice, and the location is convenient. But please, do know what you’re getting into and DO YOUR RESEARCH. To the hotel itself, I am extremely disappointed considering the money we spent. Please do better for your guests going forward. 4 star experience this was NOT.

While the furniture and rooms are a bit old, that adds to the overall charm of this place. The facilities are well maintained and stately, like all of Venice. The front desk staff is impressively professional, flexible and friendly. The value for the service and location was noteworthy. A welcome bonus when I arrived was that breakfast was included, although I thought I read on the Expedia site that it was an extra charge. The breakfast was huge and delicious, also with friendly staff and prompt service. I will return to this hotel for sure. I was traveling with my teenager, and we were both welcome and comfortable. I saw a lot of other families, including small children, in the hotel as well, but it was very quiet!

They desperately need new mattresses
This is a budget hotel. Nothing Royal about it. The bed was not like anything I’ve ever seen. It was a spring mattress that curved up towards the bottom. It was literally the worst mattress I’ve ever slept on in my life. There will be springs in your back. The shower is a curtain that surrounds you and will try to stick to you while you are showering. The water just drains in the middle of the bathroom like a tiny lake. I will say it is a great location. If you decide to stay here anyway you simply get off on of the water bus on Marco Vallaresso Walk though the middle San Marcos square and directly in the middle of the square to your left there is a street and it is halfway down that street. If this is your first time in Venice you will get lost so grab a real Venice map for $3 (not the one they give you at the hotel. I think at the water bus stations they sell them). Oh and don’t upgrade for the breakfast. I would have preferred to just grab a coffee from somewhere and be on my way but if you are a breakfast person you can find something you may enjoy.

Nice breakfast. Great location. But a heads up on a single room, it is more like a cot, very narrow and quite firm. I expect a tiny room, but not such a tiny bed.

A really good hotel in the centre of old Venice
Thank you to all the staff for a wonderful stay at the hotel. Our previous experience of a hotel in Venice was awful but these guys changed my perception of staying in the old city.

The hotel was in the location I wanted, so it was convenient for me to get out and about at all times. The air conditioner didn't work properly, it heated the room to one temperature, but didn't work to cool the room down. Also it was very noisy when switched on.

Superb location, just two minutes from Piazza San Marco. Immaculately clean. Breakfast was fine. Spacious room (junior suite) but very dark. Two issues of note: 1. Intermittent wi fi in the room which was very frustrating. 2. Could have done with a kettle in the room.

Rooms were a little cramped for 3 people, but that’s what you get in these historic buildings in Venice!! Seconds from St Marcos Square and tons of restaurants. There was even a singing gondolier who was right outside our window everyday (gave me that Indiana Jones moment of “ah, Venice”. Staff was extremely helpful and sent us on a free trip to Murano (which I highly recommend). Next time I’ll get a larger room, but it’s not like we did anything except sleep there.

Room desperately needs renovation. The plastic tiles on the floor popped up and you can easily fall down - it is already safety situation. The room furniture is so worn out that you have a strong feening that it was picked up on the dumpster. The hairdryer is from grandma’s youth days, the whole bathroom is super old, tiles cracked, the faucets hard to manipulate to get the right temperature for shower. We needed two separated beds, and we were told that this type of rooms are only on 5th and 6th floor, but elevator goes only up to the 4th floor. The staircase to 5 and 6 floor are metal ones, shaky and covered with worn out and dirty carpet. The hallways on these 5 and 6th floor are blocked with cleaning carts with dirty and clean laundry for the most of day-time: maybe this way the hotel creates impression on their valuable customers on the lower floors by keeping all this stuff upstairs, but for upper floor customers it is a real quest how to get through these barricades into the room. I do not even speak about how do you feel after paying for 4star hotel and find yourself in these conditions. And even check-in was not available at 2 pm! The funny thing is that the hotel published his ad on Expedia as a 4-star hotel, but in reality these twins bed rooms are 1-2 star only, but they charge you for them according to the 4-star pricing.

This sweet place is a very short walk to St Mark’s Plaza, an iconic seat of the Doge’s Palace & Museo Correr. However one must be prepared to climb steep near & far from the hotel. It’s Venice & full of canals that require bridges, thus steps to climb & descend. Venice is somewhat pricey but we could a comfy spot at this hotel. Breakfast is provided & is a feast.

The primary benefit of this property is its location to St Marks square. As we visited in November when Venice suffers the high tide and floods every day being that close was not a benefit. The hotel is very clean but my room was very cramped and had no views as shown when selecting the room, in fact did not look like the booking images at all. I wouldn’t revisit.

Beautiful hotel in the heart of Venice. Only 3 min. walking distance from Piazza San Marco. Excellent service. hotel staff even offered to their travelers free tour to Murano Island. We took it and it was very good and interesting. The breakfast buffet also was good. Everything was fresh with a lot of varieties. Very clean. I will recommend it to my travel clients.

Although our stay was a pleasant one they were close to everything the shopping was top notch! Right next to San Marco Square and transportation breakfast was excellent and we loved the free trip to Murano. Access o gondoliers. My sister loved them and said she would stay there again and again. The cons the WiFi was awful! My plan didn’t work so I was reliant on a hotel with descent WiFi. Also our room needed renovation. The floor in the bedroom had been taped over. When you took a bath and drained the tub the water came up through the floor and the whole entire bathroom flooded. Though the water did go down through the drain I had never seen anything like it before.

We were welcomed and the staff helped us with various questions we had. The pleasant surprise was the extensive breakfast we were offered during our stay. Finally, we booked a private water taxi to Marco Polo Airport, which was the best decision. Extensive gratitude to the staff of this hotel. We would go back to this venue without hesitation.

It was nothing like pictures posted. Elevators only went to the 4th floor and we were on the 6th. We had to carry all of hour luggage up stairs. The stairs itself felt unsafe. The room was extremely small. The mattresses springs were coming out. The washroom was not clean.

Our stay was so comfortable. We loved the old style of the hotel. We stayed in the suits which were extremely large. The only negative thing I have to say is the bed was extremely uncomfortable. It appeared to be very old. Sabrina at the front desk was the best part of the hotel. She was kind, warm and friendly which you really don’t find in Italy. She also made our dog we were traveling with feel very comfortable.
