About this property
Adults only. A/C, WiFi, pool, garden, terrace, private parking
I am a farmhouse. An old farmhouse.
Within me, life is simple—much like it once was on the surrounding grounds, where people cultivated grapes—long since gone—made hay, and harvested olives and fruit.
Today, time goes by basking in the warm sun, lounging comfortably on my terrace while sipping an aperitif between dips in the large swimming pool (Open from 9:00 AM until 7:30 PM, from early May to the end of September—when the water temperature drops below 19°C; but can be kept open beyond this period at your request, an additional charge will apply.). where as you swim—not climb—toward Mount Gabberi, which rises before you, feeling you are flying towards him and can almost touch it with your finger.
The air remains filled with the scent of orange blossoms and magnolias. You might drift off for a nap beneath the olive tree. In my large fireplace—located in what was once my kitchen, but is now a cozy living room (26 square meters)—I can still almost see the great cauldron hanging over the crackling fire, brimming with *ribollita* soup, its aroma once permeating every corner of my space. In one of them beneath the window, the old marble sink still lies, having survived every renovation. It remains stubbornly in place—a steadfast witness to the life that once flowed through here. A gentle breeze drifts in through my two open windows, barely stirring the light, white curtains. The ceiling fan hums softly, like a sleeping cat.
On the mezzanine level lies what is now a long, well-equipped kitchen, boasting every modern convenience: a refrigerator with a freezer, a dishwasher, a washing machine, a gas stove and oven, and a microwave. How times have changed! Yet, my old wooden bread chest is still here—though it no longer holds bread; instead, it is filled with plates, trays, pots, pans, casseroles, and baking dishes. And the old wooden beams are still there, too.
Then, I head up the old stone stairs to the large bedroom (30 square meters). Yes, truly large—perhaps even too large! You could easily fit two double beds (160x200 cm) in here, though one is plenty, with a sofa placed at its foot. If the need arises, a third bed—a single—can also be set up. The room is so vast that the air conditioning almost struggles to cool the entire space. I open the two windows that look out onto the terrace below and the garden. My gaze wanders across the hills in the distance—dotted with houses, church steeples, and woods. I try to catch a glimpse of the sea, but the magnolia tree has grown too much. I lean at an angle—a bit crooked—but you have to understand that, back when I was built, the builders followed the natural contours of the land; they didn’t level the ground like they do today to construct sterile, box-like structures. Like all "old" houses, I’m a bit "peculiar"—my corners aren’t perfect ninety-degree angles, nor are they square or clinical like those in modern homes. Perhaps that is where my charm lies. My old built-in cupboard is still here, too—the one where they used to keep preserves and jams under lock and key.
Moving further up, I’ll take you into a little world of its own. There’s a tiny bathroom with a shower, a sink, and a toilet, followed by a larger bathroom equipped with a bathtub, a sink, a toilet, and a bidet. A short, narrow hallway leads to a small bedroom (13 square meters) featuring a large double bed (160x200 cm) beneath a ceiling of wooden beams, from which hangs a quiet, unobtrusive ceiling fan. The air conditioning here works so well that, if you aren’t careful, you might just freeze! The window faces south-east; it doesn’t offer a particularly enchanting view, but in the evening—when it’s left open—a refreshing breeze slips quietly inside. In this room, my owners decided to "strip" one of the walls, bringing to light how I was built and what materials were used. I feel a bit exposed, almost embarrassed.
Climbing the last stretch of the stairs, you reach a simple mezzanine on the right—once used as a storage space—which now houses a small "museum" of relics from the days of field labor and traditional domestic chores: an old sewing machine, a wooden rake, vats for grape must, and baskets for hay. And then, up here at the very top of the house—which, in truth, is only two stories high—there is a large bedroom with four single beds. From here, you really can see the sea, the entire garden below, and the hills of Pedona across the way. This room also features wooden ceiling beams and terracotta floors, along with ceiling fans and air conditioning—which is certainly necessary, as it gets quite warm in this attic space during the summer.
Well, that’s all there is to tell about me. I hope you like me! One last thing: from here—where I have remained motionless for well over a hundred and fifty years, never once stirring—you lucky people can reach Lucca or Pisa in no more than forty-five minutes, or Pietrasanta in twenty. You can head to the seaside, or go for walks toward the little waterfalls of Candalla, or to the village of Casoli—the starting point for all the trails leading up to Monte Gabberi (rising to 1,100 meters), Monte Matanna (1,317 meters), or Monte Prana (which lies just behind me, reaching 1,221 meters). These are magnificent routes that wind through woods, streams, and high-altitude pastures—a true paradise for what you call "trekking." Places I have never visited myself. But then, in the evening, you will find yourselves back here—with me. On my terrace, around a table laden with all the delicious treats you can pick up in the shops of Camaiore—just a couple of kilometers away—you’ll find local specialties like *tordelli* (pasta pockets) with meat ragù, *cecina* (chickpea flatbread), *torta di pizzi* (a savory herb pie), *scarpaccia* (a traditional zucchini tart), cured meats from Gombitelli, red wine from the Lucca area, Vermentino di Luni, or excellent craft beers from *Il Mostro Birraio* in Camaiore. The setting is illuminated by candles and solar-powered table lamps—I avoid harsh outdoor lighting, as it’s hard on the eyes—perfect for a dinner under the stars, accompanied by the glow of fireflies and the hundreds of tiny lights twinkling from homes scattered across the surrounding hills. I am certain it will feel as though you have stepped into a nativity scene. And really, what could be better than a candlelight dinner while on vacation? I wish you many unforgettable evenings.

We had a great stay in the old farmhouse. The kids enjoyed the pool and we enjoyed the garden and the big terrasse. The house is old, but very spacious, everything is there, what you need. We loved it absolutely!
The house was as described, perfect for 8 people with children with all equipments needed. The swimming pool was very clean. The owners gave full information and always reactive when needed. I recommend this very nice place, tou can go with eyes closed.
Escape to this old farmhouse and enjoy the nature around you
Overall 4.5/5 but it doesn't allow for half points.
The wonderful old farmhouse with its stone steps and brick floors overlooking the nearby hills, from the scent of honeysuckle each time you pass through the door, to the cool rustic kitchen at the rear of the house. The smaller bathroom could do with a bit of an update and neither bathroom has particularly good ventilation even with the skylight. Mosquito count was low. We did not use the room at the top (with the four bed and an outstanding view) but it did feel particularly warm. There are ceiling fans in all bedrooms but no air-con. Though I would have to question why would one go to Tuscany on holiday, if not for some warm weather and sunshine!
The terrace is great to relax on and to enjoy the view, though it does get very hot during the day and the dark coloured umbrellas, whilst stopping the light, do not stop the IR heat. The cheap plastic dining furniture is not in keeping with the property at all and deserves to be replaced with something a little more upmarket and comfortable.
The garden area with its loungers under the beautiful trees is a super way to while away an afternoon between dips in the pool.
The pool is big enough for a proper swim and despite being shared, was quiet enough to have it to yourself for periods of the day. It is not illuminated which is a crying shame as an evening swim would've been marvellous with such an eye-catching backdrop.
There are a couple of other properties on site but it is private enough that you will not be bothered by other guests.
The nearby town of Camaiore is walkable but I wouldn't really advise it. The road by the house is narrow and the last 500m or so must be the testing ground for the Mars Lunar Rover such is the poor state of it (both the public section and within the grounds).
It is a nice enough town and we would highly recommed the gelateria in the main square (Gelateria Mondo Goloso) and for a morning coffee and pastry, head to the excellent Lorenzo Pasticceria & Caffè (gets very busy on Sat and Sun mornings). Avoid the "Ristorante Pizzeria Mr. G&B", one of the worst pizzas I have ever eaten!
We liked the Candalla waterfalls a 10mn drive, ignore the first pools by the mill and head up higher. Viareggio and wall-to-wall soulless private beaches that go on for miles is awful. Head to Lucca instead and rent bikes to ride atop the amazing city walls.
We would definitely considering returning to this property and area again!
I proprietari sempre super disponibili e gentili.
We a family of eight and a dog very much enjoyed our stay in the farmhouse. The location of the house is fantastic. Not only regarding the view but also the distance to the village (however, we took our car since the way to the house is quite steep). We liked the charm of the old house and of course the fantastic pool. Our expectation have been exceeded. We liked excursions e.g. to Lucca, Pisa, the beach, but also the small villages which are nearby. The written instructions of Stefano and Margherita were very helpful. We recommend to do the walking tour No 1 in the folder. We fell in love with the landscape and people in Toscana. The atmosphere on a market square in the morning or in the evening is wonderful. Thank you for wonderful two weeks.

Rustic and relaxed - A nice base for exploring or simply relaxing.
The Farmhouse seems quite 'rustic' on first impressions but is well equipped, comfortable enough and does have a simple charm to it. There is a nice patio in front of the 'Manor House' and the 'Farmhouse' so you do have plenty of private space and somewhere to have meals. The 'Farmhouse' also has it's own little terrace garden area. Each of the properties have allocated garden furniture so you don't need to worry about getting space near the pool. The patio has shade in the mornings and evenings, with a large parasol for the middle of the day. Although very warm in the daytime, the evenings cooled down and we had very comfortable nights sleep.
The pool is actually saltwater which I was a bit unsure of, however, it is the nicest pool used. The view over the valley is lovely and the properties are surrounded by simple yet nicely maintained gardens, so there is plenty of space if you need it.
The owner (Stafano) was happy to answer our pre-booking questions and also provided us with an additional fan as we were concerned about the heat. Vittoria, who looks after the property, speaks very little English but we managed to understand each other and she always there to help us out if we needed it. She visits the property twice a day, watering the plants, cleaning the sun-loungers, checking the pool, looking after the garden and generally tidying up. The water did stop one day but Vittoria quickly contacted the town and arranged for us to have a supply of drinking water.
In the area - Camaiore is within walking distance (but bring your torch for the way back) and actually has a reasonable amount of restaurants and
bars. Although there is a supermarket, it's quite small and parking can be a bit tricky but there are a number of better supermarkets near Pietrasanta. Actually Pietrasanta is a 15 minute drive but comes alive at night and well worth discovering early on. Viareggio was absolutely not my kind of place at all.
A car is necessary. You can get to Pisa and Lucca within half an hour. (We hired a 4 seater bike to pedal around Lucca city walls which was fun for the kids!). Florence and Cinque Terre Riviera are about 1.5 hrs away. Just be aware that the road up to the property is quite narrow so you will need to prepare yourself for some tight manoeuvres should you meet some other cars.
Overall we enjoyed the place. It's ideal as a base for exploring the surrounding area, or just for relaxing. We would certainly consider coming back again.

Beautiful location and authentic rustic farmhouse with excellent pool
Excellent relaxing break in rural setting. Pool is excellent with stunning views. Owners attentive and helpful and Vittoria very helpful day to day. The steep, narrow, winding access road (typical in such places) can be a challenge for drivers, however, and walking in and out of Camaoire is not really practical. Good base for exploring surrounding area by car

A great place to enjoy Tuscany's Dolce Vita
We spent a beautiful week in the holiday house. It has lots of space and is well equipped. Only the internet connection was sometimes a bit weak. The terrace is a place to enjoy and the pool a dream. It was the kids favourite. Especially the view is amazing. It is as if you were swimming directly into the mountains. Camaiore is a good place to start your daytrips from. We went to Pisa, Lucca,Livorno, Viareggio and Firenze. With every destination being an one hour or less drive away. The landscape is lovely and the people very friendly. Coming back to the house after the daytrips was very relaxing. Enjoy.
