Great stay - excellent communication before and during stay with friendly staff. Check in was easy. Excellent location. Comfortable bed, good shower, clean throughout. Tea/coffee in room. Had all we needed for a 2 night stay exploring Brighton.
Clean, comfortable and great location. Only gripe was that shower temperature was difficult to control, it was either too cold or too hot and took a while to get a suitable
On web site breakfast was included and on paper in room . No breakfast was offered at all , room very small woke up few times after hitting arm on wardrobe which was right next to bed
We booked a 2-night mid week stay before Easter. Excellent hosts, comfortable bed, powerful shower, fantastic location, just booked room only so couldn’t comment on breakfast. The room was bijou but suited our needs. Would highly recommend and stay here again.
Although we were unexpectedly booked into the basement room which was a very small space, it was clean and bright with a large secure window looking onto the street. It was warm and cosy and is ideal for 2-3 nights. Rick was very helpful and nothing was too much trouble. Recommended.
Cosy little guest house near beach, prom, local shopes, Lanes, theatre etc. Great pub on corner, parking permit for street from manager was £10 for 24 hours, so a bargain. Room window was in need of serious repair, but clean room and bathroom,comfy bed, hot shower tea coffee iron and hairdryer. Spot on for a short break
Basic small room but great location,comfortable bed,extremely clean,needs a shelf in the bathroom could do with a mirror other than the one on the door to the en suite,other than that lovely little guest house for a couple of days stay
Well we chose this guesthouse for a few main reasons.
1. Location - this is great, round the corner from the pier and had a sea view from our window. Just a 10 minute walk to the lanes, a perfect location.
2. Soundproofed rooms - totally untrue. We were woke by the noise of the people in the room above us just waking around. The floor creaked loudly, and sounded like they were having a disco up there. Also lots of noise from outside, especially at kicking out time and then the seagulls in the morning.
3. Breakfast included - No, there’s no breakfast, luckily there’s plenty of places close by so we went to Spoons for ours.
- all that said, it was a nice room with a decent en-suite. The shower had poor water pressure but was ok to stand under although went sold after 5 mins. There was tea/coffee with kettle and decent mugs in the room plus a couple of bottles of water. Parking is available on street outside and the host provided 24hr passes for £10 each. Cheaper than local car parks.
Free WiFi in the room was a bonus and worked well.
All in all it was a nice place to stay but the noise was a shame. I know you’ll always get noise staying somewhere like Brighton seafront but when the room is advertised as soundproofed that’s what you expect.
Host was very friendly and helpful and available by phone if needed. Everything was very clean and if I was heading that way again I’d be happy to stay there.
The hotel is in a great location, a minutes walk from the pier. The hotel itself is ideal, however the room we stayed in did have some wallpaper that looked a bit tired.
The facilities in the room were great and the host was so helpful.
Overall, a comfortable stay and we would visit again.
Very good check in. Very friendly people who own and run it. Comfortable room. Average size room, tea and coffee making facilities. Ensuite clean and tidy. Parking was hard to find but found a space a few roads away however, they do offer permits not sure how much they are. Only downside was no breakfast, when it said on website but there are lots of cafes around. Thanks for a lovely stay
First impressions were very cute and decor in keeping with the age of the building. It was extremely clean and most importantly the proprietor was just a phone call away and was ultra efficient and a very polite and courteous individual.
I stayed in the guest house during mid October on a weekend break in a single room with en suite, facilities. Apart from the partly peeling paint on the ceiling in the shower unit and some minor decorative issues around the base of the shower, my room was clean and cozy. A fan heater was provided as it was not cold enough to turn on the central heating but the was a little bit chilly. The full English breakfast provided was lovely and the service from the staff was friendly. I would definitely recommend staying here. Access to local facilities are are less than a minutes walk as is the sea front.
