This hotel has a lovely location and could be a wonderful gem in Bath. The woman who checked us in was so gracious and wonderful. We arrived at our room (107) and the bedding and bathroom were spotless. The room smelled strongly of Clorox or some very strong cleanser. The room is in serious need of good maintenance. The wallpaper is peeling up in multiple places. The carpet is loose, the caulk is gross on the step to the shower. There is a weird gap in the bathroom ceiling with an open chasm of cobwebs. We had to ask for help because our bedside light and several outlets were not powered, despite flipping the on button beside it. When we expressed concerns to the man who was working the front desk he came up and fixed it, but was extremely dismissive to our other concerns. In the end, the bed was relatively comfortable, with quality sheets and comforter. I think I would be content with this hotel for a lower rate, but thought the price value was way off for $225/night. This was our second stay in bath- and we found the Bird Bath to be a much superior hotel, for a similar rate.

Do not stay on the 4th floor. The birds will keep you up all night! Also, the breakfast is NOT free. They don't tell you it is $12.95 each morning.

Great location and service. Loved bar and restaurant. However, hotel is old and this shows in rooms. They are small and airless. The bathroom was mouldy.

I did not realise that I needed to book for breakfast and evening meals as I had not had to do this before in my, not very frequent, stays in hotels in the UK. Consequently, my disabled wife and myself had to go out for meals. A disappointment for us. The staff were very considerate and understanding of our deafness and my wife's mobility problems.

Very close to station and an easy walk to shops and pubs. Aside from a really creaky floor, the room was quiet and although the hotel was overheated, our room had opening windows for fresh air. TV was a bit small but Wifi was good. Could do with some modernising but our stay was pleasant.

A lovely old place. They did miss part of my booking (made six weeks in advance) that the second room I booked for my grown kids needed a second bed, so my son slept on the floor. He was cool with it.

Fawlty Towers Hotel
I get booking an old hotel there will be defects such as a creaky floor or dated deco! Even the sound of the pigeons outside the window. But this hotel did not meet my expectations for £110 a night! Wallpaper pealing off the wall! Old mattress, too soft and lumpy! Shower fixings not flush to the wall exposing rust! Loo took years to re fill! Not having curtain. A blind is not hotel quality! My bedroom provides a much better atmosphere! Crushed our romantic Christmas weekend away!

The staff were super accommodating. I came to Bath quite early and she allowed me to stow my backpack so I can roam the town without that burden on my back. When I checked out, she extended the offer and allowed me to store my bag again till I left town mid afternoon. The whole process was so pleasantly done! I regret staying for just one night. Oh, have I mentioned that the room was great! The bed was cozy, fluffy pillows and sheets, and heated towel rack! So comfy on a cold December morning!

Christmas Market overnight stay with sister.
Visited Christmas Market. Excellent location opposite train station. Able to leave bags ahead of check-in and also after we checked out which was so helpful. Room was perfect for our stay. Plenty of choice at breakfast and all cooked well. All staff that we had contact with were very efficient and friendly. Would definitely stay here again.

So disappointing and overpriced
Location of the hotel is good for travellers due to its proximity to the rail station but noisy both from residents and outside road noise. The hotel provides a 3star stay but is overpriced,bedding and towels great, bedrooms very outdated but clean. The staff were really great both at reception and in the breakfast room. Breakfast is good but we had dinner one night and chose the special christmas meal which was warmed through and really poor.

Extremely friendly reception staff who are very helpful. Smashing room with plenty of space but as an old building very creaky floorboards in the evening when popping to the loo. Hotel is opposite the railway station so saves moving luggage far. Limited spaces for evening meal bookings which is a shame as fabulous food - only seemed to use the dinning table once in evening rather than clear & book a later time to achive more dinners using the very pleasant dinning room with 2 sitting times. Had a lovely relaing time at this hotel. We have stayed here a few years ago & would definate recommend it and come again when possible.

We love going to the Royal hotel. We go back every year! Very conveniently placed opposite the station and 5 mn walk from the center. Nice rooms and good breakfast. But above all such friendly staff!Tim, Mike, Andrea and a young chap i dont know the name, and staff in breakfast room.. and the lovely cleaners! See you next year😀

This was an excellent, authentic Bath hotel in a perfect location very close to the train station and the heart of the city. Great bar/restaurant and very helpful staff. The room was larger than most and very clean. Highly recommended.

The staff at the desk were super friendly, helpful and enjoyable. The breakfast was excellent and well worth the price. The room was well appointed and roomy enough for three adults. Great place to stay, wish we had been there more than one night. Will return to the Royal.

Lovely hotel the staff are amazing! Going above and beyond to make your’e stay thoroughly enjoyable they even have a storage cupboard for the luggage enabling us to store our case whilst we spent the day shopping in Bath! Our room was small but adequate unfortunately there wasn’t a blind in the bathroom. We will definitely be returning!

Convenient for the two Stations/Theatre/Shops. Hotel was very clean. Front if house service was exceptional. Swift service from two people serving in the bar. Food was nicely prepared and reasonably priced. Breakfast was excellent. Again staff were excellent despite it being very busy. Would definitely visit again.
