Spacious villa of approximately 200 square metres, accommodating up to 11 people, located on the ground floor of a building with a separate entrance and NO lift (access via stairs).

The property is located in a quiet area in the heart of city centre Viareggio, about a 20-minute walk from the beaches and a 13-minute ride by public transport from city centre Viareggio.

The apartment consists of two living rooms, two kitchenettes, three bedrooms, three bathrooms, and four balconies.



The space

The villa, with a separate entrance, is located on the ground floor of a building WITHOUT an lift (stairs required to access it).



PLEASE NOTE: The unit is accessed via an internal staircase (please exercise extra caution if travelling with small children).

- BEDROOM I (master bedroom) with a double bed, chest of drawers, walk-in closet, TV, split A/C, and access to the balcony;

- BALCONY II (accessible ONLY from the master bedroom’s walk-in closet);

- BEDROOM II with a double bed, closet, split A/C, and access to the balcony;

- BALCONY III (accessible ONLY from Bedroom II);

- BEDROOM III with a single bed, chest of drawers, and split A/C;

- BATHROOM I with sink, bidet, toilet, whirlpool tub, and access to the balcony;

- BALCONY IV (accessible ONLY from the bathroom with the whirlpool tub);

7 days beforearrival, you will receive instructions on how to register your documents via our Guest Portal and pay the tourist tax (€1.50 per person per night, for a maximum of 10 nights; children under 18 are exempt from the tourist tax).

The use of air conditioning and heating is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013; Ministerial Decree No. 383 of 6.10.2022).

Summer: The average air temperature must not be lower than 26°C for all types of buildings.

Winter: The weighted average air temperature must not exceed 19°C. The heating season and the daily operating time depend on the climate zone defined by the regulations.

Viareggio Climate Zone D: 11 hours per day from November 8 to April 7.



Please note that check-in-ins outside the indicated hours must be arranged directly with the property and involve independent access to the apartment via an on-site keybox (with a combination that will be provided after booking).

Area description

Viareggio is one of Italy’s most charming seaside resorts. It is an elegant and refined city with an Art Nouveau spirit, featuring historic buildings, beautiful cafés, and fascinating traditions—most notably those associated with the famous Carnival celebrations. Among the city’s points of interest, it’s worth mentioning the Lungomare or Passeggiata Margherita with its succession of Art Nouveau buildings, Villa Argentina and Villa Paolina, the Church of San Paolino and the Church of Sant’Andrea, the Citadel and the Carnival Museum, and the Matilde Tower, the city’s oldest building, dating back to the 16th century.

Getting around the area

- From Pisa Galileo Galilei International Airport, you can reach Pisa Centrale Station via the PISAMOVER service, from where you can take a regional or Intercity train to Viareggio Station. From there, take bus No. E26 to the Via Aurelia Nord Fotomarket stop, just a 3-minute walk from the property.



- From Viareggio Station, you can take bus No. 25 to the “Via Maroncelli Don Bosco” stop, just a 6-minute walk from the property.



- If you’re travelling by car, there are several free car parks in the vicinity of the property (NOT guaranteed). PLEASE NOTE. Please be aware of the cleaning days.
